Ketut Arianta, the landlord, agrees to lease the property located in
Jalan Camplung Tanduk No. 6A, Seminyak, Kuta, Badung-Bali, to Mr. Mario Albino Erich Scarabello which is living in Jalan Drupadi No. 22 Seminyak, Kuta, Badung-Bali as German passport holder number E8909399A, the tenant, for two years starting October 1, 2022. This agreement will end on September 30, 2024 and the contract cannot be extend anymore, the tenant must clean the store following the end of the contract time.
The following terms and conditions must be agreed to:
1. The rental fee is IDR 480.000.000 (four hundred and eighty
million rupiah) for two years that should be paid by the 1 st of October 2022. The contact legally running to the tenant after the landlord receiving the money on his bank account. 2. The tenant will be responsible to pay for services and utilities including electricity and water. In case if the tenant want upgrade electricity and water capacity, the tenant have allowance to do by his own bill. 3. The leased property contains the following furnishings like what shown on the building, the tenant have allowance to do renovation by his own bill. 4. Structural changes to the outer walls, the concrete floors, the concrete roof and the pillars are expressly not permitted. 5. The tenant have full responsibility to the building when make the renovation or after renovation if something happen to the building will be cost by the tenant. 6. The landlord may inspect the property at any time giving at least one day prior notice. 7. In case when the landlord and the tenant have problems during the running contract, both parties agree to solve the problems in family way, but if there is no solutions, Regarding this agreement and all its consequences, both parties agree to choose a permanent domicile at Denpasar high court, Bali. Thus this Agreement Letter is made in 2 (two) copies with
sufficient stamp duty and has the same legal force, signed by both
