AGREEMENT OF LEASE

This agreement of lease is executed on this 24 th December, 2021


between P.Padma W/o. G.V. Ramana, D.No.13-2-55, 1st Lane, Gunturuvarithota,
Guntur on one part (herein after called as LESSOR) and Koduru Manikya Rao
S/o. Kutumba Rao, R/o. D.No.8-27-58, 3rd Lane, Basavatarakarama Nagar,
Guntur-522002 on the other part (herein after called LESSEE). The Lessor is the
owner of the a shop situated in D.No. , Seetharam Nagar, 2 nd line,
Guntur. Whereas at the request of Lessee, the Lessor agreed to lease out the
above said shop to the Lessee on the following agreed terms and conditions.

TERMS AND CONDITIONS

1) The rent of the above said shop is Rs.3,000/- (rupees Three Thousand)
per month which shall be payable on or before 5 th of every succeeding
month by the lessee to the Lessor and on such payment the Lessee shall
obtain a receipt from the Lessor.

2) An amount Rs.10,000/- (Rupees Ten Thousand) is paid by the Lesse to


the Lessor on this day of agreement, towards security deposit, which is
agreed to be returned by the lessor to the lessee without any interest, at
the time of vacating the above said residential portion.

3) The Lessor provided the above said shop with all amenities, at the time of
leasing out the same to the Lessee and the Lessee should keep all the
above items in good and hygienic condition, till the date of vacating of the
said premises.

4) If Lessee cause any damage or loss to the amenities or to the property


leased out by the lessor, the lessor is hereby permitted and agreed by the
lessee to deduct such damages or loss from out of the above said security
deposit amount of Rs.10,000/- .

5) The lease is initially for a period of three years commencing from 01-01-
2021 to Dt.31-12-2024 and if both parties agree the lease period may be
renewed after expiry of initial period of three years.

6) The monthly rent of the leased shop is agreed to the enhanced at 5% after
expiry of every one year lease period, over the existing monthly rent that is
being paid on that specific date.

7) The lessee should pay current consumption charges, Municipal, trade


license charges if any for the above said leased out shop.

8) Either party is at liberty to terminate the above lease agreement before the
expiry of lease period, by giving one month prior written notice.

9) The lessee should not do any repairs to the above said Leased out
premises without prior written permission of the lessor, and the lessee
should not sub lease the above said leased out premises to anyone.

In witness whereof these presents consisting of this and the prior pages
are executed by the parties hereto after going through the contents
specified.
