CONTRACT OF SUBLEASE AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease is entered into at Quezon City, Metro Manila, Philippines, this 12 h day of January
2023 by and between:

SYNERGETIC TRADING CORP., a duly organized and existing under and by the virtue of the laws of
the Philippines, with principal place of business address at No. 2664 Honduras St. San Isidro Makati City,
Metro Manila represented in this act by Shennan A. Sy, and herein after referred to as the “LESSOR”.

AB SOCIAL MEDIA OPC likewise a corporation duly organized and existing under and by the virtue
of the laws of the Philippines, with principal place of business at No. 2664 Honduras St. San Isidro
Makati City, Metro Manila and herein after referred to as the “LESSEE”,

WITNESSETH THAT:

WHEREAS, the Contract of Lease between Synergetic Trading Corp, and AB Social Media
OPC shall have the following terms and conditions:

1. The Term of the Lease will be for Two (2) years commencing on January 3, 2023 and
expiring on January 3, 2025, renewable under such terms and conditions as maybe agreed
upon by the partners.
2. That the Monthly Rental would be Five Thousand pesos (Php. 50,000.00) for an area of 10
sqm. Located at No. 2664 Honduras St. San Isidro Makati City, Metro Manila.
3. That AB Social Media OPC shall only use the leased area for the purpose of conducting its
business activity and not contrary to the law, moral, good customs, public order and public
policy.

IN WITNESS WHEREOF, the parties have hereunto set our hands this 4 th day of November 2019 at
Quezon City Metro Manila
