The Special General Body meeting of the Juhu Alaknanda Co-operative
Housing Society Limited unanimously expressed its displeasure at the undue delay caused by Kalpataru over last 4 to 5 years since MOU was signed and further progressing and implementing the Redevelopment Project despite our full cooperation and support as also having AAI and MHADA clearance since 2019 The General body thereafter rejected the present Proposal for self redevelopment as proposed by the PMC as well as the one proposed by the Developer M/s Kalpataru under the Development Management Model which required members to contribute in large measure The formal communication of this rejection be made to the PMC and the Developers M/s Kalpataru The General Body thereafter deliberated on the way forward and how the Process of Redevelopment could be progressed given the fact that AAI clearance was valid and subsisting with the Society. The Special General Body passed the following Resolution Resolved that the Managing Committee do take such steps and examine and explore all available options to progress the Redevelopment. Within the next few months. It was also resolved that general body to be briefed regularly on all matters and that the Society redevelopment committee formed earlier be dissolved. It was further resolved that the Resolutions passed earlier dated 29 th August 2021 regarding authorizing office bearers of the committee to negotiate and sign documents be revoked and fresh approval be taken from the General Body when the redevelopment proposal is finalised in the coming few months Resolution at the Special General Body Meeting held on the 22 nd May 2022. Resolved that the General Body considered the Proposals made by PMC for self redevelopment ide their email and developer M/s Kalapataru vide their letter dated 7th May 2022 under the Development Management Model where they would act as the Development manager with contribution from the Society of Rs 71.5 Crores was considered and put to vote by show of hands. The same was rejected unanimously by all the members present The Members felt that contribution from 28 members of Rs 1.5 crs in the self redevelopment and Rs 71.5 crs in the second proposal by Kalpataru including the Developers fees of Rs 20 crs was not feasible for implementation .
