CONTRACT OF LEASE

KNOW ALL MEN BY THIS PRESENT:

This Contract of Lease made and entered into this 9th day of January 2019, by and between:

Maricar Elima-De Ocampo, of legal age, Filipino, and with residence and postal address at 967
Cebu St. Barangay 558 Zone 55 Sampaloc Manila, hereinafter referred to as LESSOR;

-and-

the Kurt Stephen A. De Ocampo of legal age, Filipino, and with residence and postal address at
Block 5, Lot 11, PNWC 7, Brgy. Sto. Cristo, San Jose Del Monte City, Bulacan, hereinafter referred to as
the LESSEE;

W I T N E S S E T H:

1. That the LESSOR is the owner of a commercial space located at 967 Cebu St. Barangay 558
Zone 55 Sampaloc Manila that will be used for KS LAUNDRY

2. That the said LESSOR hereby agrees to lease the said commercial space to the LESSEE herein
referred to as Leased Premises.

3. That the term of this lease shall be for a period of one (1) year starting September 9, 2022 to
September 9, 2023 and may be renewed for another term upon mutual agreement of the parties.

4. That the monthly rental fee of the leased premises shall be Fifteen Thousand Five Hundred
Pesos (Php. 15500.00) Philippine Currency, payable on or before every 9th day of the month.

5. That upon signing of this contract, the LESSEE shall pay the LESSOR the total sum of Forty
Six Thousand Five Hundred Pesos (Php. 46500) representing two (2) months deposit and one (1) months
advance. The two (2) month deposit will be used by the LESSEE as rental fee before he vacates the
place.

6. The rental fee be in the form of post dated checks dated every 9 th day of the month.

7. The one (1) month advance shall be refunded to the LESSEE after deducting all unpaid
electric, water and other utility bills.

8. The monthly electric, water and utility bill shall be on the account of the LESSEE.

9. That no other improvement shall be made in the leased premises without the consent of the
LESSOR, and all improvements made therein shall, upon termination of the lease, be left in good
condition and become the property of the LESSOR.

10. That the maintenance and repair of the leased premises such as roof, comfort room, water and
electrical and other related problems shall be for the account of the LESSEE.

11. That the LESSEE shall keep the leased premises clean and tidy at all times, and shall be used
for commercial purposes only. Any and all activities illegal under the laws of the Philippines shall be
prohibited in the leased premises.

12. That the LESSEE shall not sub-lease or sub-rent any portion of the leased premises and shall
not allow any persons aside from the LESSEES to occupy the place agreed upon on signing of this
Contract.

13. That, upon violation of this Contract of Lease by the LESSEE, the LESSOR shall be entitled
to rescind this Contract immediately and take possession of the leased premises.

14. That the LESSEE before the expiration of this Contract give the LESSOR a 30 – days notice,
either verbally or in writing of their intention to vacate the leased premises or to renew the Contract for
another term.

15. That violation of any or all provisions of this Contract entitles the aggrieved party to seek
relief from proper court in the Manila .

IN WITNESS WHEREOF, the parties subscribed their names this 9 th day of September 2019 at
Manila, Philippines.
