This Conveyance made this 16th day of November

2011 between ISAAC KWANIN BOACHIE/JOHN KWAME OHEMENG, both of


P.O. Box 9097, Ahinsan-Kumasi, currently ordinarily residents of Denmark, per their
Lawful Attorney, OBENG GODFRED of H/No. Plot 1A Block D, Adoato, Kumasi in
the Ashanti Region of the Republic of Ghana, hereinafter referred to as GRANTOR,
which expression shall where the context so admits include their successors or
heirs, executors or administrators, assigns or agents, or any person deriving

WHEREAS:
The “GRANTOR” is the legal, rightful and bona fide joint owner of the entire

property described in the ‘SCHEDULE’ below:


THE SCHEDULE REFERRING TO:
All that piece and parcel of farmland measuring about 14.25 Acres situate
and being at a place commonly known and called Bonsukrom, near
Sienkyem in Ahafo-Ano South District of Ashanti Region and bounded by
the properties of Opanin Sekyere, Agya Ekoo, Kwaku Dua, Kwame Adjei
and Atabena Stream.

WHEREAS:
The Grantor acquired the property mentioned in the schedule from MADAM
AKOSUA POKUAA and KWAKU TUMTUO of House No. PO 11 Potrikrom who
duly executed an Indenture dated 30th January 2007 to them, find attached.

WHEREAS
The GRANTOR as the equitable and legal owner offered to transfer their interest,
right of ownership and title in the PROPERTY to the GRANTEE for cash
consideration of Ten Thousand Ghana Cedis (¢10,000.00)

AND WHEREAS
The GRANTEE has accepted the offer to pay the consideration to enable him
acquire the property

THIS CONVEYANCE WITHNESSETH THAT


In consideration of cash sum of TEN THOUSAND GHANA CEDIS (GH
¢10,000.00) the ‘GRANTOR’ as the owner of the PROPERTY above described,
doth hereby GRANTS AND CONVEYS UNTO THE USE, TO THE USE AND
FOR THE USE OF THE GRANTEE the entire property and hereditaments
hereinafter described, and or however otherwise the same may be known
bounded or described together with all fixtures, rights, easement, advantages,
privileges, appurtenances whatsoever to the PROPERTY described in the
SCHEDULE forever.

THE GRANTOR HEREBY COVENANTS WITH THE GRANTEE


A. That notwithstanding anything by the Grantor or any of his predecessors,
title done, omitted or knowingly suffered, the Grantor now has power to
convey the property hereinafter expressed to be hereby conveyed, and
that the conveyance is valid and subsisting and is in no wise void or
voidable.

B. That the rent reserved by and the covenant and conditions governing the
possession of the land has been observed and performed down to the
date of these present ____________________

C. That the said hereditaments has never been pawned, leased or


mortgaged to any person(s), Company(ies), bank or financial institution
and it is free and discharged from all encumbrance, family claim or
otherwise and the Grantee is sufficiently indemnified against all claims
and demands created, occasioned or made by the Grantor or anybody
claiming through Grantor

D. The grant is absolute and irrevocable upon execution of this document

THE GRANTEE HEREBY COVENANTS WITH THE GRANTOR


Henceforth to pay rent reserved and observe and perform rules and regulations
governing title to and possession of the property and to keep the Grantor indemnified
against all estate proceedings, costs, damages, claims and demands and liabilities for
non-payment of rent or breach or non-observances of the said covenants or any of
them.

ACKNOWLEDGEMENT
I, GODFRED OBENG, Lawful Attorney for the Grantor, hereby acknowledge receipt of
cash sum of TEN THOUSAND GHANA CEDIS (GH¢10,000.00) from the GRANTEE
paid through Osei Baffour Akoto, witness in consideration for transferring title,
interest and ownership in the “PROPERTY” described in the Schedule to the
GRANTEE, as per the attached counterfoil receipt dated 16/11/11.
