Subject: Delivery of Ownership Documents to Purchased Lots

Gentlemen,

I write to you on behalf of my clients, Dr. Charlies L. Esteban, MD and Lorina Q.


Esteban, MD, who purchased two parcels of land, particularly Lots 1 and 2 of your San
Rafael Estates. Lot 1 consists of three hundred four square meters, and Lot 2 is two
hundred fifty eight square meters, both located in the Municipality of Sto. Tomas,
Batangas.

Based on the documents and information provided by my clients, they have already fully
paid the amounts due for the two lots, which were turned over to them by your company
last 20 January 2016 and 8 June 2018. However, the deed of absolute sale over Lot 1
has not yet been given, nor has the owner’s transfer certificate of title over Lot 2 been
delivered. Despite repeated follow ups, your company has failed to comply with its
obligations to my clients, citing all sorts of reasons, causing them unnecessary stress
and emotional turmoil, as they are simply enforcing their rights to full documentation of
their property ownership.

We therefore demand an explanation from your company to this delay in the


performance of your obligations, within five (5) days from receipt of this letter. Failure
on your part to do so, to the satisfaction of my clients, will compel us to seek legal and
administrative remedies to enforce and protect their interests.

Please give this matter your preferential attention. Thank you.
