OUTLINE Specifications: Interior and Exterior Finishes

Proposed Two-Storey Residence

A. EXTERIOR

1. Exterior Walls. Dryvit StucCoat acrylic copolymer (skim coat) finish, standard texture,
Colonial Marble #1390 color, over a 2-coat Portland cement plaster on 100-mm thick
concrete hollow block masonry units.
2. Carport Floor. Stamped concrete, flagstone pattern on 508-m concrete floor topping on
0.100m thick reinforced concrete slab on grade.
3. Roof. Long span metal roofing and accessories, 0.40-mm thick, pre-painted, pre-formed,
APO Tilespan Elite, glazed red, on built-up angle bar roof truss & C-purlins.
4. Eaves.Metal spandrel on metal angle supports, 0.40-mm thick, pre-painted, preformed,
METAL FORMING CORP. Brand.
5. Doors. Solid panel doors with solid framing by The Carpenters, 35.40-mm thick, 2,10-m
length with widths of 0.80-m for service doors, 0.90-m for main door with design-1
50.80-mm thick by 152.40-mm wide solid lumber door jambs or framing. Provide
SCHLAGE Brand lockset
6. French Door. Kenneth & Mock specialty door system.
7. Windows. PVC-u casement windows system, Kenneth & Mock C70 Gold system, in golden
oak profile color, with 6-mm thick standard annealed glass and roll-up insect screen. Use
K&M hardware.

B. INTERIOR

1. Living Room, Dining Room & Foyer & Hallways

a) Floor. Porcelain granite tiles, polished, 6-mm thick X 300-mm X 300-mm, WHITE
HORSE Brand, Malaysian made or approved equivalent. Color = #11PL (field), #33PL
(border).
b) Walls. Masonry wall (100-mm thick CHB with 20-mm thick plaster) surfaces: latex
paint finish, three coats, with surface preparation to receive paint as per Paint
Manufacturer’s Specifications; use masonry neutralizer, concrete sealer and putty. Use
BOYSEN Brand Multi-fleck Technicolor Paint, color = #09 Basecoat; Pattern #165 wall
finish. Apply clear acrylic emulsion topcoat. Refer to Color Schedule.
c) Ceiling. Drop ceiling, drop border, recessed ceiling cavity. SHERA Gypsum board,
12-mm thick, on metal furring; fine texture rollerbrush-applied paint finish, three
coats, with surface preparation to receive paint as per Paint Manufacturer’s
Specifications; use masonry neutralizer, concrete sealer and putty. Use BOYSEN Brand
or approved equivalent; color = Iceberg.
d) Moulds & Trims.
i. Baseboard. 19mm X 100mm high KD wood baseboard, semi-gloss lacquer beech
finish.
 ii. Ceiling Trim. 25mm X 25mm ceiling gap along blank masonry walls.
iii. Curtain Cove. 200mm wide along masonry walls with windows; see detail for
height.
2. Kitchen, Maid’s Room & Laundry Room
a) Floor. Vitrified ceramic floor tiles, MARIWASA Brand, 7.35-mm thick X 300mm X
300mm with ABC tile grout over 20-mm thick concrete floor topping on 100-mm
thick reinforced concrete slab on fill.
b) Walls. Masonry wall (100-mm thick CHB with 20-mm thick plaster) surfaces, latex
paint finish, three (3) coats, with surface preparation to receive paint as per paint
Manufacturer’s Specifications; use masonry neutralizer, concrete sealer, etc.; use
BOYSEN Brand or approved equivalent, color = Moonglow.
c) Ceiling. Marine plywood, 6-mm thick on 50.80-mm x 50-mm KD wood nailers; fine
texture rollerbrush-applied paint finish, flat matte; with surface preparation to receive
paint as per paint Manufacturer’s Specifications; primer paint coats, putty, etc., use
BOYSEN Brand or approved equivalent.
d) Door. Hollow core type with 6mm thick marine plywood; provide SCHLAGE Brand
lockset; duco paint finish.
e) Moulds and Trims.
i. Baseboard. Paint on baseline strip with surface preparation to receive paint as per
paint Manufacturer’s Specifications; use masonry neutralizer, concrete sealer etc;
use BOYSEN Brand or approved equivalent; color = China Blue.
ii. Ceiling Trim. 50mm X 50mm KD Tanguile wedge trim, duco paint finish; color =
Iceberg.
f) Built-ins. Use 19mm thk. plywood, marine type, wherever specified (note: do not use
plyboard) with KD Tanguile frames and solid wood edging; refer to Detail drawings.
i. Counter. 600mm-deep; use FORMICA Brand High Pressure Laminate for
countertop, 0.8mm post-formed, color = Amber Maple 7012.
ii. Overhead Cabinet. 300mm-deep; duco paint finish cabinet interior and exterior,
color = Iceberg.
3. Bedrooms
a) Floor. Vinyl Floor Tiles, 3mm thk. X 300mm X 300mm, AZROCK Brand or approved
equal, color = Rhythm ‘n Blues V-924. Use leveling compound for subsurface
preparation prior to installing vinyl tiles, DAVCO Brand leveling compound. (on
100-mm thick reinforced concrete slab).
b) Walls. Masonry wall (100-mm thick CHB with 20-mm thick plaster) surfaces, latex
paint finish, three (3) coats with surface preparation to receive paint as per paint
Manufacturer’s Specifications; use masonry neutralizer, concrete sealer, etc.; use
BOYSEN Brand, Color = Moonglow.
c) Ceiling. Drop ceiling, drop border, recessed ceiling cavity. SHERA Gypsum board,
12-mm thick, on metal furring; fine texture rollerbrush-applied paint finish, three
coats, with surface preparation to receive paint as per Paint Manufacturer’s
Specifications; use masonry neutralizer, concrete sealer and putty. Use BOYSEN Brand
or approved equivalent; color = Iceberg.
d) Moulds & Trims.

4. Toilet & Bathrooms

a) Floor. Vitrified ceramic floor tiles, MARIWASA Brand, 7.35-mm thick X 300-mm X
300-mm.
b) Walls. Glazed ceramic wall tiles, MARIWASA Brand,7.35-mm X 300-mm X 300-mm.
Wall base tile (one tile layer) shall be the same as floor tile material and color.
c) Ceiling. Marine plywood, 6mm thick on 50.80-mm x 50.80-mm KD wood nailers; fine
texture rollerbrush applied paint finish, flat matte; with surface preparation to receive
paint as per Manufacturer’s Specifications; use primer paint coats, putty, etc., use
BOYSEN Brand or approved equivalent. Provide manhole.
d) Door. Hollow core type with 6mm thk. marine plywood; provide SCHLAGE Brand
lockset; duco paint finish
e) Ceiling Trims. 50mm X 50mm moulding, KD Tanguile wedge, duco paint finish.
f) Fixtures and Fittings.
i. Water closet. AMERICAN STAND-ARD Brand, ECO Cassandra.
ii. Lavatory AMERICAN STANDARD Brand, Ovalyn, under-the-counter lavatory.
iii. Lavatory Fittings. PRICE PFISTER Brand or BRIGGS Brand, US-made or approved
equivalent.
g) Other Accessories.
i. Framed mirror on wall above lavatory.
ii. Exhaust fan. 250mm X 250mm, ceiling mounted.
iii. Counter, backsplash and apron. 19mm thk. natural granite slab (CDS).
