Additional Terms to Lease for:

1. The following appliances belong to the landlord and to remain on the premises for the Tenant’s

use: Fridge, Stove, Built in Dishwasher, Built in Microwave, Washer, Dryer. The Landlord

represents and warrants that the appliances as listed in this agreement will be in good working

order at the commencement of the lease term. The tenants agree to maintain said appliances in a

state of ordinary cleanliness at the tenant’s cost.

2. The Tenant agrees to purchase Tenant’s insurance together with Third Party Liability of

$1,000,000.00 (One million dollars) at their own expense and to provide a copy of this insurance

to the Landlord before taking occupancy. The Tenant also acknowledges that the Landlords fire

insurance on the property provides no coverage on the personal property or liability on behalf of

the tenant.

3. The Landlord shall not in any event whatsoever be liable or responsible for any injury to the

Tenant during the occupancy of the subject premises.

4. The Tenant agrees to open new accounts for utilities i.e Hydro, Gas , water etc. and pay

for all charges incurred during occupancy of property.

5. The landlord covenants to keep the Rented Premises in good state of repair and the Tenant agrees

to give the Landlord prompt written notice of any accidents or other defects in the water pipes,

heating apparatus, wiring or to any other part of the Rented Premises. The Tenant covenants to

maintain, keep and leave the premises in an ordinary state of cleanliness and to repair any damage

caused to the premises by willful or negligent conduct or that of persons who are permitted on the

premises by the Tenant.

6. The Tenant consents that the Landlord, its superintendents, agents, contractors, and employees

may enter the Rented Premises from time to time and at all reasonable time for the purpose of
making repairs or to inspect the state of the Premises with 24 (twenty-four) hours notice. The

tenant further agrees that written consent to enter the Rented Premises given by the Tenant to the

Landlord for the purpose of inspecting or maintaining the Rented Premises, shall be deemed

given at the time of entry, notwithstanding that such written consent may be given by the Tenant

in advance of the Time of entry.

7. Tenant agrees not to place any illegal substances, toxic or chemical waste in or on the property.

Tenant agrees not to carry on upon the premises any business or activity that may be illegal or

contrary to any municipal, federal, provincial laws, by-law, and regulations.

8. Landlord and Tenants agree that 60(sixty) days before the termination of the lease, it must be

made known weather the Tenants will be renewing the lease or moving out. In the event that the

Landlord and Tenant agree to terminate lease and put the property back on the market (Private or

via MLS), the Tenant agrees to allow showings provided that a 24(twenty-four) hours notice is

given.

9. Any annual rent increase will apply as prescribed and permitted by law.

10. The Tenant agrees not to change any lock without prior approval from the landlord.

11. The Tenant shall not make any alteration or decorate the Rented Premises, without the written

approval of the Landlord. The Tenant covenants to reverse any such alteration or decoration, at

their own expense, at the termination of the tenancy, said termination being initiated by the

Landlord or tenant

12. Landlord will supply 2 Entry Keys, 2 Garage Door Opener Remote to Tenant, all of which the

Tenant will return upon the end of the tenancy.

13. The Tenant agrees to be responsible for good housekeeping of the premises, including clearing of

snow and ice on driveway & sidewalk in winter as well as mowing lawn in the summer.
