1. LAWNS:
1) General appearance
The lawn in the edge area has deteriorated. Need to fixed by enlarging the unmowed area
adjacent to the wall. Soil condition requires attention. Litter and waste can be seen in the
grass, still requires attention.

2) Mowing height
The lawn has not been trimmed for some time due to the season of the site visit. According to
DAVEY's recommendations:“Shorten your cool season grass to about 2.5 inches before
the first frost in winter. Mow warm-season grasses to 1.5 or 2 inches in fall. (DAVEY,
2019)It can be seen that the current lawn is lower than normal height.
3) Water/moisture
The snow is melting when did the site visit, therefore the humidity is relatively good.

4) Edging/trimming
There is a problem of degradation at the edge of the lawn but weeds come up to the edge, so
trimming does not require in a short period but weed control.
5) Pest/disease control
Currently cockroaches and ants were seen in the apartment surround the site., pest control
in site requires attention.
6) Weed control
Most of space are not having too much weed only the area under the tree requires attention to
weeds.

7) Fertilization
Not applicable.

2. BEDDING PLANTS
No bedding plants in site.

3. PERENNIALS & GRASSES


1) Plant condition

Most of perennials located near rent office. Most perennials are withered due to the
season and snow weather.
2) Water/moisture
Melted snow can maintain moisture.
3) Pest/disease control
Not applicable
4) Cultivation
Hosta, easy-care species.
5) Staking
6) Dead heading
Because the season changes, leaves turn to yellow color,dead heading needs to be
removed.

Hosta might need to fertilized next year to help development.

Cobblestones maintain a good edge.

4. SHRUBS & GROUNDCOVER

1) General condition
The invasive Cornus is used in the shrub, considering the sustainable development needs
to be replaced.

4) Pruning
Plants grow into unpleasant shape that needs to be pruned.

5) Shearing
Need shear wilted grass before spring arrives。

Shrubs trimmed into a shape that is not conducive to growth.

7) Weed control
There is a row of Thuja in the east of the site. The mulch below grows weeds that requires
attention.

Although some of the leaves have been dropped due to the influence of the season, it can
still be seen that the leaves are not well developed during the growth period then need to
be fertilized.

The area under the shrub lacks mulch.

5. OTHER
Site is a place that needs to be maintained, whether it is from vegetation or environmental
protection. Too many parking lot areas are unfriendly to vegetations, but consider about the
function of the apartment, the only we can do is to increase maintenance level. It’s important
to be able to develop maintenance and awareness of maintenance.

Part 3- Report
Medallion Properties Inc.is a site that requires high maintenance. In general, the growth of
vegetation is mostly not lush. One of the more important reasons is the lack of irrigation and
fertilization. There is also a lack of reasonable maintain for the site. Even though some plants
that are easy to survive can grow healthily through natural conditions, this condition is more
plausible when vegetation coverage is high. It is clear that the lawn area needs to be planted
with more grass to prevent soil exposure to the air and reduce soil nutrient loss. Trees lacked
construction and staking, and their lack of staking caused trees grow into strange shapes.

Shrubs are not built with plant growth principle, which makes the shape of the shrubs look
strange and the more pruned, the more weird, the worse the growing condition.

The design element should start thinking about the functionality of the area at the first time,
using plants to implement functions that hardscapes cannot achieve, such as wayfinding,
masking the space that don't want to expose. After considering the space requirements, then
start to consider aesthetics. Planting needs to be based on plant selection for maintenance
needs, choosing environmentally friendly plants and avoiding invasive species. Plants that are
close in growth frequency together contribute to a balanced shape between plant
communities. The last and most important point is to increase the maintenance rate of plants
and sites. Post-maintenance is the need to regularly check and update the site conditions, or
find a reasonable recommendation name from the professional contractors.
