DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and entered into by and between:

MARISSA C. ALCANTARA, of legal age, widowed, Filipino, and a


resident of Brgy. 4, Sta. Maria Vintar, Ilocos Norte, hereinafter referred to as the
VENDOR,

- and -

EDGAR CALARAMO and CECILIA CALARAMO, both of legal age,


married, Filipino and a resident of Brgy. 4, Sta. Maria Vintar, Ilocos Norte,
hereinafter referred to as the VENDEES,

WITNESSETH:

WHEREAS, the VENDOR is the owner of a parcel of unregistered land,


designated as Lot No. 775 of the Vintar Cadastre, located at located at Brgy. 4,
Sta. Maria Vintar, Ilocos Norte:

TD/ARF-No. 14-0005-00279

BOUNDARIES:

NORTH: Lot 774 EAST: Lot 777


SOUTH: Lot 785 WEST: Lot 366

KIND: Agricultural
AREA: 413 sqm
MARKET VALUE: 7,400.00
ASSESSED VALUE: 1,250.00

WHEREAS, the VENDEES has offered to buy and the VENDOR had
agreed to sell the above-described properties.

           NOW, THEREFORE, for and in consideration of the foregoing premises,


the parties do hereby agree on the following terms and conditions, to wit:

1. The total consideration of the sale is fixed at Three Hundred


Thousand Pesos (P300,000.00);
2. The amount of EIGHTY THOUSAND PESOS (P80,000.00) shall
be paid by the VENDEES to the VENDOR upon the execution of
this instrument;

3. The balance of TWO HUNDRED TWENTY THOUSAND PESOS


(P220,000.00) shall be paid by the VENDEE to the VENDOR in the
following schedule:
a. January 31, 2022 – P20,000.00;
b. February 28, 2022 – P20,000.00;
c. March 31, 2022 – P20,000.00;
d. April 30, 2022 – P20,000.00;
e. May 31, 2022 – P20,000.00
f. June 30, 2022- P20,000.00

g. July 31, 2022- P20,000.00
h. August 31, 2022- P20,000.00
i. September 30, 2021- P20,000.00
j. October 31, 2022- P20,000.00, and
k. November 30, 2022 – P20,000.00.
4. In the event that the sale will not push through, the VENDOR
undertakes to return the amount already paid by the VENDEES.
However, a reasonable rental on the actual use of the property
should be paid by the VENDEES; and
5. Upon the full payment of the total consideration of the sale, the
VENDOR undertakes to execute and deliver to the herein
VENDEES a deed of absolute sale pertaining to the above-
described property.

           That the VENDOR hereby warrants valid title to and peaceful possession
of the property herein sold and conveyed and further declares that the same is
free and clear of all liens and encumbrances of any kind whatsoever.

           IN WITNESS WHEREOF, the vendors have hereunto set their hands on
________________ at ______________, Philippines.
