Subject: FINAL DEMAND TO PAY AND VACATE

Dear Mr. De la Cuesta:

We write, for the last time, for and on behalf of our client, MS. CELIA LEUTERIO,
with respect to your manifest refusal to comply with your contractual obligations, per
Contract of Lease dated 29 August 2001.

You have been remised of your obligation to timely pay our client on countless occasions
despite several extensions allowed upon your request. To date, you have unpaid rentals in
the amount of PhP173,000.00.

In view of the foregoing, FINAL DEMAND is hereby made upon to pay your rental
arrears in the aggregate amount of PESOS: ONE HUNDRED SEVENTY THREE
THOUSAND AND 0/100 (PhP173,000.00) in full and vacate the subject premises
within fifteen (15) calendar days from receipt hereof. Otherwise, we will be
constrained to advise our client to lodge the necessary ejectment suit against you to
vindicate her interest. In which case, you will be required to pay damages and attorney’s
fees in addition to your unpaid rentals.
