I) INTRODUCTION:
This method statement describes specific working methods which will be used to carry out the task,
which is Operation and maintenance of Centrifugal chiller plant, cooling towers and associated HVAC
equipments in Mercure Hotel . It gives details of stepwise approach that needs to be performed to
make the work confined to the contractual requirements, health and safety issues and quality
controls. The content of the method statement can also be used for the preparation of risk
assessment.
II) DESCRIPTION OF THE WORK:

Operation and maintenance of chiller plant and equipments


A) Describe the purpose of the work:

Site: Mercure Hotel


Project: Annual Maintenance Contract for Chiller Plant, cooling towers, pumps and associated plant
HVAC equipments.

III) SAFETY ASSURANCE

a) Technician/ supervisor to inform the necessary area authorities and obtain work permit
b) Lock out/tag out systems shall be implemented if applicable
c) Technician/supervisor to ensure availability of proper tools and equipment
d) Technician/supervisor ensure the availability of proper PPE
e) Technician/supervisor to conduct job briefing prior to start the activity
f) Technician/supervisor to ensure no oil spillage on the ground

IV) ROLES AND RESPONSIBILITIES

Account Manager

a) Is the overall responsible site person and direct point of contact by client.
b) Ensure plant operator /technician is fully aware of the scope of work and methodology.
c) Ensure plant operator / technician is following the standard procedure for the required job
d) Ensure plant team is aware of the emergency procedure and communication during an
equipment breakdown scenario.
e) Ensure required tools and equipments are available
f) Ensure a service tickets are issues by technician after completing the job
g) Develop and implement PPM schedule.

Plant Operator

a) Operation of plant under varying load conditions


b) Operate other miscellaneous plant equipment including water treatment systems pumps etc.
c) Ensure all chiller and other related plant equipments parameters are logged
d) Perform inspections and preventive maintenance on various equipments, as directed.
e) Works with service engineers and technicians performs other duties as directed
f) Maintains work area, tools and equipment.
g) Coordinate with supervisor / plant manager for any abnormalities in plant operation
h) Ensure all equipments are in operating condition
i) Maintain records of the site vistors

V) WORK METHODOLOGY

The work will be carried out through the following tasks:

31 Check the operation of the control circuit


32 Verify the working condition of all indicators, alarm lights, LED and LCD displays
33 Carryout analysis of chiller log readings
34 Analyse the recorded data and compare with the original design condition
35 Inspect for any refrigerant leaks and repair as required (annual)
36 Check vanes for free and smooth operation (annual)
37 Check mechanical linkage for wear (annual)
38 Remove oil and refrigerant samples for laboratory analysis (annual)
39 Measure and record the oil pump voltage and amperage (annual)
40 Verify the operation of the oil heater, measure amps and compare readings (annual)
41 Change oil filter and verify oil level (annual)
42 Clean the starter cabinet (annual)
43 Inspect wiring and connection for tightness, signs of overheating and discoloration (annual)
44 Check the condition of the contacts for wear and pitting (annual)
45 Check the contactors for free and smooth operations (annual)
46 Inspect for any leaks and repair (annual)
47 Clean condenser tube bundles using a rotary tube cleaning system (annual)
Inspect entering and leaving condenser water sensors and flow devices for replacement if

Cooling Towers
1 Observe the cooling tower for excessive noise, vibration prior to shut down and isolation
2 Isolate the power supply to cooling towers prior to start the work
3 Lock out all electrical connections to tower.
4 Check and assess general condition of the cooling towers
5 Isolate the basin and drain the water from the basin
6 Remove all sludge from the cooled water basin.
7 Clean the orifice nozzle or replace if required.
8 Check and assess the condition of fills
9 Clean the fills if required
10 Clean the shell.
11 Clean all strainers.
12 Clean drift eliminators.
13 Clean entire air inlets.
14 Check all float valves for proper operation.
15 Check and assess the general condition of the cooling tower motor
16 Check the condition of the gearbox and its bearings, replace if required

17 Replace the gear box oil (annual)


18 Log motor(s) amp volts.
19 Check and adjust belts / shaft as needed.
20 Grease all bearing.
21 Check and calibrate all operating controls.
Pumps
1 Isolate the power supply to pump
2 Lock out / tagout
3 Observe the general condition of the pump.
4 Check for any water leakages
5 Observe the pump/motor for abnormal noise, vibration and bearing abnormalities.
6 Clean pumps externally with an air blower / cloth.
7 Check the pump and motor bearings , replace if required
8 Check the couplings
9 Check the mechanical seal, replace if required
10 Check the mounting
11 Greasing of all bearings
12 Check the insulation is damaged or not
13 Tighten electrical connections.
14 Check lubricant reservoir and top up.
15 Check for any corrosion on the body of the pump
16 Painting of the pump, if required
17 Check the alignments of the pump, make adjustments if required
18 Check the amps of the motor, take action any abnormalities observed
19 Test and run the pump
VFD Panels
1 Turn off the associated equipment operated by the VFD
2 Isolate the main power to VFD panel
3 Check and assess exterior surface for any damage or surface corrosion.
4 Check LEDs & monitor display values. Confirm operating conditions are normal.
5 Check test key & selector switch for proper operation.
Inspect electrical disconnect & test for proper operation, clean if necessary. Check incoming
6
voltage.
7 Inspect contacts, clean if necessary
8 Inspect all electrical wiring and connections.
Check condition of MCCBs, control relays, contactors, soft charge resistors, & terminal
9
blocks.

10 Inspect all control set points.


Check the equipment that is being controlled for any signs of failure. With the motor
11 operating, listen for any excessive vibration or uncommon noises. Confirm that no abnormal
heat is being generated.
12 Inspect interior of drive for any signs of component failure.
Clean interior with air gun & remove any foreign objects. With drive operating, listen for
13
excessive vibration or uncommon noises.
14 Confirm that no abnormal heat is being generated.
Inspect cooling fan for free movement, excessive play, and debris build-up. Confirm all
15
mounting hardware is tight. With unit operating, check rotation.
16 Clean fan blades and housing
17 Inspect filters for debris build up and clean filters
Chiller Starter Panel
1 Shut down the chiller, and witness the Lockout of Switchgear by electrical team.
2 Open all chiller starter panels and make sure the system is grounded, No voltage.
3 Inspect all the compartments of starter panel.
4 Clean all the starter panel compartments.
5 Inspect all control wirings.
6 Check and rectify any loose connections.
7 Check for operation of all operating mechanisms.
8 Check all switches for correct operations.
9 Inspect all current transformers.
10 Inspect all voltage transformers.
11 Inspect all contactors.
12 Inspect all control relays.
13 Check all the fuses in compartments.
14 Visual inspection on all terminations and cables to the starter panel.
15 Check for any loose connections and check the power cable tightness.
16 Check cables for signs of damage and/or deterioration due to any arc flash.
17 Inspect the programmable relay.
18 Check transformer windings for signs of damage, particularly at the neutral end (0).

VIII) WORKPLACE AND WORKING ENVIRONMENT


The following precautions shall be in place while performing the maintenance activities at the chiller
locations

a) All the electrical and/or rotating machinery hazards are isolated and locked out and/or made safe.
b) Adequate breaks to be taken to avoid prolonged exposure to sunlight and hot conditions.
c) Proper hats and sun glasses shall be used while working under direct sunlight / extreme hot
conditions.
d) Hearing protection shall be worn whilst working within the chiller area to avoid exposure to heavy
noise.
e) Appropriate safety footwear, protective overalls and eye protection shall be worn while at work.
f) All employees working in a chiller area must inform the area authority of their intent to do so, and
will also contact the Coordinator at completion of the work.

X) EMERGENCY PROCEDURE/EVACUATION:
Operatives are to follow all emergency procedures/evacuation as laid down by the client. Health
and safety information will be posted within the location.
a) Follow the emergency exit arrows posted on the location.
b) Exact location of the assembly point shall be communicated with the workers.
c) All the emergency numbers of the area authority and local authorities shall be posted in the
prominent locations
