1. Define Post- Construction Services as used in the Philippines. What is its scope?
A maintenance services to the completed structure, facility, or a building. Basically, means
follow up check-ups to the building after completion. This includes building maintenance,
supervision, evaluation, monitoring for an efficient and functional outcome of the project.

The architect must ensure every details of the building are in all good conditions. The
demands for safety must also be taken into account.

In post-construction services, you will interact with a variety of parties to learn about the
performance and preservation of the building, including the building owners, architects,
engineers, operators, builders, manufacturers, building research groups, utility providers,
furniture and equipment vendors, and building administrators/property managers.

2. Who administers the work for Post-Construction Services? What are the skills need to
be effective in this field?

An architect or an engineer may run or administer the project of a commercial, industrial,


residential or institutional building, facility or complex to guarantee the strength and
maximum span the building stands.
The person administers in this field shall have these skills:
 Communication skills. To connect with their clients and other participants, the
project manager needs to have strong verbal and written communication skills.
 Flexibility. As a construction manager, it is essential to be a quick decision-maker.
Changes may occur in the project and it needs to have an immediate solution.
 Industry Knowledge. It is important to know what you are doing as the one who
manage.
 Negotiation. Construction managers needs these skills to communicate effectively
with stakeholders. Knowing how to negotiate can be a great factor to have an
agreements that could affect positively to your project.
 Financial Management. Overall, having strong financial management abilities can
help you make better use of the resources allocated to a project.

3. What is the importance and application of the post-construction services and building
administration to the practice of the architectural profession?
Building administration and post-construction services are essential to the practice of
architecture in dealing with errors. As architects, this approach will serve as a reminder that
no project we complete is perfect, and there is always room for improvement.
This service is necessary to determine how well-functioning and effective the building or
structure will be. Whether the project is successful or not, this can also be a test of how well
the team puts out effort.

4. What interests you most about this field? As a future architect, would you consider
going into this field?

What interest me in this field is the satisfaction of completing a successful project.


Architecture is not just building a structure but making a shelter. A shelter that can be a home
for a lot of people. A home to spend time with family and create memories. Building a
structure is also building people’s dream.

As a future architect, I would love to go in this field and experience to build a home for
people. I think that being in this field is a great opportunity for me to create and innovate the
world through building structures, facilities, and houses.
