Turnkey Tariq New 3100
This Construction Contract (Turnkey Premium A++ grade) made and entered into
on this _____ day of ____________, 20___ by and between
_________________________, hereinafter designated as the “Owner” and
Engr. Nasrullah Khan s/o Rahmat Khan hereinafter designated as the
“Contractor”. Contractor owns “DECCON”, the Construction Firm, located at
5-Faisal Mansion, Jamrud Road, Peshawar.
Whereas the Owner possess a plot #___________________________________
(address of the Site where construction will be carried out) and is desirous
of constructing a house in the said plot of land as per the
approved architectural plan, structural drawings and the Exhibit (1)
specifications.
The Contractor and the Owner agree, bind, and obligate themselves as follows:
Contractor Liabilities:
In the event of failure to fulfil the terms and execution of work as per
contract, the Owner reserves the right to make the contractual obligations
carried out by alternative arrangements and Owner shall recover from the
Contractor any additional cost involved therein.
Owner reserves the right to order changes to the Work in the nature of
additions, deletions, modifications.
No Price escalation in respect of any item or material or account shall
be permitted.
If in the opinion of the Owner, the work carried out by the Contractor
is unsatisfactory, bad workmanship or any other abnormalities noticed
during construction work, or the progress is slow, the Owner shall have
the right to terminate this agreement and the Contractor shall not have
any right to claim any damage / compensation from the Owner.
In case the material or work is not up to the specification, the Owner
reserves the right to terminate the contract.
Owner shall have a right to inspect the work at any time and order that
Contractor promptly correct any Work that is defective or does not conform
to the Contract Documents.
Security Deposit:

CONTRACT PRICE:
This contract is square feet based contract. The cost per square feet of Non-
Covered is PKR and Covered is PKR

Disclaimer:
For all plumbing works in bathroom and kitchen (Toilet, washbasin, and
kitchen sink etc.) the first quality branded. Superior grade Material
would be used for concealed and open pipeline works for all water, gas
and Sewerage lines inside and outside the house. Wash basin provision,
closet provision and all waste lines will be connected to main chamber.
Drainage lines using superior grade plastic pipes.
One piece IFO Commodes & Bowls (PORTA) brand would be used in all
bathrooms.
Modern/Fancy Steel Fixture (PORTA/GROHE/Zilver) would be used in
all bath.
Aluminum/Brass & Glass Accessories in bath would be used
Imported Modern sink and faucet in kitchen would be used
Polypropylene Random Copolymer (PPRC) for water and gas
conduits/system; brand (Turkey Esen/Popular) grade (PN 20) superior
Un-plasticized poly vinyl chloride (uPVC) sewerage lines; brand
(Polyfit/Popular) class (superior)
For Outdoor galvanized iron (GI) pipes; brand (IIL) superior
Complete Gas fitting in all rooms and kitchen.

Contemporary steel floor register in bath and kitchen
Shower unit/Glass cubic fitting for partition of bathing place in
bathroom.
Rain showers would be installed in washrooms.

Free from knots and Properly dried wood (Kiln dried) would be used.

thickness around 40 mm.

Starting with 180 grit sand paper, progressively done using 320 or
400 grit.
Use premium wood stains before applying Polish or transparent
melamine or polyester coating.
Chalk powder is applied onto surface to give a rich and glossy look
before polishing to get uniform tone.
Melamine or PU coating would be applied over Polished surface for
superior finish and film stay.
All Polish products would be used ICI Dulux brand.
Chemicals polishing of all marbles.
False Ceiling:
Providing and fixing, complete POP (Plaster of Paris) false
ceiling of best quality would be used.

Royal Designed CNC Wooden ceilings with Fanoos in main lobby and
drawing/dinning.
Uniform depth through the tile (16mm or 5 sootar) would be used.
Best quality Hardware (pure copper in gauge 21) would be used for
fixing POP tiles.
Painting ceiling after sand papering the surface, applying one
coat of primer, one coat of filler and applying 2 finishing coats
of Distemper of approved quality, make and shade.

Imported High end (3D & 2D) Wall paper, one Wall in each room,
Drawing, Dinning and Lounge
