i. ZONING REQUIREMENT
This type of urban growth and change was based on the principles of linear extension along
identified main lines of communication with high-density activities such as commercial and
industrial centers, as well as major institutional use such as a university. Its primary goal was to
generate significant activity and/or employment opportunities along the main communication
axis, as opposed to continuous suburban sprawl. The approach's intended outcomes include
reducing workers' commute-to-work trips, increasing local civic consciousness, and promoting
orderly and cost-effective urban growth.

- VICINIT
MODES OF TRANSPORTATION

In accordance with the City's CLUP, the City makes use of both the road and railway
networks (PNR Commuter Line). Another potential access point is the water-based
transportation bounded on the east side by Laguna Lake, which is currently unofficial.
These potentials, in terms of improved mobility for residents and access to the city,
increase economic interaction with neighboring NCR LGUs and CALABARZON provinces. The
planned modernization of the North and South Railways, as well as the Laguna Lake Expressway
Development, bode well for the City's level of development and, as a result, a better quality of
life for its residents.

iii. AVAILABILITY OF UTILITY SYSTEM
 POWER
According to the CDP of Muntinlupa (2017-2023), As a MERALCO franchise area, the
City has had ample power supply that can meet the needs far beyond the CLUP period. The
only limitation is that the national power situation allows for a power shortage that affects the
entire Luzon grid and the rest of the country.

In 2013, the total number of Meralco customers reached 96,210, with the majority of
them being residential customers. (Table 3.10). From 2009 to 2013, the annual growth rate
averaged 3%, owing primarily to residential customers, while industrial customers declined by
3% per year. The East and West Service Roads will be the new growth area for condominium
development with the approval of the CLUP and Zoning Ordinance.
 COMMUNICATION AND INFORMATION TECHNOLOGY
According to the CDP of Muntinlupa (2017-2023), in Muntinlupa, communication
facilities are widely available and easily accessible. Broadband internet access is widely
available in both wired and wireless forms. The Philippine Long-Distance Telephone
Company provides fixed telephone lines. The city has 26 cell phone towers (Table 3.11)
Globe Telecom owns the majority of the company.
 WATER
According to the CDP of the city, Muntinlupa City has a water franchise that
delivers treated drinking water directly to residents' faucets. Maynilad Water Services,
Inc. currently serves 134,315 accounts as of June 2014. Entry into the city has the
advantage of reducing land subsidence issues caused by deep well water extraction.

TOPOGRAPHY
According to the CDP of Muntinlupa, the terrain of Muntinlupa is relatively flat, sloping
towards the east along the lake. While it is gently rolling hills occupy the western part of the
City with elevation increasing up to 72 meters and above towards the southwest portion.

 SLOPE
About 45.29% of Muntinlupa's land area is characterized by flat to relatively low terrain, with
gradients ranging from 0.0 – 2.5%. This greatly influences the development of the City, which at
present is rapidly and continually being transformed into a residential – commercial area.
 CLIMATE (MACRO)

Muntinlupa's climate is classified as Type I by the Philippine Atmospheric,


Geophysical, and Astronomical Services Administration (PAGASA), with two distinct
seasons: the rainy season from May to October and the dry season from January to
April.

 Rainfall
Maximum rainfall in Muntinlupa typically occurs from June to October. Rainfall
totals 1,767.8 millimeters per year, with a high of 418.4 millimeters in August and a low
of 4.0 millimeters in March.

 Temperature
Muntinlupa has an annual mean temperature of 27.8°C. The highest temperature is
recorded in April and May (33°C-34°C), while the lowest is recorded from December to
February (22°C to 23.7°C).

 Humidity
Muntinlupa does have an annual average relative humidity of 76%. This places the
city ahead of Laguna's municipalities, which have an average relative humidity of 81%.

 Wind Direction
The prevailing winds are easterly from October to March, and westerly the rest of
the year.

 Typhoon
It is situated within the "typhoon belt." Typhoon season typically begins in June and
ends in November. The remaining months, however, are not entirely free of typhoons
because they are unpredictable in nature and can enter the country at any time of year.
The average percentage frequency of typhoon passage over Metropolitan Manila, which
includes Muntinlupa, ranges from 11% to 20%. On average, the City is hit by 3 to 5
typhoons per year.

 CLIMATE (MICRO)

Alabang is in the middle, and summers are easily defined.


The best months to visit are January, February, March, April, May, and November.
September has the highest relative humidity (85.67%). April has the lowest relative humidity
(68.91%).
August has the rainiest days (27.00 days). February has the fewest rainy days (3.07 days).
