*PROPERTY IN HRELJIN FOR SALE*

For sale is a plot of around 880 m2 on which there is an old industrial building from 1900
- a mill. In addition, the plot has a private access from the neighboring plot of about 200
m2, in which we have co-ownership of 50%. So, in total about 980 m2 of terrain is being
prepared for sale.
The building of the old mill is connected to electricity, while the water connection is only
20 m away, there is public lighting in the public street only 150 m long, and the bus stop
is a 2 min walk on the nearby square of the Hreljin area named Biljin, where there is also
a cafe. The supermarket, the doctor's office, a pizzeria and other amenities are about a 2
min car drive further the hill on which Hreljin is situated or a 10 min walk.
Right next to the property there is the green belt. The building of the antique mill requires
complete renovation. Some auxiliary small premises of the neighboring plot lean against
it's wall, but as the terrain slightly falls down, they are not in the property's way.
The plot is located in the town of Hreljin, about 10 minutes by highway to the center of
Rijeka, in a quiet location, on the edge of the forest and meadows, in a cul-de-sac, in
which there are a few other houses. The terrain has a slight slope and is easily accessible
by car from the small street and private access, which being a cul-de-sac is traffic-free
and ends right in front of the property. To the green belt direction, you can walk along
paths (from 200 to 1000 m) through meadows and forests to many viewpoints overlooking
the entire Kvarner Bay. It is an ideal place for families who love nature and have pets, and
want to live in a quiet location.

The building of the old mill is about 120 years old, inside it has dilapidated wooden floors,
ceilings and internal stairs. The outside is built of solid and large stones, and the roof was
completely renovated around the year 2000. There are not many stone walls inside the
building, because the working space was mostly open and connected between the
basement and the ground floor.
Each floor of the old mill has 133m2. The attic space is quite high and can be used well.
In case the new owner wants to renovate the existing building, it is possible to obtain a
permit for the addition of 1 or even 2 floors. For now, the building will have a usage
permission as it is.

The area of the undeveloped part of the plot is about 750 m2, so it is possible to build a
completely new house on it, connected to this existing building or even free standing. The
property was inherited from the grandfathers and the ownership documentation is
currently in preparation, expected to be finished in approximately a month's time.
The estimated market price of the land with the existing building, which has a use permit
and infrastructure connections is 65,000 Euros.
