for the temporary housing of international students at the Erasmus University Rotterdam
(EUR 2016-2017)
1. BASIC PRINCIPLES
1.1 SSH, in consultation with the EUR, aims at maintaining a good price-quality ratio of its furnished
accommodation.
1.2 SSH acts as intermediary in finding temporary accommodation for students temporarily studying or taking
courses at the EUR.
1.3 SSH, in consultation with the EUR, aims at maintaining the service to have fully furnished rooms available for
students upon arrival.
1.4 The tenancy agreements are for a fixed and limited period of time only, not extending a
maximum period of twelve months.
The fixed rental period Spring Semester students can apply for are:
1.5 Although international bachelor/master programmes may run for more months/years, students
can only apply for reserved housing for the first twelve months of their programme. After this
period they have to find accommodation themselves. For more information, please visit www.sshxl.nl/en.
1.6 A request for extension of the rental period, however within the maximum of 12 months, needs to be made
through rotterdam@sshxl.nl. Each request is assessed on a case by case basis.
1.7 In accordance with these conditions, SSH only acts as an intermediary for students. For more information
about the practical details, please see www.sshxl.nl/en
2. CONDITIONS
Application & Reservation
2.1 Students have to register online via www.sshxl.nl/en. Correct registration is always the student’s
responsibility.
2.2 Applications may only be submitted for a prescribed fixed and limited period of time (see article 1.4).
2.3 The contact person of the EUR will review the online application as soon as possible and approve it if
correct.
2.4 After approval the student can log on to the online reservation programme to reserve suitable
housing/accommodation.
2.5 SSH reserves the right to deviate from a preference and to reserve another room/apartment at the same
location similar in rental costs.
2.6 SSH is not obliged to offer the applicant alternative accommodation if he/she does not accept the
accommodation offered.
2.7 If no suitable housing is available, you can contact SSH by email via rotterdam@sshxl.nl for more
information.
2.8 Reservations only become definite once a confirmation reservation email has been sent by SSH. This email
will be send after the non-refundable down payment has been made and the student has agreed to the terms &
conditions of the rental agreement and the rental agreement itself.
2.9 The non-refundable down payment consists of the reservation fee of 160,00 euros, plus the rent according
to the following schedule;

2.10 The complete down payment must be paid by Visa or Mastercard within 24 hours after making the online
reservation.
2.11 The monthly rent payments will be direct-debited from the bank account number as registered on the
registration form. Only applicable to students from SEPA countries*.
Cancellation
2.12 If the student cancels the reservation or fails to show, the rental agreement will be terminated and the
student will not be refunded the down payment, irrespective of the reason(s) for cancellation or no show.
2.13 It is not possible to cancel a rental agreement after commencement of the rental period, except in in case
of termination of enrolment and subject to approval by the EUR. A claim for cancellation can only be made via the
“early cancellation form” which the student can request at SSH by email via rotterdam@sshxl.nl if the termination
of enrolment is a fact.
2.14 A claim for cancellation, a so called “early cancellation”, must be made via the contactmanager Housing of
the EUR. A claim must be supported by documented proof. Each claim is assessed individually and on a case by
case basis. In case of proven termination of enrolment, and if approved by EUR, cancellation is only permitted as
per the first day of the new month and considering a minimum notice period of one month in advance.
2.15 Once students have moved into their accommodation they may request to be moved to another SSH
accommodation within the EUR reserved offerings for students. The moving fee is 195 euros when moving from
accommodation with shared facilities (room) and 225 euros when moving from independent accommodation
(studio or apartment). A written request must be sent to SSH.
3. EXONERATION CLAUSE
3.1 Because of extraordinary unforeseen circumstances, like a change of law or new adjustments with the EUR,
prices and procedures indicated by SSH may be subject to change for which SSH cannot be held responsible and
does not accept any liability. The list of special circumstances is not meant to be exhaustive. If alterations occur
the applicant will be notified.

tenants’ information
1. Introduction
1.1 Objective
The objective of SSH is to provide housing for single and two-person households in the municipality of
Rotterdam. The target group consists mainly of (international) students attending university and higher vocational
training courses at educational institutions in Rotterdam. These terms and conditions for SSH reserved
accommodations (fully fitted and furnished) are applicable to foreign students or guest lectures or researchers
who request housing for a limited period of time (up to a maximum of 12 months).
1.2 Definitions
Landlord
The party mentioned in the tenancy agreement who lets the residential accommodation to the tenant, hereinafter
referred to as: the ‘landlord’.
Tenant
The natural person who lets a room or apartment from SSH, hereinafter referred to as: the ‘tenant’.
Let property
The residential accommodation made available to the tenant by SSH.
Tenancy agreement
The agreement that the tenant concluded with the landlord with regard to the residential accommodation.
Terms and conditions
These terms and conditions in connection with the use of the let property by the tenant.
Accommodation Manager
The contact person assigned by the landlord who acts as a representative of the landlord, e.g. the Facility
Manager or Residence Assistant.
2.6 Payment
1. The tenant pays the payable rent for the let property in full and in advance prior to the first of the month
through remittance of the payable amount to bank account:
IBAN code: NL77INGB0003614600 - BIC code: INGBNL2A at the ING Bank in the name of SSH. Payment of
the rent is also possible, via your online SSH account.
Any additional transaction costs in connection with the remittance of payments are borne by the tenant.
2. In case of a bank transfer, the date appearing on the bank account of SSH shall be decisive.
3. As from the first day of the month the tenant shall be in default with regard to the relevant instalment. In
that case the tenant shall forfeit an immediately claimable penalty of € 10.00 to SSH as a result of the mere
expiry of this term and without further notice of default being required. If the tenant continues to be in
default, this shall result in judicial collection without further notice of default being required.
4. With regard to the rent payment the tenant shall not rely on any setoff, except in cases where the court
authorizes him to do so.
5. If the tenant does not comply with his financial obligations then his rent arrears shall be communicated to
the educational institution in question.
2.7 Internet
More information about the use of the internet will be provided upon arrival.
2.11 Painting
1. The tenant is not allowed to paint the wallpaper.
2. The tenant is not allowed to paint or to otherwise alter the woodwork, doors, skirting boards, facing
brickwork walls and ceilings in his residential accommodation including the joint and common areas or the
fixtures and fittings that are the property of SSH. If this prohibition is transgressed, the accommodation
manager shall be authorized to have all these items returned to their original state at the expense of the
tenant(s) concerned.
2.18 Giving possession of the let property upon termination of the tenancy
1. At the end of the short stay housing agreement the tenant is held to give possession of the let property
including the joint and common areas and facilities, if any, to the accommodation manager, upon restitution
of the key(s) and clean in the state in which he received the let property in conformity with the description
of the let property (including the inventory list), barring to the extent that there would be question of
normal wear and tear, which shall be at the expense and risk of the landlord.
2. Before the end of the short stay housing agreement the tenant and accommodation manager shall jointly
inspect the let property. The tenant shall give the accommodation manager the opportunity to do this. On
that occasion or those occasions an inspection report shall be drawn up in which it shall be established what
repairs must be carried out by and at the expense of the tenant before the end of the short stay housing
agreement, as well as the estimated costs of repair or replacement. Both parties receive a copy of the
inspection report.
3. The tenant must vacate the let property before the date and time that are stated in the short stay housing
agreement under article 4.
4. If at the end of the short stay housing agreement the tenant does not comply with his obligation concerning
repair, cleaning and possible removal of additions, the accommodation manager shall be authorized to carry
out or have carried out all thus required work at the expense of the tenant, where the tenant hereby
already commits to pay for these costs. Other damages occurring as a result of negligence on the part of
the tenant shall also be at his expense.
5. If at the end of the short stay housing agreement the tenant leaves behind additional goods in the let
property, the accommodation manager shall be authorized to remove these goods, without the
accommodation manager being bound by any retention obligation. All costs of removal of the goods shall be
at the expense of the tenant.
The landlord shall be entitled to terminate the SSH Housing Agreement with immediate effect and without any
warning or notice of default being required in instances of, among other things, abuse of other tenant(s) and/or
employees of the landlord, the use of drugs, public drunkenness, mechanical noise nuisance after 8 p.m., acts
that are in breach of the Dutch Criminal Code (Wetboek van Strafrecht), occupation by a third party (subletting).
