The Lessee shall use and have the benefit of the Land for residential, commercial and /or any other lawful
purpose. The Lessor agrees that there shall be built a residential housing or commercial building complex
on the Land.

4. LEASE REGISTRATION

4.1 The Parties shall mutually arrange and complete the registration of the Lease at the relevant land
office within 30 (thirty) days of the signing date of this Agreement.

4.2 All stamp duties and registration fees including in relation to the registration of this lease shall be
borne solely by the Lessee. The Lessor shall be responsible for Personal Income Tax resulting from rental
incomes.

6. THE LESSOR'S COVENANTS

6.5 That the quality of the Lessee under this Agreement is not essential for the Lessor to execute this
Agreement, and that throughout the Lease Term the Lessee may let any third person or juristic person
have the use or benefit of the Land or let such person occupy and possess the Land without the consent
of the Lessor.

6.6 That the Land has access to the public road whether directly or through a private road, and that
the Lessee is entitled at all times to use such access and enjoy the use of the Land, and further that the
access will be certified on registration of this Lease.

12. ENTIRE AGREEMENT

Each party hereby confirms that this Agreement and the schedules attached hereto supersedes all previous
communication, agreements, arrangements, offer letters between any of them with regard to the
transactions hereby contemplated and that it is not entering into this Agreement in reliance upon any
representations or warranties not expressly set out herein.
