SECTION : 01 – GENERAL CONDITIONS
WORKMANSHIP :
a) All operations required under any and all parts of the Specifications shall be undertaken in
a neat, workmanlike manner.
b) Only skilled personnel with sufficient experience in similar operations shall be allowed to
undertake the same.
c) Any alteration or revision on the execution of Drawings without approval from the
Architect shall be under subsequent rejection and shall make the Contractor responsible and
liable for any workmanship and execution defects.
a) The Contractor shall put up and continuously maintain adequate protection of all his work
from damage and shall protect the Owner's property and adjoining property, as well as all
materials furnished and delivered to him by the Owner. He shall make good any such
damage, injury or loss, except such as may be caused by agents or employees of the Owner,
or due to causes considered as an Act of God.
a) All unusable materials, and debris resulting from the performance of work shall be
removed from the premises and all salvageable materials shall be hauled and stacked neatly
by the contractor.
b) Remove all earth and sub-grade materials unsuitable for the preparation of the sub-grade
for the items of the construction. And remove shrubs, roots and other vegetation from the
site.
c) The contractor shall inspect and examine the individual site condition.
a) Excavation for all foundation shall be made in accordance with the technical drawing.
MOBILIZATION :
a) The work shall include mobilization of equipment, manpower, hauling of materials, and
necessary tools needed for the proper completion of the project.

SECTION : 02 – CONCRETE AND MASONRY WORKS
SCOPE:
a) This work includes furnishing of all plant, labor, equipment, appliances, and materials,
and all necessary operations in connection with concrete and masonry works of the
building.
MATERIALS:
a) Concrete hollow blocks (CHB) shall be of standard quality, size 4” x 8” x 16” and 5” x
8” x 16”, sound and free from cracks and other imperfections.
b) Sand and gravel shall be well graded and free from any deleterious materials.
c) Forms shall conform to the shape, lines, and dimension of the members as called for on
the plans, and shall be substantial and sufficiently tight to prevent leakage of mortar. They
shall be properly braced or tied so as to maintain position and shape.
d) Reinforcing steel bars for structural members shall be structural grade deformed bars.
a) Before placing reinforcement and before pouring concrete, remove all loose rusts, mill,
scale, oil or other adhering materials that tend to reduce or destroy band between concrete
and reinforcement.
b) Reinforcing steel bars shall be placed accurately and secured in place by use of concrete
or metal supports, spacers or ties to firmly hold them in their proper positions during
pouring and setting of concrete.
d) Reinforcing steel bars shall not be bent or straightened in any manner that will injure the
material.
MEASUREMENT
Class of

Proportion Use
a) Concrete Hollow Blocks shall be thoroughly wetted with water and bedded-in and
cemented together with mortar. All blocks shall be laid plumb, true to line with level and
accurately spaced courses with each course breaking joints with the course below.
Horizontal and vertical mortar joints shall be 3/8 inch thick with full mortar average on the
face shells and of the webs surrounding the cells to be completely filled. All block joints
shall be struck flush to a smooth even surface. Provide reinforcements as shown or
specified and completely fill the cell with mortar to completely encase the reinforcement.
Mortar shall be Portland cement Mortar, (1:2) well mixed in a clean mechanical mixer with
only sufficient water to produce the required plasticity.
GENERAL:
a) Lumber shall be seasoned dry and free from large, loose, and unsound knots, saps,
shakes or other imperfections that may impair its strength, durability or appearance. All
exposed woodwork shall be smoothly dressed and well sandpapered.
CEILING:
Interior ceiling shall be 3.5mm Hardiflex Ficem Board on light metal frame 400mm
o.c. each way. Exterior shall be Hardiflex Ficem Board.
GENERAL :
The Contractor shall likewise furnish and install necessary measures to leave the
work complete, although not specifically measured herein. All such hardware shall
conform in quality and finish of the hardware specified, sample shall be approved by
the Architect before installation.
LOCKSETS :
All door locksets shall be chromium plated on base, sample for approval by the
Architect.
LOOSE-PIN HINGES:
Use 3 pcs 3 X 3 stanley loose pin hinges on flush doors with width less than 90 cm.,
and 4 pcs 3 X 3 stanley loose pin hinges for flush doors with width more than 90 cm.
DOOR JAMBS:
a) Type Window types will be as shown on the Schedule of Doors and Windows or
specified on the Schedule of Specifications.
DIMENSIONS TO BE VERIFIED:
DOORS:
Where so shown on drawings, doors shall be of the following type unless otherwise
specifically noted in the Schedule of Doors.

SECTION : 06 – TILEWORKS AND FLOOR FINISHES
SCOPE OF WORK:
The work covered under this section shall include the complete labor, and the
materials, equipment and necessary to properly conduct and produce the desired work
product.
GENERAL:
Prepare floors, walls, to receive tiles and install directly to their corresponding
surfaces. Deliver materials to the job in the manufacturer’s unopened containers with
the manufacturer’s brand and name clearly marked thereon.
MATERIALS:
Vitrified, Glazed, etc. Tiles – all surfaces to receive tiles or similar finish shall be
structurally sound, plumb, level and true free from dust, dirt, grease, calcimine water
or other foreign matter.
GENERAL CONDITIONS
SUMMARY:
The General Conditions apply to all work under this section of the Specifications
SCOPE OF WORK:
Unless otherwise specified, the Contractor shall furnish all materials, tools,
accessories, transportation labor, and supervision required for the complete
installation and testing of the Plumbing System ready for use in accordance with the best
practice of the Plumbing Trade as listed herein but not limited to the following:
2. All work shall comply with the pertinent provisions of the Sanitation Code of
the Philippines and National Plumbing Code of the Philippines.
3. Cold water distribution system and supply lines for the proposed project.
All building sanitary drains, waste and venting systems including floor
drains and FCU drains.
4. Sewage collection and disposal system to proposed septic tank and into
the street service main sewer line.
6. Tapping of water supply pipe from the existing water service main to
include supply and installation of main water meter.
9. Testing for leakage of all plumbing fixtures, fittings, trims, and accessories.
10. Supply and installation of the domestic pressure tank, tank piping,
valves, manholes, and other accessories.
12. Excavation and backfilling in connection with the work shall be included.

SECTION : 08 – PLUMBING FIXTURES AND ACCESSORIES
MATERIALS:
All plumbing fixtures shall be of Philippine Standard.
SCOPE OF WORK:
The work consists of furnishing all labor, tools, equipment and materials needed in the
performance of operations relative to the fabrication, delivery to the site and installation,
completion as required and specified.
SHOP DRAWINGS:
Shop drawings, giving complete information necessary for the fabrication of the
component parts of the structures, including the location, type and size of all rivet's
bolts and welds, shall clearly distinguish between shop and field rivets bolts and
welds.
ROOF FRAMING:
b) No part of the roof frame shall be exposed to weather especially moist and rain.
ROOF COVERING:
ROOF SHEETS : Use 0.5 Rib type Long Span Pre-Painted Roofing Sheets on 4mm
Single face Roof Insulation, Color as recommended by the Architect and approved by the
Owner.
a) All roof gutters shall be of Pre painted Sheet, all gutter use PVC downspout 3”
diameter.
b) Gutters shall be shaped to dimensions indicated in the drawings, connected with seam
joints which shall be neatly soldered to produce water tight connections and installed with
pitch of 1/8” per foot to the conductors. For every conductor inlet,
FLASHINGS:
The intersection of all roofs with vertical walls shall be flashed with pre-painted iron
sheets, gauze 26, not less than 8” high and all connections shall be made water tight.
GENERAL:
a) The manufacturer’s painting specifications for Boysen paint shall be considered part
of these specifications.
MATERIALS:
a) All paints and painting materials shall be those as manufactured by Pacific Paint &
Oil Manufacturing Inc., makers of Boysen Paints.
COLORS:
a) All colors of paints and varnishes shall be in accordance with color scheme as approved by
the Architect/Owner.
b) Samples of the color to be used shall be submitted and those approved shall be strictly
followed. No painting shall be started before these color schemes are approved by the
Architect/Owner.

Work covered by this specification shall include furnishing all labor, materials, equipment
and services required to construct and install the complete electrical system shown on
accompanying plans and specified herein. All work shall be in accordance with the
governing codes and regulations and with the specifications, except when same shall
conflict with such codes, etc., in which case the latter shall then govern.
a) The electrical items under this contract is to be installed according to the requirements of
the latest Philippine Electrical Code, the rules and regulations of the Authority concerned
and the requirements of the Power Company. Nothing contained in these specifications
or shown on the drawings shall be construed as to conflict with the National and Local
Ordinances or Laws governing the installation of electrical work, and all laws and
ordinances are hereby made part of these specifications. The contractor is required to
meet the requirements thereof.
STANDARDS OF MATERIALS:
a) All materials shall be new and shall conform to the standards specified in the Philippine
Electrical Codes for every case where such a standard has been established for the
particular type of materials in question.
b) All materials on all systems shall comply with the following specifications, unless
specifically accepted, and all materials where not specified shall be of the best of their
respective kind.
GROUND TESTS:
The entire installation shall be from improper grounds and from short circuits.
