PROJECT BRIEF

I. NAME AND TYPE OF PROJECT

SPACE FOR RENT

It is a space located along the national highway and near commercial businesses
and public market that is good for setting-up a business.

It is only a one unit for rental

It is a renovated old warehouse that wasn’t being utilized for the longest time so we
decided to make a living out of it.

This project isn’t demanding on the natural resources.

This project would not be at any risk from environmental and human made hazards.

II. ACTIVITY COMPONENTS

As we enter into a space rental business, there’s a lot of things to be done, from site
preparation, compliance to LGU requirements and finally contract signing with our
selected partner (lessee). Though we only have one space for rental, our location is
good for setting-up a business since it is along the national highway and near the
public market.

List of the things that need to be done to produce the desired output:

1. Renovation – We need to prepare the site so that it will be readily available for
occupancy for new/small businesses that will be set-up.

2. Compliance for LGU requirements – space for rent businesses requires several
permits and licenses that we need to comply prior to the commencement of the
business. With this, we need to process and acquire all necessary permits.

3. Advertising for the available space for rent – once we complied all the
requirement, we will look for a long-term partner (lessee) that has a good
product/service that is ideal on our location.

4. Signing of contract with the Lessee – Once we came to an agreement with our
partner (lessee) we will execute a contract governing the terms and conditions of
the rental.
The complimentary measure to ensure project success is that we comply and acquire
all of the necessary permits and licenses required by the LGU.

Note: The space is readily available for rent.

IV. JUSTIFICATION OF PROJECT

Residential
Shall reclassify land use classification from Residential to Commercial.
No other places the project to have an effect
No social and economic activities are likely to be affected by the project
It may or can be a help to local resident planning to set-up new/small businesses.

V. TARGET BENEFICIARIES
Local Residence and Community
It may or can be, even help to set-up new/small businesses in which the latter can
provide services or goods to local residents or community in their daily lives.
Also, it may or can also can result to generation of jobs when the lessee hires a local
resident as an employee.

VI. TARGET OUTPUT OR SUCCESS INDICATORS

Initially, 1 unit is available for rental.

Indicator of success and means of verification is when the lessee stayed for a long
period of time in the space for rental, and customers/clients’ feedback on our partner
(the lessee) level of service.

The project will maintain a reasonable and fair rental cost for the lessee that is within
our neighbor’s rental space rate.

Complementary measures ensure that the project was successful is when the lessee
give us a good feedback based on their experience on the space rented.
The project will also increase local area employment.

The project will increase income multiplication to a local resident.

This project will be having a public revenue impact to a Local Government and public
by somehow lessen the jobless local resident.

And yes, this project will improve area socio economic in any other ways.

VII. POSSIBLE RISK OR EXTERNAL FACTORS THAT COULS FRUSTRATE THE


REALIZATION OF THE PROJECT

We think that this project will not take any external risk factors because the space for
rental is located along the national highway which is suitable place for setting-up
businesses and very accessible to customers/clients.

VIII. EXPECTED PRIVATE SECTOR RESPONSE

Private sector was expected to drop by to whatever business that will be set-up since
our location is very accessible and closely located at the municipal public market.
The private sector somehow notices and promote our partner (the lessee) to other
individuals.
