CONSTRUCTIONS, Occupation : MBA (Business) , residing at
H.no:101,Varalakshmi Residency, Nizampet, Hyderabad-500090. (herein after
referred to as the “BUILDER/ CIVIL CONTRACTOR” of the Second Part)

NOW THIS INDENTURE WITNESSETH AS UNDER.

diameters as per structural design.

All Doors and Windows All Doors Medium Teak Wood Frames.
Main Door Best Teak Wood frame and veneer door with polish
and Brass hardware of reputed company.
Internal Doors Medium Teak Wood frames and molded press
shutters with Powder Coated hardware fittings.
Windows Innovative/Conch: UPVC two and half track
windows with mosquito mesh, tinted glass and grill.
Hardware Brass Material with S.S coating
9. PAINTING:
All internal walls including Two coats of Birla A1/ JK / Saint-gobain Putti
Toilets and Balconies smooth finish, one coat of cement primer and two
coats of Tractor emulsion paint (Asian).
External Walls One coat external primer and two coats of exterior
emulsion APEX for elevation side and APEX for
other sides also.
Main Door and Main
Window:
All other Doors and Doors frames with enamel paint (Asian)
Windows
Window Grills Enamel paint.
10. PLUMBING
Pipes ISI mark CPVC pipe line (CPVC Ashirwad /
Prince /Astro/Dipson , birla, finolex).
Sanitary Hindware /CERA EWC with flush tank in all toilets
-Hot & Cold water mixer in one toilet. Wash basin
in Dinning hall of make Hindware and all CP
fittings with CERA Grohe make.
Sanitary Pipes ISI mark SWR pipes 4” (Sudhakar / Birla) for all
toilets, bath rooms and 3” for kitchen, wash area,
drain lines etc and 6” SWR pipes for underground
mud pipes to drain / clean the chamber with suitable
Manholes covered with removable strong covers.
Taps and Fixtures CERA/ Hindware Brand
11. Water Proofing Two Layers of water Proofing with FOSROC / Dr.
Fixit or Equal Chemicals in Each Bathroom, Water
Proofing in all water exit points.
12. FLOORING:
Hall, Drawing and Dining Double charged 600 x 600 mm Vitrified (Kajaria/
Equal) tiles of rate not exceeding Rs.60/- per Sft
extra rate carry’s by owner.
Remaining all Rooms Same Tiles as above.
Kitchen Platform in each Granite counter top platform with stainless Steel
flat Sink of premium quality.

Common Area’s and Polished granite/ Marble ( rate not exceeding


Staircase Rs.55/- per Sft) extra rate carry’s by owner
13. CERAMIC TILES:
Bath rooms Ceramic tiles of size 10”x15” for walls and 12”x12”
non-slippery acid resistant tiles for bathrooms and
wash area floors. Dadoing up to door level height in
toilets.
Dadoing in Kitchen Up to 2’6” height above kitchen platform.
Utility/ Wash area Glazed ceramic tiles up to 3’6” height in utility/
wash area
Water Proofing in tiles Tiles joints filled with water proof grout mix.

TV, Telephone and Internet RG-6 wiring for TV points, Telephone and cable for

16. PARKING AREA/ STILT AREA :
Flooring 12”x12” Parking Tiles of good quality will be used.
Water Sumps Sumps of 7000 ltr + 4500 ltr capacity in the ground
floor complete with RCC wall with kalai finishing
and anti-leak measure.
Rain Harvesting Pit Yes (Size as per GHMC guidelines).

17. COMPOUND WALL & GATE :


Gates 12’ Wide Gate and 4' wide gate with MS.
CRS Wall Compound wall with 2' depth CRS wall below
ground level, 2' height CRS with plinth beam.
CC Block Wall Above ground level 5' height CC Block wall.
18. NOTE:
1. Plinth height will be 3’ 0” from existing road level.
2. Floor height, i.e., slab height will be 10’ 5” from slab top to slab top level.
3. Lintel level will be 6’ 9” from floor level.
4. Parapet wall height will be 3’ 0” from slab top level (4.5” thick wall).
5. PCC M15 of ratio 1:2:4 is used as a base for foundation footings of columns

or the base for flooring in the ground level.


6. RCC M20 of ratio 1:1.5:3 is used for footings, columns, plinth beams,
slabs,
roof beams, stair case, intels and chajjas.
4. Payment Terms:

Instalment wise payments to be made to the “Builder/ Civil Contractor” by the


“Owners” as per the Job Completion Schedule detailed below:

The "Owners" will also pay the "Builder/ Civil Contractor" an advance of Rs. 2,00,000/- at the
time of this agreement, the amount of which will be adjusted in the first two or three payments of
instalments shown above.

5. Clauses, Terms and Conditions:

1. All statutory approvals have to be taken up by the owners.


2. Expenses related to HMWSSB for Manjeera, GHMC Permission, Engineering Consul-
tancy Fees, Procurement and Erection of Lift, Display of Plans, Panels & Permissions
related to Construction at Work Site etc., have to be borne by the Owners only.
3. The owners shall provide Water and Electricity at the site. Electrical bill shall be paid by
the “OWNER”.
4. Any items not covered in the text of this agreement shall be paid as per mutually agreed
upon rates prior to commencement of that work.
