Lease agreement

This Lease agreement is made and executed on this 19 th March 2016 between Mrs.Saraswathi Pandey,
R/At. H#18, 7th Cross, Chinnapanahalli, Marathahalli Post BANGALURU-560037 herein after
called the Lesser of the one part in favor of Mr. Santhosh Reddy Annam, Presently Residence at H.No
1-5-43/2, Thanakurdu(Chinathadem), Dist &post : Nizamabad-503001 ,Telangana state Andhra Pradesh
herein after called the Lessee of the other part and witnesses as follows. Whereas the above named Lessee
has approached the Lesser for a house unit on Lease basis, against which the Lesser has agreed

To Lease out the house unit owned by him addressed at Mr. Santhosh Reddy Annam, H#18, 7th Cross,
Chinnapanahalli, and Marathahalli Post BANGALURU-560037. The house unit consists of one hall,
one bed room, kitchen, one bath room cum toilet and having water, electricity facility etc. under the
following terms & conditions.
1. The period of the Lease agreement mutually agreed and fixed as Twenty Four (24) months from
19/03/2016 to 19/03/2018

2. The Lessee has agreed to pay the one time lease amount of Rs.5,00,000/-(Rupees Five Lakhs
rupees only)

3. Towards advance amount, the lessee has paid Rs. 2, 00,000/- (Rs. Two Lakhs rupees only) to
the Lessor by way of Cheque bearing no 027588560229011524366 dated 02/03/2016 with drawn
on ICICI Bank, Marathahalli Branch, BANGALURU and the Lessor acknowledge the receipt of
the same amount.

4. The Lease amount is exclusive of Electricity and Water Charges. The Lessee has agreed to pay
water and Electricity charges to the lesser on or before 10 th of every month without fail.

5. The lesser after expiry of twenty-Four months (24) the Lease amount will be increased by
minimum of 20% or as per the then prevailing market rates.

6. Towards Remaining balance amount, the lessee has paid Rs.3, 00,000/- (Three Lakhs ruppes
Only to the Lessor by way of Cheque bearing no 027587560229011524366 dated 19/03/2016
with drawn on ICICI Bank, Marathahalli Branch, BANGALURU and the Lessor acknowledge
the receipt of the same amount.

7. The said Lease amount will not carry any clause of interest and amount Rs.5,00,000/-
(Rupees Five Lakhs rupees only) refundable by the Lessor to the Lessee at the time of the
vacating the Schedule premises and Lessee not pay any rent for the Schedule Premises to
Lessor up–to expiry of the said Lease period.
8. After lease period, in case of any delay to refund the lease amount by the Lesser to the Lessee, the
Lease period will be continued till refund of the Lease amount.

9. The lessee shall use premises only for their residential purpose and not for any Illegal or immoral
activities in the premises.

10. The lessee shall not sublease, sublet or underlet the premises to any other person without the
written consent of the lesser.

11. The lessee shall keep house always in good making & tenantable condition without making any
damages or alterations. If the lessee makes any damages to the premises, he has to pay the repair
charges.

12. The lessee shall not keep or store any explosives or illegal items in the premises.

13. The lessee shall allow the lesser to inspect the premises during any reasonable time.

14. The house is fixed with fans, Tube lights, plumbing fixtures, ward robes etc. The lessee shall
keep all the fittings and fixtures in good condition and while he vacate the house all the fixtures,
fittings and wardrobes will be -handed over to the lesser in good working condition. Any
damages to the above said items except normal wear and tear will be charged to the lessee as
repair charges and shall be deducted from the advance amount

15. The Lessee makes sure the house color wash/painting, and takes care of bathroom cleaning to
avoid any extras charges from the total amount.

16. If the lessee is willing to vacate the premises before lease period, he has to give 90 days prior
notice to the lesser.

17. If the lesser wants to evict the lessee from the premises before lease period he has to give 90 days
prior notice to the lessee.

18. The original of the Lease agreement shall be with the lesser and copy of the same will be with the
lessee.
19. In the witnesses there of both the parties have affixed their signatures to this Lease Agreement on
the day, month, and year first above written at Bangalore.
