DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

        TYRONE P. MANNAG, of legal age, married to LIZA B. MANNAG, Filipino, and


with residence and postal address at Ivan III St. Kingsville, Brgy. San Isidro, Cainta,
Rizal, hereinafter referred to as the SELLER

-AND- 

       FERDINAND JAVATE DAYNO married to ANILYN BACHO DAYNO, Filipino and


with residence and postal address at Block 9 Lot 21 Ilang-ilang Street, Pembo, Makati
City, National Capital Region 1218, hereinafter referred to as the BUYER.

WITNESSETH. 

       WHEREAS, the SELLER is the registered owner of a parcel of land with


improvements located at Ivan III St. Kingsville, Brgy San Isidro, Cainta, Rizal and
covered by Transfer Certificate of Title No. 605890 containing a total area of One
Hundred Twenty (120) SQUARE METERS, more or less, and more particularly
described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 605890

       A parcel of land (lot 12, Block 4, of the cons.-subd. plan, Pos-04-003144, being a
portion of the consolidation of lots 3157-A to 3157-J (LRC) Psd-329580 Cad-29, Cainta
Cadastre; L.R.C. Rec. No.), situated in the Bo. Of San Isidro, Mun. of Cainta, Prov. Of
Rizal. Bounded on the NE., along Line 1-2 by lot 3156, Cad-29, Cainta Cadastre; on the
SW., along lines 4-5 by lot 3, Block 4 and on the NW., along lines 5-1 by Road lot 5,
both of the cons.-subd. plan. Beginning at a point marked “1” on plan, being S. 12 deg.
16’E., 1550.37 m. from BLIM No. (over)

       WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the
above mentioned property for the amount of Four Million Five Hundred Thousand Pesos
(P 4,500,000.00) Philippine Currency;

       NOW THEREFORE, for and in consideration of the sum of (P 4,500,000.00)


Philippine Currency, hand paid by the vendee to the vendor, the SELLER DO HEREBY
SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the said BUYER, his
heirs and assigns, the certain parcel of land together with all the improvements found
thereon, free from all liens and encumbrances of whatever nature including real estate
taxes as of the date of this sale.
