Residential Construction Agreement For

(Turnkey A++ with material on Owner’s land)

This Construction Contract (Turnkey Premium A++ grade) made and entered into
on this _____ day of ____________, 20___ by and between
_________________________, hereinafter designated as the “Owner” and
Engr. Nasrullah Khan s/o Rahmat Khan hereinafter designated as the
“Contractor”. Contractor owns “DECCON”, the Construction Firm, located at
5-Faisal Mansion, Jamrud Road, Peshawar.
Whereas the Owner possess a plot #___________________________________
(address of the Site where construction will be carried out) and is desirous
of constructing a house in the said plot of land as per the
approved architectural plan, structural drawings and the Exhibit (1)
specifications.
The Contractor and the Owner agree, bind, and obligate themselves as follows:

Contractor Liabilities:

 Contractor shall be solely responsible for the quality of material and


all work performed by all workers. In addition, shall supervise and direct
all construction under this work order agreement through the completion.
 Contractor shall pay for all permanent electric, water, phone, cable, and
gas service as needed to perform the Work.
 Contractor shall provide and pay for all labor and equipment, including
tools, construction equipment, machinery, transportation and all other
facilities and services, and all materials as described in Exhibit (1)
necessary for the completion of the Work.
 Contractor shall provide competent and suitable personnel to perform the
Work and shall at all times maintain good discipline and order at the
property. Contractor shall not employ any worker/subcontractor to whom
Owner reasonably objects.
 Contractor shall maintain in a safe place at the property, record copy
of all drawings, specifications and written amendments during
construction.
 Contractor shall be fully responsible for any damage to the property or
areas contiguous thereto resulting from performance of the Work.
 The contractor shall be solely responsible for all the loss of material,
any Injury to any labor, damages, compensation arising thereof to any
third party claims arising out of omissions and commissions of the
Contractor of his labor force while executing contract. The Contractor
shall solve these disputes (if any) without making the Owner liable in
any manner.
 At the completion of the Work, Contractor shall remove all waste
materials, rubbish and debris from the site.
 Project completion on given period.
Contract Termination terms:

 In the event of failure to fulfil the terms and execution of work as per
contract, the Owner reserves the right to make the contractual obligations
carried out by alternative arrangements and Owner shall recover from the
Contractor any additional cost involved therein.
 Owner reserves the right to order changes to the Work in the nature of
additions, deletions, modifications.
 No Price escalation in respect of any item or material or account shall
be permitted.
 If in the opinion of the Owner, the work carried out by the Contractor
is unsatisfactory, bad workmanship or any other abnormalities noticed
during construction work, or the progress is slow, the Owner shall have
the right to terminate this agreement and the Contractor shall not have
any right to claim any damage / compensation from the Owner.
 In case the material or work is not up to the specification, the Owner
reserves the right to terminate the contract.
 Owner shall have a right to inspect the work at any time and order that
Contractor promptly correct any Work that is defective or does not conform
to the Contract Documents.

Security Deposit:

 10 % will be de deducted from every progressive bill towards security


deposit by the Owner. The security deposit will be returned after 30 days
from completion of the job in all aspect and successful handover of the
said work.

Time line of Project Completion:

 Structure 5 Months
 Finishing 6 Months
 Finalizing 3 Months
CONTRACT PRICE:
This contract is square feet based contract. The cost per square feet of Non-
Covered is PKR and Covered is PKR

Grey Structure + Finishing

Grey Structure Detail:

 A Grade Bricks with 1:3 mortar.


 RCC/concrete work; grade M15 & M20
 Bond and conceal Beams in structure.
 R.C.C in Slabs/beams ratio 1:2:4 Vibrated
 Heavy steel work in foundation.
 Slab/Lintel pouring in RCC max 7” thick
 Leveling of floors with 1:4
 In foundation 1.5” thick C.C 1:1.5:3 Damp proof course (DPC)
 13” thick brick basement Retaining walls, chips and Cement plaster

Gray Structure Material details:

Sanitary wares:

For all plumbing works in bathroom and kitchen (Toilet, washbasin, and
kitchen sink etc.) the first quality branded. Superior grade Material
would be used for concealed and open pipeline works for all water, gas
and Sewerage lines inside and outside the house. Wash basin provision,
closet provision and all waste lines will be connected to main chamber.
Drainage lines using superior grade plastic pipes.

 One piece IFO Commodes & Bowls (PORTA) brand would be used in all
bathrooms.
 Modern/Fancy Steel Fixture (PORTA/GROHE/Zilver) would be used in
all bath.
 Aluminum/Brass & Glass Accessories in bath would be used
 Imported Modern sink and faucet in kitchen would be used
 Polypropylene Random Copolymer (PPRC) for water and gas
conduits/system; brand (Turkey Esen/Popular) grade (PN 20) superior
 Un-plasticized poly vinyl chloride (uPVC) sewerage lines; brand
(Polyfit/Popular) class (superior)
 For Outdoor galvanized iron (GI) pipes; brand (IIL) superior
 Complete Gas fitting in all rooms and kitchen.

 Underground septic tank along with electrical sewage pump and sewage
well, (infinity capacity) for Basement Sewerage.
 Underground water storage tank. Capacity 23000 Liter.
Electrical Fixtures detail:

Supply at site, installation, giving electrical connection and testing of


the following items. All fittings will be approved make and superior model
as per below list.
 Electric Cabling (Korean made, 100% copper, fire proof coating,
superior quality):
 Single Core 3/.029 or 1.5 mm would be used to all low voltage
appliances and devices.
 Single Core 7/.029 or 2.5 mm for Appliance, laundry and bathroom
circuits.
 Single core 7/.036 or 4 mm for Dryer, Appliances and AC
 Single core 7/.044 for large appliances
 Single core 7/.052 for wire connects respective room with the main

Premium quality acrylic (plastic emulsion/highly washable) paints of ICI


Dulux/Berger brand in minimum two coats would be applied. Scrapping
plaster surface, and minimum three coat of primer and wall putty before
paint. Complete in all aspects.

Wood Polish (Internal & External):

 Starting with 180 grit sand paper, progressively done using 320 or
400 grit.
 Use premium wood stains before applying Polish or transparent
melamine or polyester coating.
 Chalk powder is applied onto surface to give a rich and glossy look
before polishing to get uniform tone.
 Melamine or PU coating would be applied over Polished surface for
superior finish and film stay.
 All Polish products would be used ICI Dulux brand.
 Chemicals polishing of all marbles.
False Ceiling:
 Providing and fixing, complete POP (Plaster of Paris) false
ceiling of best quality would be used.
 well designed in all Rooms, Kitchen, Lobbies and Garage.
 Royal Designed CNC Wooden ceilings with Fanoos in main lobby and
drawing/dinning.
 Uniform depth through the tile (16mm or 5 sootar) would be used.
 Best quality Hardware (pure copper in gauge 21) would be used for
fixing POP tiles.
 Painting ceiling after sand papering the surface, applying one
coat of primer, one coat of filler and applying 2 finishing coats
of Distemper of approved quality, make and shade.

Staircase and other Railing:


 Stainless steel with glass or wood work with glass in terrace,
balcony and stairs

Windows and ventilators:


 Providing, making & installing of windows.
 Germen profile U-PVC double Glazed Sliding 3 sash Windows
 With 2 mesh and tempered glass
 Stopper, catcher, blocker and nail caped
 Windows of extra-large sizes would be divided into smaller panels.
 Window would be sealed with silicon from all four sides inside out.

Depth of sand filling for column Foundation 3 inch.
Depth of plain cement concrete (PCC) using 1½” size Aggregate for column
