CONTRACT

KNOWN TO ALL MEN BY THESE PRESENTS

This contract of lease is made and executed at the City of Iloilo on ____________________ by and between
the following parties:

Antony D. Tibudan, legal age, with postal and residential address at 179 San Vitores Bldg Lopez Jaena St, San
Isidro Jaro, Iloilo City, to be referred to as LESSOR hereinafter;

- and –

ALYSSA MARIE B. BEYA , 25 years of age, with postal and residential address at BRGY. TABUC SUBA JARO,
ILOILO CITY to be referred to as LESSEE hereinafter;

WITNESSETH; That
 
WHEREAS, the LESSOR is the manager of the units in the residential property situated at 2 nd Floor Room 5, San
Vitores Bldg Dorm ,San Isidro Jaro Iloilo City;
 
WHEREAS, the LESSOR agrees to lease-out a portion of the said unit as bed space units to the LESSEE and the
LESSEE is willing to lease the same;
 
NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases unto the LESSEE and
the LESSEE hereby accepts from the LESSOR the LEASED premises, subject to the following: 

TERMS AND CONDITIONS

SECTION 1 – DURATION – The lease of a bed space unit in 2F San Vitores Bldg Dorm ,San Isidro Jaro Iloilo City
shall start to run from _____________ to __________ , and may thereafter be extended on a monthly basis.
Payment of the monthly rental shall be construed as an extension for one (1) month. Upon the end of any
monthly term, and if the LESSEE wishes to extend for a period not consisting one (1) month, she should inform
ahead of time to avoid discrepancy in terms.
SECTION 2 – RENTALS – The monthly rental fee is FOUR THOUSAND0 PESOS (Php 4,000.00). The said fee is
exclusive of the monthly electrical and water bills. The said amount must be paid on or the 5th day of every
monthly. A grace period of one (1) day shall be given and any delayed payments thereafter shall be charged a
daily penalty of 3% on total bill amount. The said payments shall be directly paid to the LESSOR or any of his
authorized representatives.

SECTION 3 – DEPOSITS and ADVANCES – The LESSEE shall deposit Php 4,000.00 as one month advance and
another Php 4,000.00 as a deposit. Any reservation fee paid shall be considered as partial payment for the said
amounts. The deposit is non refundable but can be utilized for given period upon moving out, the return of the
keys to the unit (keys to the main gate, main door and to the room). Upon failure to return the said items, a
deduction of Php 300.00 shall be charged to the deposit, the same being for the expenses to be incurred in
changing any locks or knobs for security purposes.

SECTION 4 – RULES AND REGULATIONS – The LESSOR sets the following rules to be followed inside premises
covered by this contract:

A. SMOKING IS STRICTLY PROHIBITED INSIDE THE SAID PREMISES AND ON THE OUTSIDE CORRIDORS.
Any LESSEE who shall violate this rule shall be evicted with cause and shall forfeit the right to his deposit;

B. The LESSEE shall be responsible to report any damage or any necessary repairs to the premises to
the LESSOR. Any damage caused to the said premises directly by or by the negligence to report the same to
the LESSOR shall be charged to the LESSEE;

C. Guests shall only be allowed in the receiving area;

D. Guests who shall stay overnight shall be charged a daily transient rate of Php 500.00 if not been
informed or authorized.

E. STRICTLY NO BOYS ALLOWED INSIDE THE ROOMS;

F. Electronic devices such as laptops, televisions, refrigerators and like devices shall be charged an
electric bill of monthly fee for electronic consumption, based on the kind of appliance; to include water bill flat
rate maintenance.

G. The LESSEE shall be responsible for the cleanliness of the premises at all times during his stay;

H. The LESSOR reserves the right to inspect the premises for any violations or for any needed
repairs;

SECTION 5 - FORCE MAJEURE – If whole or any part of the leased premises shall be destroyed or damaged by
fire, flood, lightning, typhoon, earthquake, storm, riot or any other unforeseen disabling cause of acts of God,
as to render the leased premises during the term substantially unfit for use and occupation of the LESSEE, then
this lease contract may be terminated without compensation by the LESSOR or by the LESSEE by notice in
writing to the other.
 
SECTION 6 - LESSOR'S RIGHT OF ENTRY – The LESSOR or its authorized agent shall after giving due notice to
the LESSEE shall have the right to enter the premises in the presence of the LESSEE or its representative at any
reasonable hour to examine the same or make repairs therein or for the operation and maintenance of the
building or to exhibit the leased premises to prospective LESSEE, or for any other lawful purposes which it may
deem necessary.

SECTION 7. EXPIRATION OR CANCELLATION OF LEASE– At the expiration of the term of this lease or
cancellation thereof, as herein provided, the LESSEE will promptly deliver to the LESSOR the leased premises
with all corresponding keys and in as good and tenable condition as the same is now, ordinary wear and tear
expected devoid of all occupants, movable furniture, articles and effects of any kind. Non-compliance with the
terms of this clause by the LESSEE will give the LESSOR the right, at the latter's option, to refuse to accept the
delivery of the premises and compel the LESSEE to pay rent therefrom at the same rate plus Twenty Five (25)
% thereof as penalty until the LESSEE shall have complied with the terms hereof.  The same penalty shall be
imposed in case the LESSEE fails to leave the premises after the expiration of this Contract of Lease or
termination for any reason whatsoever.
