RENTAL AGREEMENT

This 11 months Rental Agreement made this day 02nd FEB 2020 Mr k.LATHA
D/o.Radha, aged 50 years, 14/1 Manmegalai ST,MGR nagarChennai – 600 078
(herein after called the House Owners which expression shall where the context
permits include its successors and assigns) of the first part and Mr
M.SUDHARSAN, 29 years, Aadhar No – 4472 7936 5240 , Mobile
no9940675745, No 16,kavibharathi nagar Ambattur Chennai -53 herein after
called The Tenant which expression shall where the context permits include his
heirs executors administrators legal representatives and assign of the second part
witnesseth to as follows:-

The house owners at the request of the tenant grants this 11 months Rental
Agreement to occupy the entire two bed room Flat No.G1 of Ground Floor
Portion of the building Plot No.84, Hindusthan Motor Nagar, Kallikuppam,
Ambattur, Chennai - 600 053 for residential purpose more particularly described
in the schedule here to together with all fittings and fixtures, and to have and hold
the same, the demised portion of the said premise for a period of 11 (eleven)
months commencing from 02nd FEB 2021. This 11 months rental agreement is
personal to the tenant and shall be subject to the following condition:-

1) The tenant occupying the residential portion of the Ground floor of the house
occupies it at the will of the house owners and is liable to be evicted there
from at the expiry of one month after service of notice determining the rental
agreement for which purpose the House owners or any one appointed by
them shall be entitled to enter the same at any hour during daylight and re-
occupy the same.
2) The tenants shall not have possession of the house and shall not sub-let the
whole or any part of the same house occupied by him and shall not allow
any other person except family to live in the house with him. The house shall
be used for residential purpose of his own family members only and the
same shall not be used for any other commercial or religious purpose.
3) The tenant occupying the house shall keep all drains, yards, and paths
adjacent to the residential portion clean.
4) The house lease is for a period of 11 months the Rent and amenities charges
to the schedule portion of the house is Rs.30,000/- (Rupees Ten thousand
only) per month of exclusive of Electric current charges each month. Before
occupying the premises, the tenant has agreed to pay an amount of Rs
1,00,000/- ( Rupees One Lakh only) as caution deposit. This caution deposit
shall be returned to the tenant when he vacates the premises, provided the
tenant hands over charge of the premises in good condition without any
damage what so ever and one month’s rent and amenities charges ( Rupees
Ten thousand five hundred only ) will be deducted towards colour washing,
painting and cleaning to the portion vacated by the Tenant and shall refund
the balance amount to the tenant at the time of the termination of the lease
by efflux of time of otherwise, on settlement of all accounts between the
parties hereto. The caution deposit amount shall not carry any interest.
5) The monthly rent and amenities charges ie Rs.30,000/- ( Rupees Ten
thousand only) shall be paid by cheque/cash to the House Owner on or
before the 5th day of each English Calendar month the first payment
commence from 1st MAR, 2022. There shall be no default in payment of
rent each month.
6) The Rental agreement shall be terminated if it is found that the tenant does
not ordinarily reside the house mentioned above.
7) Every two months current consumption amount will be collected by the
house owners from the tenant to remit the same at TNEB office.
8) The tenant shall permit the House Owners, their representatives, agents and
servants at all reasonable times to enter the said premises or any part thereof
for the purpose of viewing the condition thereof or carrying out the
necessary repairs.
9) The tenant shall not make any additions to or alterations of the said premises
including the Electric installations except with the prior written permission
of the House Owners.
10) Two months notice to evict the house shall normally be given to the tenant
for all cases except misconduct.
11) Breach of any of the conditions mentioned above shall immediately
terminate the Rental Agreement and the House Owners or anyone appointed
by them shall be entitled to take possession of the house immediately.
12) All costs and expenses incurred by the House Owners in any legal
proceedings for evicting or in endeavouring to evict, the tenant from the
house occupied by him, shall be recoverable at the discretion of the House
Owners from the tenant, and costs and expenses, in case the court orders,
ejectment, shall be the costs awarded by Court and also other expenses
incurred by the House Owners incidental thereto, and in case the tenant
vacates the house during the pendency of any such legal proceedings
resulting in the withdrawal by the House Owners of such proceedings, shall
be the costs and other incidental expenses incurred, whether or not ordered
by Court.
13) The Land Lord shall pay the property tax.
14) The lease may be renewed by Mutual consent of the parties.
15) At the time of renewal, rent and amenities charges will be increased @
5% every year commencing from 30-04-2021.
16) Common Electricity charges by Bore Motor and the sump motor shall be
paid by the tenants and co-tenants equally in the apartment.
17) Due to the high consumption of electricity of the tenant, if additional
security deposit needs to be paid to the Electricity board, the same should be
paid by the tenant and owner shall not liable for the same.
18) To pay the Maintenance charges for water, security service and the
ameneties provided, as applicable to the co-tenants.
SCHEDULE

All that Flat No. G-1 house portion of a carpet area of 850 Square ft or
thereabouts, of premises room Flat No.F2 of Ground Floor Portion of the building
Plot No.84, Hindusthan Motor Nagar, Kallikuppam, Ambattur, Chennai - 600 053
together with all fittings and fixtures :-

Tube Lights with fittings : 5 nos and associated electrical switches, regulators,
plug and power point holders Western cum out, Wash basin, Shower and water
taps etc.

IN WITNESS WHEREOF the Parties have signed this deed, on this day, month,
year mentioned above in the presence of the following witnesses.
