SPECIFICATIONS FOR ARCHITECTURAL WORKS

A. SCHEDULE OF MATERIALS AND FINISHES


1. INTENTION – This is prepared in concise manner. The intention of which is to save time and
effort in locating important contents within the specifications.
2. Copies Furnished – Unless otherwise provided in the Contract Documents. The Architect will
only provide 5 sets of working drawings and specifications. Other request copies of working
drawings and/or specifications will be furnished at reproduction cost to be borne by those
who requested it.
3. The execution of this section shall be coordinated and correlated with each other
corresponding elaborated section of this same specifications.
4. In case of discrepancies exists between this section, kindly notify the Architect for
clarification, his decision shall be final.
5. Substitution of materials or equipment of makes other than those specified in the Contract
Documents will be approved by the Owner upon written request for the following reasons
only, that the material or equipment specified in construction efficiency and utility or that
materials or equipment specified cannot be delivered to the jobsite on time to complete the
work of other Contractors due to conditions beyond control of the Contractor.
6. To receive consideration request for substitution shall be accompanied by documentary
proof of quality or differences in price and delivery, if any, in the form of certified quotation
guaranteed date of delivery from suppliers or both the proposed substituted materials or
equipments. In case of differences in cost involved in any substitution and the contract shall
be altered by Change Order to credit the Owner with any savings so obtained.
7. Cost of all testing for materials and equipment shall be borne by the supplier or Contractor.

8. All contractors must comply with the safety manual published by the Philippine Contractor’s
Association.

SCHEDULE OF FLOOR FINISHES

1. Floor Finishes for Ground the proposed building shall be as indicated in the drawings. Verify the
Architect for any discrepancy. The following are its floor finishes:

a. Ground Floor:
a.1.Classroom 1, Faculty room – use 600 x 600 mm Mariwasa Ceramic Tiles (Verify Color).
a.2. Male & Female toilet –400 x 400 mm Unpolished Mariwasa Ceramic Tiles (Verify Color).
a.3. Lobby– use 600 x 600 mm Mariwasa Ceramic Tiles (Verify Color).
a.4. Porch Area (including steps) 300 x 300 mm MariwasaOutdoor Ceramic Tiles
a.5. Ramp- use Rough Concrete Finish

b. Second Floor:
a.1. Classroom- 2 & 3 – use 600 x 600 mm Mariwasa Ceramic Tiles (Verify Color).

Note:

Provide Cold applied Waterproofing for Toilet and Bath and Roof Deck. Contractor shall provide 5 years

a. Exterior and Interior Wall Finishes

1. For exterior and interior wall surface, use Boysen plain paint finish.
a. Boysen Plain paint finish (acrylic water-based type) for interior application shall be
as follows:
a.1. 1st Coat – BoysenPermacoat flat latex B-701.
a.2. Putty – Boysen Masonry putty B-7311
a.3. 2nd and 3rd coat – BoysenPermacoat Latex topcoat (flat)

b. Application of textured paint finish (acrylic water-based type) for exterior


application shall be as follows:

b. Splashboard and Countertops

1. Use 400 x 400 mmMariwasa Polished Ceramic wall tiles for splashboard and lavatory countertop at
Male & Female Toilets, as indicated

Note:

 Verify elevations and details for the specific indication of all exterior finishes.
 All painting materials shall be Boysen paints or approved equal
 Consult the Architect for any discrepancy.
 Submit sample for approval prior to its installation and/or application.

SCHEDULE OF CEILING FINISHES

1. Use 6mm thick Hardiflex fiber cement board with paint finish (white) or approved equal, as
indicated in the plants and details.
2. Plain paint finish for all exposed concrete ceiling.
3. Rubbed Concrete with semi-gloss latex paint finish for bottom of stairs.
4. Lighting fixtures as indicated in the drawings shall be subject to the approval of the Architect
and Owner.
5. All metal hanger rods shall be bolted or welded to the slab with threaded hanger clip.
6. Use 6mm diameter metal hanger rod spaced at 1000mm each way.
7. Use standard G.I. metal frame, spacing shall be 1200 x 600 mm.

Note:

 The above ceiling finishes shall be as indicated in the ceiling plans and details.
 Provide Gauge # 24 standard metal furring with 6mm diameter metal hanger rod and other
accessories needed to complete the work.

SCHEDULE OF STAIR FINISHES

A. Riser, Thread and Landing

1. For Stair Riser and Thread Use 30 x 60 mm Unpolished Mariwasa Ceramic Tiles (Verify Color).
2. For Stair Landing Use 60 x 60 mm Unpolished Mariwasa Ceramic Tiles (Verify Color).

B. Railing and Handrail

Railing specifications shall be as indicated in plans and details.

1. For stair railing and balustrade, use 25 x 25mm 1.2mm Thick carbon steel Tubular with epoxy
paint finish
2. For stair handrail, use 50 x 50mm, 1.2mm Thick carbon steel Tubularwith epoxy paint finish.

Note:

 See stair detail for specific indication of its finishes.


 Prior to fabrication and installation, submit sample for approval.

SCHEDULE OF THERMAL AND MOISTURE PROTECTION WORKS

1. Use .5mm thick long span multi-rib G.I. sheet roofing with stainless steel gutter. Provide roof
insulation.
2. Use cold-applied waterproofing, 3-coats cold applied elastomeric paint.

Note:

 All waterproofing works shall be supplied by “NICEMAN, INC.” Or approved equal.


 No materials shall be used which is over 60 days from the date of manufacture.
 Installation shall be done by an experienced contractor and shall carry a minimum of 5 years
written guarantee.
 Follow manufacturer’s/supplier’s recommended equipment and installation procedures.

SCHEDULE OF LUMBER/ WOOD

1. Relatively new lumber shall be used as forms and scaffoldings unless otherwise specified as all
new lumber.
2. Use 6mm thick ficem board by Hardiflex, as indicated in the drawings.
3. Use 20mm thick plyboard with paint finish for all closet and cabinet works, as indicated and
shown.
4. Use 6mm thick plywood with paint finish for backing and siding of closet, as indicated and
shown.
5. Nails, common and finishing, shall conform to the best commercial standard size and type best
suited for the purpose intended.
6. Nailers and nailing strips shall be provided as necessary for the attachment of finish materials.
Strips shall be run in lengths as long as practicable, butt jointed, cut into wood framing members
when necessary and rigidly secured in place.
7. Submittal requirements. Prior to procurement, the Contractor shall submit sample of wood
preservatives, plastic laminates, cabinet finishes and other special boards as may be required for
approval. Specified kiln-dried lumber shall be checked and approved prior to use.

SCHEDULE OF PAINTING WORKS

1. Flat paint with 3-coats of masonry paint (Latex type) applies full body for all exposed or
unexposed plain cement finish surface wall and ceiling or as indicated.
2. Plain paint finish for ceiling and walls as indicated in the plans and details.
3. Epoxy paint finish for steel doors and windows, as indicated in the drawings.

4. Paint materials shall be Boysen Paints or approved equal. Prior to application, verify color to the
Architect.
5. For exterior and interior wall surface, use Boysen plain paint finish.

Note:

 All surfaces shall be sanded smooth and putted prior to finishing.


 All exterior paint finished shall be waterproof base.

SCHEDULE OF HARDWARE FINISHES

Types of hardware to be installed shall be as follows:

1. Lockset, Padlocks, and Barrel Bolts shall be provided for all wooden and steel doors, subject to
the approval of the Architect. Other factors being equal, preference will be given to the lockset
offering the larger number of nonferrous components. Use Yale or approved equal.
2. Door closer shall be “Ryobi” or “Yale” or approved equivalent, right and left may be required
with hold-open device at 90 degrees. Door closers shall be installed at the Office area, other
locations verify the Owner and Architect.
3. Keying. All door locks shall be keyed individually and three (3) such keys shall be furnished for
each lock and submitted to the Owner properly identified.
4. Door handle shall be Stainless steel and subject to the approval of the Architect.
5. Butt hinges shall be provided four (4) pieces for each door. Butt hinges shall be heavy-duty,
loose-pin type, 75mm x 75mm, and brass finish. Other specification of butt hinges shall be as
follows:

Note:

 Installation of all hardware shall be as per manufacturer instruction and shall be done in
accordance with their respective operating conditions.
 All bolts, screw, nails, spikes and other rough hardware needed to complete the works shall be
provided by the contractor.
 Verify finishes for all types of hardware to be installed.

SCHEDULE OF DOOR AND WINDOW FINISHES

1. Use guijo or yakal for all door jambs and header.


2. All doors shall have 4 hinges as specified.
3. Use duco paint finish for all wooden door panels, submit sample for approval.
4. All doors shall be provided with locksets and barrel bolts, as specified.

5. All wooden jambs and headers shall be 2” x 5” for 100mm thick CHB wall and 75 x 175 mm for
150mm thick CHB wall.
6. Provide aluminium screen for all windows.
7. All dimensions shall be verified at the job site.
8. For steel grill works, use ¼”x ½” flat bar with epoxy paint finish and ½” square inch bar with
epoxy paint finish, as indicated in the drawings.
9. All pvc doors shall be as manufactured by Atlanta or approved equal including jambs and
header.
10. All aluminium doors and windows shall be powder coated finish with 6mm thick annealed glass.

SCHEDULE OF GLASS AND GLAZING

1. Verify number and sizes of glass panels as per actual conditions.


2. Use 4.7 mm thick clear glass for all Steel Casement windows.
3. Use 6 mm thick laminated clear glass for Aluminum Fixed Windows
4. Use 12 mm thick laminated tinted glass for Glasstop Canopy.
5. All glass shall meet the requirements of ASTM C 1048, standard specification for flat glass
(including dimensional tolerance and allowable blemishes).

SCHEDULE OF PLUMBING FIXTURES, PIPES AND FITTINGS

1. Toilet and bath accessories shall be manufactured or distributed by “HCG” or approved equal.
2. Models shall be as specified herein and as indicated in the drawings or as approved. Contractor
shall furnish and install all indicated toilet and bath accessories including all required fittings.
a. Water closet shall be Model No. C4650 (white) by HCG or approved equal, for MBR toilet
and Common Toilet. Model No. CS4389P (white) by HCG or approved equal, for Maid’s toilet
and Powder room.

b. Lavatory shall be under counter type model number LF4012UC by HCG or approved equal,
for MBR Toilet and Common Toilet. Model number LF4185S by HCG or approved equal, for
maid’s toilet and powder room.
c. Faucet for lavatory shall be “HCG Industries” or approved equal.
d. Kitchen sink shall be single bowl type stainless steel finish.
e. Shower Set, Soap Holder, Paper holder shall be as manufactured by “HCG” or approved
equal.
3. Installation. Toilet and bath/kitchen accessories shall be installed on locations as shown.
Surfaces of fastening devices exposed after installation shall have the same finish as the
attached accessory. Exposed screw head shall be oval. Installed heights shall be as shown on the
drawings. Upon completion of the installation, accessories shall be protected with strippable
plastics or by other approved means until the installation is accepted. The manufacturer’s
accessory mounting details shall be coordinated with other trades as their work progresses.

Note:

 All side drain along roof deck shall be dome type drain and all interior drain shall be flat type
drain.
 Provide 20mm Teflon tape for pipe joining system.
 Provide complete fittings and accessories.

MISCELLANEOUS

1. For sanitary Miscellaneous:


 Provide wall drain with C.O. for W.M. and 0.1-meter height from flooring.
2. Floor drain
 Use Drain-O floor drain or approved equal, as supplied by HCG Industries.
 For indoor drain, use 100mm x 100mm stainless steel with anti-insect, anti-odor and
backflow features.
 For outdoor drain, use 100mm x 100mm stainless steel with anti-insect and anti-odor
features.
3. Provide standard water proofing for water cistern tank.

SPECIFICATIONS FOR STRUCTURAL WORKS

A. GENERAL

1.Construction notes and typical details apply to all drawings unless otherwise shown or noted.
Modify typical details as directed to meet special conditions.

2. Shop drawings with erection and placing diagrams of all structural steel, miscellaneous iron,
pre-cast concrete etc shall be submitted for engineer’s approval before fabrication.

3. Contractor shall verify all dimensions before all work is to begin, check with mechanical and
electrical contractors for conduits, pipe sleeves, etc to be embedded in concrete.

4. It shall be the contractor’s responsibility to provide adequate shoring and bracings of the
structyredor all loads that may be imposed during construction.

B. CONCRETE AND REINFORCEMENT

1. All materials and workman shop shall conform with the latest building code or American
Concrete Institute (ACI-318)

2. All concrete shall develop a minimum compressive strength at the end of the twenty-eight
(28) days with corresponding maximum size aggregate and slumps as follows.

3. All reinforcing bars shall conform to ASTM A615 (PSN 49) Grade 40 for diameter 12 and
smaller bars and grade 60 for diameter 16 and larger bars. Column hoops are all grade 40 bars.

4. In general, the latest edition of ACI-315, manual for standard practice detailing reinforced
concrete structures shall be adhered to unless otherwise shown or noted.

5. Maintain minimum Concrete Cover for Reinforcing steel as follows.

Suspended slabs ¾ “ (19mm)

6. Splices shall be securely wide together and shall lap or extend in accordance with table 1 (see
Table of lap splice and anchorage length) unless otherwise shown on drawings, splices shall be
staggered whenever possible.

7 All anchor bolts, dowels, and other inserts shall be properly positioned and secured in place
prior to placing of concrete.

8. Contractor shall note and provide all miscellaneous curbs, sill, stools, equipments and
mechanical bases that are required by architectural, electrical, and mechanical drawings.

9. All concrete shall be kept moist minimum of seven (7) consecutive days immediately after
pouring by the use of wet burlap, fog spraying, curing compounds or other approved methods

10. Stripping of forms and shores:

C. CAMBER REQUIREMENTS

1. Unless otherwise noted on plans or specifications camber all R.C. beams at least 10 mm for every
4000 mm of clear span except cantilevers which shall be 50 mm for every 3000 mm of clear span.

2. Unless otherwise noted on plans or specifications, camber all R.C. slab 8mm per 3000mm of shorter
span and 14mm for every 2000mm cantilever span.

D. FOUNDATION

1. Foundation is designed for an allowable soil bearing capacity of 3000 psf

2. Foundation shall rest on natural soil, unless otherwise noted by the engineer, no part of the
foundation shall rest on fill.

3. The contractor shall notify the soil’s engineer after footing excavation have been completed and prior
to concreting to confirm design soil bearing capacity.

4. The contractor shall provide for design and installation of all cribbing, sheeting and shoring necessary
to safety retain excavation and earth banks.

5. All on site works shall be as per recommendation of the project soil engineer.

E. MASONRY AND CONCRETE BLOCK

1. All non-load bearing type concrete blocks shall have a unit weight not to exceed 80 pcf. For load
bearing type concrete blocks. A minimum compressive strength of 6.90 Mpa (1000 psi) shall be
developed.

2. Provide 1-16mm diameter vertical bars at corners, intersections, end of walls and each side of
openings, as shown.

3. Lintel beams or lintel blocks shall bear at least 8 inches (200mm) on each side of masonry wall
opening.

4. Wall reinforcements shall be as follows

5. Block Wall Reinforcing bars shall be lapped a minimum of 30 bar diameters where spliced horizontal/
vertical dowels from footings, column/walls or slabs shall extend into the block wall, a minimum of 30
bar diameters or a minimum of 400 mm whichever is longer and dowels to match vertical reinforcement
of wall.

6. All cells containing bars or inserts shall solidify with concrete grout.

F. STRUCTURAL STEEL

1. All structural mill sections, built up plate sections shall be designed in accordance with AIC’s latest
“Specification for the design, fabrication and erection of structural steel for building”

2. Design loads for buildings shall meet required structural design criteria.

3. Steel plates, shapes, bars, and metal fabrications: ASTM A-36

4. Structural Bolts and nuts: ASTM A-325, Galvanized 7/8 diameter and below. ASTM -490 1” diameter
above.

5. Electrodes for welding: ASTM A-233 E_70xx series, comply with AWS D1.1 code requirements.

6. Flame cutting and welding shall be done in accordance with the latest “Standard Code for Welding in
Building Construction” of the American Welding Society.

7. All butt welds shall be full penetration welds and shall be properly back-chipped or gouged. Back-up
plates shall be provided as required.

8. Shop Painting for structural steel shall be rust inhibitive primer with minimum D.F.T. of 2.0 Mils.

9. Touch up painting: Apply paint to exposed areas in manner satisfactory to the engineer with same
material as shop paint.

10. Comply with AISC code and specifications for bearing, adequacy of temporary connections and
alignment.

11. Contractor shall furnish complete erection drawings for the proper identification and assembly of all
building components. These drawings will show anchor bolt setting, primary secondary, and roof
framing and necessary installation details. Submit shop drawings for approval before fabrication.

SPECIFICATION FOR PLUMBING WORKS

PART 1 GENERAL

1.02 SCOPE OF WORK

A. Unless otherwise, the Contractor or his Subcontractor shall furnish all materials, tools,
equipment, apparatus, appliances, accessories, transportation labor and supervision required
for the complete installation and testing of the Plumbing Systems ready fire in accordance with
the best practice of the Plumbing Trade as listed herein but not limited to the following.
1. The Plumbing Contractor is required to refer to all architectural, structural, mechanical, and
electrical plans and investigate all possible interference and conditions addicting his work.
2. All work shall comply with the pertinent provision of the Plumbing Code of the concerned
city, the Code of Sanitation of the Philippines and/or National Plumbing Code of the
Philippines.
3. Tapping from an existing main pipe of the building distribution system.
4. Water supply and distribution system for the building, including supply and installation of
water tank and pumps piping.
5. All sanitary, drains, waste and venting systems including floor drains
6. Sewage collection and disposal system such as tapping to the proposed sewer line and/or
septic tank
7. Building storm drainage system including deck roof drains, and canopy drains.
8. Building storm under drains and collection system including peripheral collector line into
storm manhole or sump pits and up to existing storm drains.
9. 9 supply & installation of all plumbing fixture, fittings, trims and accessories. Type of fixtures
subject to architect’s approval/
10. Testing for leakage of all water supply and distribution system, drains, waste, sewer and
venting system plus pressure testing and disinfections of the water supply and distribution
system.
11. Testing for leakage of all water supply and disinfection of the water tanks.
12. Test run of booster pumps and other equipment under Plumbing Works.
13. Excavation and backfilling in connection with the work shall be included
14. Preparation and submittal of two (5) sets of as build plans.
15. Furnish of written one (1) year warranty on the plumbing system.

1.03 WORK NOT INCLUDED

A. Construction of Septic Tank

B. All electrical power wirings, except that furnished an integral part of factory assembled
equipment except as otherwise specified herein.

C. Painting except as required by the Plumbing Code and as specified herein.

PART 2 PRODUCTS

2.01 GENERAL

A. Except as specified, the contractor shall submit for the Engineer’s approval, four (4) copies of a
complete list of manufacturer’s names of all equipment and materials he proposes to use, within thirty
(30) days after award of contract.

B. The Contractor shall assume the cost of and the entire responsibility for any change in the work as
shown on contract drawings which may be occasioned by approval of materials other than those
specified.

2.02 PIPES AND FITTINGS SCHEDULE

A. Cold Water Lines – shall be Polypropylene pipes and fittings PN 20 “Wexan Brand”

B. Sewer line - shall be Polyvinyl Chloride (PVC) pipe C-35 and Series 1000, Atlanta,
Emerald brand or approved equal.

C. Vent Pipe - shall be Polyvinyl Chloride (PVC) pipe, Series 1000, Atlanta, Emerald brand or
approved equal.

D. Storm Drainage Line -shall be polyvinyl chloride (PVC) pipe, c-35 and Series 1000.

2.03 VALVES

A.GateValve - 50mm & larger shall be rising stem iron body with bronze trim flanged connection,
minimum of 150 psi working pressure 50mm & smaller, shall be non-rising stem, all bronze female
threaded, min of 150 psi working pressure.

B.check valve – 50mm & larger shall be iron body with bronze trim, flanged connection, min of 150 psi
working pressure 50mm & smaller same except female threaded connection

C. float valve – shall be the float & lower type globe valve, single seated-tight closing, bronze or iron
material, flanged connection, with float.

3.01 GENERAL

A. Underground soil and water pipes and fittings shall be PVC, unless specifically noted. Soil & waste
pipes above ground shall be Polyvinyl chloride (PVC) Vent pipes shall he polyvinyl chloride (PVC) pipe.
Fittings for piping above ground shall be drainage pattern. Fitting on all dry vents shall be polyvinyl
chloride (PVC) pipe. All stacks shall he PVC pipes.

B. All soil and drainage pipes shell be pitched 6mm per 300mm but in no case flatter than 6mm per
300mm.

3.02 SUPPORTS

A. Horizontal lines shall be supported by well secured length heavy duty strap, hangers or floor chairs as
required. Vertical lines shall he secured strongly by hooks; to the building Frame and suitable bracket or
chairs shall he provided at the floors from which they start.

B. Soil pipes in trenches under the ground shall he laid true to line and grade on a stable and suitably
prepared foundation, each section of the pipe being properly bedded.

C. ln soil ground liable to settlement, ti gravel hose 390mm deep and twice the width ofthe pipe shall be
rolled or tamped. Backfilling shall he carefully placed and tamped for the purpose, in such it manner that
the pipe lines or connections are not disturb.

3.03 TRAPS

A. Every plumbing fixture shall be separately trapped by a vented water sealed trap as close to the
fixture outlets as the conditions allow, but in no case at a distance greater than 600mm. ln case of the
upper or the only fixture on a soil pipe extended full size through the root; a vent shall not he required
when said fixture has its center stack. Traps shall be of the same diameter as the waste pipes from the
fixtures which they shall serve, all traps shall have a water seal at least 32 millimeters with ri brass
thumbscrew cleanout at the bottom ofthe seal.

3.04 Vent

A. Vent Hall lie token from the crown of the fixture, except for water closet traps, in which case, the
harness line shell be vented below the tmp and above all small waste inlets, so connected as to prevent
obstructions. Each vent pipe shall run separately.

B. Above the fixtures into the adjacent soil pipes, a distance not more than 1.50 meters. If more than
this distance, the vent shall run independently through the roof.

C. A vent line shall be wherever practicable, direct extension of a soil or waste line.

D. Main vent riser at 4.5 meters long or more shall be connected at the foot with the main water or soil
pipes below the lowest vent outlet with a forty five degrees connection.

E. All vertical soil or vent pipes shall be carried up at least 600mm above the roof of the building and the
open side ends are to be entirely and securely covered with ga. 16 mesh copper cloth.

F. Vent pipes in roof spaces shall be run as close as possible to the underside of the roof with horizontal
piping pitched down to stacks without forming traps. Where an end or circuit vent pipe from fixtures it
shall be connected into the main vent or vent stack.

3.05 ROUGHING-IN

A. Roughing-in for pipes and fixture shall be carried along with the building construction. Correctly
locate the opening of proper sizes where required in the walls and floors for the passage of pipes. All
items to be embedded in concrete shall be thoroughly cleaned and free from all rust, scale and paint.

3.06 FITTINGS

A. All changes in pipe sizes on soil, waste and drain shall be made with reducing fittings or
reducers. All hangers in direction shall be made by the appropriate use of forty-five deg.
wyes or long sweep bends, except those sanitary tees may be used or vertical stacks. Short
quarter bends or elbows may be used in soil and waste lines where the change in direction
is from the horizontal to the vertical and on the discharge from the water closet.

3.07 JOINTS AND CONNECTIONS

A. All joints shall be air and water tight. For joining pipes, the following shall be used.

1. galvanized wrought iron or steel pipe, screwed or threaded joints use sealant.

2. Polyvinyl chloride (PVC) pipes, socket, type with PVC cement.
