QUESTION 1

The following table shows the cost analysis of selected elements for a 6-storey office
building, which has been constructed in Pahang, tendered in October 2019. A 9- storey
building of similar category is proposed to be tendered in Marang, Terengganu in November
2023. Several elements need to be adjusted to suit the new project requirements of the
proposed building. Calculate new cost targets for the following elements.

Calculate new cost targets for each element based on the following information:

i) Previous index (October 2019): Refer to Special Release 2


ii) Forecasted index (November 2023): 118.14
iii)Location index (Pahang): 1.1958
iv) Location index (Marang, Terengganu): 1.1242
v) The proposed building consists of 9-storey with rectangular plan shape (70mx45m).
There is a decrease in storey height from 4.2m for analysed building to 3.9m, for the
proposed building.
vi) Specifications for proposed building:

a) Frame : Cost of frame is expected to increase by 20% due to the change


of materials from reinforced concrete frame to steel structure.
b) Roof : Changes in the roof design for the proposed building involve a
significant decrease in cost approximately 10%.
c) Floor finishes : As per existing quality. Allow10% for staircase floor openings and
internal divisions.
d) External wall : Shortage of clay bricks necessitates the use of concrete bricks.
The current rate for concrete brick is RM65.00/m2. Allow 15% for
wall openings.
e) Services : New estimated cost for services is RM 1,150,500.00 to take into
account the changes in number of storey and storey height.

QUESTION 2
Datok Rizal has engaged an architect to prepare a bungalow design. The cost limit for the
bungalow has been set at RM 2.2 million. When all elements have been cost-checked, it was
found that the cost limit is lower by RM 170,000.00. The cost check of the roof element
shows that the design is RM70,000.00 lower its cost target based on the specification given.
Propose and elaborate the remedial actions in such situation.
