CONDITIONS OF ENGAGEMENT AND SCALE OF PROFESSIONAL FEES AND

CHARGES
PROFESSIONAL FEE:
Professional fee for undertaking the Comprehensive Architecture
Services work as per the scope of services mentioned shall be:

Professional Fee: @Rs. 20/- per sq.ft of built up area

Total Plot Area : 1630 sq.ft
TOTAL BUILT UP AREA
Ground Floor 1630 sq.ft
First Floor 1630 sq.ft
TOTAL 3260 sq.ft

Total Consultation Fees: Rs. 20 X 3260 = Rs.65, 200/-

NOTE: The Professional Fees will vary depending upon the design of
the project.

1. SCOPE OF WORK:
The Architect shall provide services in respect of the following works
(as in 1.1& 1.2) and co-ordinate the services of various other
consultants (as in 1.3 to 1.8)
1.1 Site evaluation and analysis
1.2 Architectural work and site development
1.3 Structural & Engineering work
1.4 Sanitary, plumbing, drainage, water supply and sewage
1.5 Electrical work
1.6 Heating, ventilation and air-conditioning work (HVAC)
1.7 Landscape work
2. SCHEDULE OF SERVICES:
The Architect shall after taking instruction from client render
the following services:
2.1 Upon site evaluation furnish basic approach to circulation,
activity distribution and interaction & linkages.

2.2 Prepare conceptual designs with reference to requirements

given and prepare approximate estimates of cost on area basis.

2.3 Modify the conceptual designs incorporating required changes

and prepare preliminary drawings and designs for the client
approval along with revised estimates of cost.

2.4 Prepare drawings only as necessary for submission to Statutory

Bodies but not be responsible for approvals.

2.5 Prepare working drawings, specifications and schedule of

quantities sufficient to prepare estimates of cost.

2.6 Prepare working drawings including large scale details,

detailed specifications and schedule of quantities.

2.7 Prepare working drawings including large scale details,

2.8 Advising clients for advertising and inviting the contractors

for empanelment and preparing a short list of contractors who
will be given the opportunity to tender and upon tendering,
prepare comparative statements and select and recommend for
appointment of a contractor.

2.9 Prepare and submit complete working drawings and details

sufficient to commence work at site and for the proper
execution during construction.

2.10 Visit the site of work at milestone stages to clarify any

decision or interpretation of the drawings and specifications
that may be necessary and attend conferences and meetings, as
when required and to ensure that the project proceeds
generally in accordance with conditions of contract.

2.11 The Architect is not responsible nor liable for day –to – day
supervision. The Architect will verify and certify the
contractor’s bills for payment but will not carry out detailed
checking of the Bill of Quantities at site on a regular basis,
but will periodically verify the checked bills.

2.12 The Architect shall issue 3 sets of drawings to the site for
execution purposes.

2.13 Appointment of Consultant: The Architect shall engage the

Specialist Consultants for structural design, electrical
works, public health services, landscape, etc. as required for
the project.

3. MODE OF PAYMENT

Retainer 5% of the total fees payable

On appointment/ Signing of

4. ARBITRATION:
All differences and disputes arising between the client and The
Architect on any matter connected with this agreement or in regard to
the interpretation of the content thereof shall be referred to The
Council of Architects, New Delhi or to The Indian Institute of
Architects, Mumbai for final decision.
