1. INTRODUCTION

Purpose of this report is to carry out a visual inspection and produce a pictorial and written
dilapidation report based on current defects to the structures which include settlement,
cracking and any obvious areas of deterioration of render, brickwork and concrete etc.

This report is based on a visual inspection only, no core drilling, testing or structural
sampling has been carried out.

2. INSPECTION
2.1 The inspection was carried out the 03rd February 2023.

2.2 Photographs that have been included in this report were taken on the day of the
inspection. Photographs have not been edited or doctored other than the addition of
descriptive text boxes and arrows to highlight the nominated items for the attention of
the reader.

2.3 The following schedule has been formulated on a spreadsheet basis outlining the
items in an area by area basis. The item and its location have been identified.

3.1 Reference for photo location is based on drawing and site visit as per Appendix 1.

4. DEFECT SCHEDULE

1. RAMP ENTRANCE TO LOBBY

Conditions: Cracking.

Information: This should be carefully monitored to ensure that further cracking does not
ensue as a result of further dilapidation.

2. CONCRETE DRAIN

Conditions: Cracking and defect.

Information: Cracking and defect at the edge of concrete drain was identified in this area at
the time of inspection.

3. LOBBY WALL

Conditions: No visible defect

Information: At the time of inspection, no visible defects as a result of dilapidation were


identified in this area.

4. RETAINING WALL

Conditions: No visible defect

Information: At the time of inspection, no visible defects as a result of dilapidation were


identified in this area.

Information: At the time of inspection, some defects / broken at the edge of floor as a result
of dilapidation were identified in this area.

Conditions: Defect

Information: At the time of inspection, the paint on the walls is peeling as a result of
dilapidation were identified in this area.

5. CONCLUSION

The condition of site structure identified on 03rd February 2023. All structure condition as
contained in the report before any construction work are start. The condition is inspected by
visual and its can be used as reference if any damage during or after construction work.
