Great! My partner and I buy and sell houses in the (town/city) area, and we are looking to buy 1
or 2 more houses in the next month and I was wondering have you ever considered selling your
home?
“Yes, interested in selling”

Okay, great!

Well, I’d love to make you an offer on your property & the process is very simple. I just need to
ask you a few basic questions about the property and the condition, so I can evaluate it and I’ll
be able to give you an offer within 24 hours.

Do you have a few minutes so I can get some more information from you about your home or
did I catch you at a bad time?

“Yes, interested in talking”


Okay, great so I have a few questions before I dive into the condition about the home to see if it
qualifies for a home that I would be interested in buying. So I don’t waste your time, does that
make sense with you?

Prequalifying Questions (​use whichever you want​)


1. Have you thought about listing your home on the market with a realtor?
2. Is the property vacant or occupied? (if occupied, rented or owner occupied)
3. Why haven't you sold the house already? Are you only interested in getting an offer
because we called you?
4. Would you say the property is in move in ready condition and doesn’t need any repairs?
5. How soon would you like to sell?
“Okay I believe this would qualify for a house that we would still be interested in buying
so now let's dive into the condition and complete outlay of your home.”

SINGLE FAMILY QUESTIONS!

1. I know the basics about your house, but to make an accurate offer, I need to know about
what kind of repairs the property may need, can you tell me about the general condition
of it?
2. Okay to get a better understanding of the home let's start from the ground up.
a. What can you tell me about the ​basement​? Is it unfinished or finished?
b. Walking into your house for the first time can you walk me through your ​first
floor​?
c. Does your home have a ​second floor​? How many bedrooms are up there? Any
bathrooms? Have the bathrooms been updated?
d. How’s the roof? Has it given you any problems? How old do you think it is?
e. How's the siding? How's the windows?
f. Do you have a garage?
g. Is there anything else you think I should know about the house?
3. What’s your favorite thing about the house? If you could change anything about the
house what would it be?
4. So all together, what do you think it would take to bring it up into tip-top shape? How
much do you think?... If you just had to guess?
5. (first name), It sounds like a great property, why would you consider selling it?​ (Sound
confused and 
perplexed) 

6. If you sold the house today, where would you be moving to?
7. So, just to clarify, would you say that you really need to sell, or maybe just want to sell?

saving you around x amount. Would you be able to come down at all with that being
said?
14. Mhmm okay ... Would it help if we covered the upfront closing costs fees as well so you
wouldn’t have to come out of pocket to close this deal? If we can do that for you ... would

hot water heaters, who has access to the basement)
22. What condition are the apartments in? Do they need work?
23. How’s the roof? Has it given you any problems? How old do you think it is?
24. Hows the siding? Hows the windows?
25. Do you have a garage?
26. Is there anything else you think I should know about the house?

Land QUESTIONS!

1. So I do not know much about your land but I’m partners with a developer that is actively
looking for land to build in the New England area. He is looking for as little as half an
acre to 50 acres. Can you tell me a little about it?
2. How is the property accessed? Is it on a road and what is the frontage?
3. What is the exact size of the land?
4. Has the land been surveyed recently? Are the boundary lines painted or marked?
5. What do you think Is the property’s highest and best use?
6. What is property zoning, currently? Is it buildable?
7. Is this land or property served by existing utilities like electricity, sewage, water? Are any
wells or septic systems installed on the property?
8. Are there any wetlands on the property?
9. What are the current taxes on this property?
10. What’s going on with the other properties near it?
11. Are there any known environmental issues with the property? Have the current owners
received notice from any governmental entities about future assessments that would
affect this property?
12. Why are you thinking about selling the land?
13. Is the seller offering financing on the property?
14. How soon can the seller close on the transaction?
15. Does the property include any water features such as lakes, rivers, springs or ponds?
What about internal access routes such as fire roads, trails or pathways?
16. Where are the nearest public access lakes or waterways? What are the closest public
lands (i.e. state or national forest, state or national park, BLM land)?
17. Do any property improvements not convey with the sale (e.g. fencing, outbuildings,
gates)?
18. Am I able to obtain a clear title to the property with title insurance?
