DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENT:

          WE, TERESITA A. DELA CRUZ, Filipino citizen, single of legal age with residence and post-
office address at Ma. Clara St. Caloocan City and AVELINO A. DELA CRUZ Filipino citizen, of legal
age, married to NELIA MAGBITANG DELA CRUZ, with residence address at Ma. Clara St. ,
Caloocan City, for and in consideration of the sum of SEVEN HUNDRED THOUSAND PESOS
(P700,00.00), Philippine currency, paid to me today by MARICEL B. CABARIO, Filipino citizen, of
legal age, with residence and post office address at 51 5 TH Ave. Ma. Clara St. Grace Park, Caloocan
City, do hereby SELL, TRANSFER, AND CONVEY absolutely and unconditionally, unto said
MARICEL SOBRESIDA CABARIO, her heirs and assigns, that certain parcel of land, together with
the buildings and improvements thereon, situated in the City of Caloocan, Metro Manila, and more
particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 35980

A parcel of land (Lot 10-C of the subdivision plan (LRC) Psd-26206, being a portion of lot 10,
Block 33, described on plan Psd-15136, LRC (glro) Rec. No. 11267) situated in the barrio of
Calaanan, Caloocan City, Isalnd of Luzon, bounded on the N., points 3 to 4 by Lot 12, Block 33,
Psd-16136; on the E. points to 4 to 5 by sreet No. 238, Psd-2895; on the S., points 5 to 1 by Lot
10-B and points 1 to 2 by Lot 10-A both of the subdivision plan; and on the W. points 2 to 3 by
Lot 9, Block 33, Psd-15136. Beginning at a point marked “1” on plan, being S. 58 deg. o6 E.
1562.60 m. from BLLM 1. c-1 p. of Caloocan, rizal, thence 88 deg. 08 W.; 26.25 m. to point 2,
thence N. 1 deg. 52 E. 10.00 m. to point 3 thence s. 88. deg. E. 52.50 m. to point 4; point of
beginning, containing an area of THREE HUNDRED TWENTY FIVE (325) SQUARE METERS ,
more or less. all points referred to are indicated on the Conc. 15 x 60 cm., and the rest by PS.
cyl. Cons. 15 x 60 cm. bearings true, date of the original survey June 4-6, 1912 and that of the
subdivision survey, Jan. 24, 1963…//

of which I am the registered owner in fee simple, my title thereto being evidenced by Transfer
Certificate of Title No. 35980, issued by the Register of Deeds of Caloocan City.

          It is hereby mutually agreed that the vendee shall bear all the expenses for the execution and
registration of this deed of sale.
