Now the Specification and scope of work as follows:


1. FOUNDATION: R.C.C columns and Pile foundation.
2. STRUCTURE: R.C.C plinth beam as design with M-20 concrete mix. P.C.C 1:4:8 mix in M20 Graded black metal filling in plinth
and surrounding area with copra and stone dust with watering and ramming for compaction. Ceiling RCC to be 4" thick with
1:2:4 constructions on plinth level with nominal reinforcement. Combination of 6mm @450 c/c both ways.
3. STRUCTURE - P.C.C, R.C.C, Foundation, Column, Beam, Slab (as per Engineer’s design) with Concrete Grade M-20. Plinth
Height up to 2.5 ft.
4. STEEL – Kamdhenu/ Goel/ G.K.
5. CEMENT – Ultratech/ ACC / MY Cem,
6. BRICKS –1st Class brick Standard (Non Ghol)
7. BRICK WORK– Outer Wall 4”, Inner Wall - 4" Wall; Mortar ratio will be – 1 :4; with bar of 6mm dia every 4' layer in cement
concrete M20 mix 2" thick.
8. PLASTER - Murga jali fixing on joint of brick and R.C.C. work. Inner - Mortar ratio – (1 :4) with single coat. Outer - Mortar ratio
–( 1 :5) with double coat.
9. PARAPET WALL: 3'3" height from top level or as per design.
10. TOP TERRACE: IT Water Proofing.
11. FLOORING:
a. Parking area tiles on PCC of 1'6" x 1'6" of rate up to @45.00 Rs/ Sq.ft.
b. Other Floor Tiles -2'x2' size double charged tiles of approved shade of rate up to@ 35-45.00 Rs/Sq.ft.
c. Toilet wall Tiles 7’ height - Up to Rs. = 35-45/- per Sq.ft.
d. Stair with Granite with edge polish & chamfering with double Moulding. Stairs: Granite (Upto 120Rs/Sqft) in Tread
and white tiles in Riser (up to 45 Rs/Sqft) .
12. DROOR FRAMES & SHUTTERS: All door frame with dewas section with flush door of 32mm with Laminates both sides and
door fitting up to 1200/- L Drop Set.
13. WINDOWS: Aluminium frame 3 Track (20 Gauge) with 4mm Glass & 10mm Bar grills as per design.
14. KITCHEN: Granite platform of Zed Black up to 180 Rs/ Sqft with edge polish & chamfering with double Moulding. Vertical
post/ Partition & supports of marble, Dado Tiles upto 2' Height above platform, ISI mark SS Sink.
15. ELECTRIFICATION: Modular Switch, Sockets & Wire of Anchor Make
a. Light Circuit: 1.50 Sq.mm CU FR Wire.
b. Power Circuit: 2.50 Sq.mm CU FR Wire.
Wiring to be placed in ISI mark PVC Conduit in chisel in brickwork upto MCB Box.
16. PLUMBING & SANITARY:
a. Tap from overhead & Fresh Water Tap.
b. Plumbing: Concealed plumbing in CPVC Pipe (Make Plasto)
c. Sewerage: All sewerage pipe and fitting (External & Internal) Shall be PVC (make Plasto).
d. Bathroom external Fittings up to 25000 per bathroom. Make- Standard ISI
17. PAINTING:
a. Internal: Plastic Emulsion paint: Asian Tractor Emulsion of approved shade. Inside with Birla & J.K White Putty base.
b. External paint: Plastic Emulsion paint: Asian Ace- will be of Ace Emulsion (of approved shade).
18. STAIR CASE RAILING - SS Railing: Round (202 grade).
19. BALCONY RAILING - SS Railing: Round- (202 grade).
20. OVER HEAD TANK - 1000 litter water tank.
21. MAIN ENTRANCE: Gate up to 150 Kgs made with MS and oil paint.
22. False Ceiling in Ground floor Living Area.
23. Stairs: Standard.
24. Elevation: Similar to other colony house design. Final Cost After Design.
