DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED of Absolute Sale, made and executed by and between:

SPS. CHRISTOPHER C. CUASAY & BETH B. CUASAY, both Filipino, of legal age
and resident of Block 7 Lot 1 Mahogany Place, Brgy. Kayumanggi, Lipa City,
Province of Batangas, hereinafter referred to as the SELLER;
and
SPS. NELSON TEE LEN, CUA and JEAN TAN CUA, both Filipino, of legal age and
residents of 178-C d. Tuazon St., Sta. Mesa Heights, Barangay Maharlika, Quezon City,
hereinafter referred to as the BUYER;

WITNESSETH:

WHEREAS, the SELLER is the absolute and duly registered owner of a certain parcel of land,
situated at Lot No. 26 Block 60, Brgy. Tungkong Mangga, San Jose del Monte, Bulacan, covered and
embraced by Transfer Certificate of Title No. 040-2012019807 of Registry of Deeds, Meycauayan,
Bulacan, with an area of TWO HUNDRED TWENTY-TWO (222) sqm, more particularly described as
follows:
WHEREAS, the SELLER is desirous of selling the above-mentioned parcel of land, to the BUYER who is
likewise desirous of buying the same.

NOW, THEREFORE, for and in consideration of the foregoing premises and the sum of
PESOS; ONE MILLION FIVE HUNDRED THOUSAND (Php 1,500,000.00), Philippine currency, which sum
is herein acknowledged and received in full by the SELLER to its entire satisfaction, herein SELLER by
these presents hereby SELL, TRANSFER AND CONVEY in a manner absolute and irrevocable unto the
BUYER, its executors, administrators and assigns, the aforementioned parcel of lot, free and clear
from any and all liens and encumbrances, under the following conditions:

1. The SELLER shall defend the title covering the subject parcel of lot against any and all
claims of whatever nature or kind against whomsoever, including those claims or rights
of any tenant, possessor, or lessee, if any, and for this purpose the SELLER shall
guarantee the BUYER’s continuous peaceful physical possession of the subject parcel of
lot;

2. All land taxes which may affect the property shall have been paid and caused to be paid
by the SELLER up to the date of transfer of ownership and receipt or receipts for said
land taxes shall be delivered by the SELLER to the BUYER upon execution of this Deed of
Absolute Sale;

3. The capital gains tax and updated homeowner’s dues shall be for the exclusive account
of the SELLER; while the documentary stamp tax, registration expenses and fees,
transfer tax and all other incidental expenses pertaining thereto shall be for the
exclusive account of the BUYER.

IN WITNESS WHEREOF, the parties have by these presents, signed this instrument this

instrument and acknowledged before me that the same is their free voluntary act and deed.

This instrument refers to a Deed of Absolute Sale of a Parcel of Lot situated at Lot No.
26 Block 60, Brgy. Tungkong Mangga, San Jose del Monte, Bulacan, covered by Transfer Certificate of
Title No. 040-2012019807 consisting of two (2) pages including this page where this
Acknowledgement is written, signed by the parties and their instrumental witnesses on each and
every page thereof.
