9THIS DEVELOPMENT AGREEMENT IS ENTERED INTO AT CHENNAI,
ON THIS DAY OF 2022,

(DEVELOPER" of the ONE PART;

Kuzhipuli, Innadu, Chinnasalem, Villupuram - 606 2O7., hereinafter called
the'PURCHASER'.
The term 'DEVELOPER" and "PURCHASER", wherever the context so
means, requires or permits, includes their legal heirs, representatives,
executors, administrators, nominees, successors-in-interest and assigns;

WHEREAS the Mr.L.Sreedhar Reddy, Son of Mr.Leburu Veera Reddy, is


sole and absolute owner of the vacant house Plot Nos.1 to 42, and 4a, 52,
54 to 94 and Shop-l, Shop-2, &
86 in all totally measuring an extent of
3,67,864 Sq.ft., Survey Nos.2l0l1A (Part), 210/18 (Partl,2lOl2 to 21O17,

(Partl, 2L t I 23 (Parrl, 2t I I 27 to 2l I I 33 and 56 I 2,
5614,5615 in to layout of housing plots and obtained Approval from the
Deputy Director of Country and Town Planning Chingleput granted their
approval vide D.T.C.P. Approved No.l222/9O based on Thiruvallur
Panchayat Union Commissioner's Letter R.C.No.38950/ 1990, dated
27.12.1990 and the layout named as 'SHRMNKATESWARA NAGAR',.

WHEREAS, the above Housing plots in "SHRMNKATESWARA NAGAR',


approved Layout by D.T.C.P. vide Ma.Va./Na.Vu.E. No.l222/1990, with
Thiruvallur Panchayat Union Commissioner's Letter dated 27.12.1990,
situated at No.78, Kilambakkam Village, Thiruvallur Taluk, Thiruvallur
District

WHEREAS Mr.L.Sreedhar Reddy, Son of Mr.Leburu Veera Reddy, entered


into an MOU, on.21.04.2022, with M/s.MANJU PRoMOTERS PRIVATE LIMITED,
to carry out the activities viz., develop, market & sell the housing plots in the
aforesaid layout.

WHEREAS, the DEVELOPER herein, after careful consideration, agreed to


develop, market & sell the aforesaid Housing Layout named as .SHRI
VENKATESWARA NAGAR", situated at No.78, Kilambakkam Village,
Thiruvallur Taluk, Thiruvallur District.
WHEREAS the VENDOR being the absolute owner and was in exclusive,
unintermpted, continues possession of the vacant housing plot No.25
measuring an extent of 198O Sq.ft., consists as Plot No.25A (measuring
825 Sq.ft.,) and Plot Iilo.25B., (measuring 1155 Sq.ft.,) in the said layout
and the VENDOR has got right, title and interest and unfettered authority to
convey the above said property to anyone.

WHEREAS, with an intention to Purchase housing Plot Iyo.2SB totally


measuring an extent of 1155 Sq.ft., Comprised in Survey Nos. 21Ol1O &
2LOllL., (Patta No.2770), in the a-foresaid Project, more fully described in
Schedule hereunder, the PURCHASER herein, approached the DEVELOPER
herein, with a request to develop the aforesaid Plot proposed to be
purchased, and agreed to pay a sum of Rs.5,48,6251- (Rupees Flve
lakhs
and Forty Etght Thousaad Six Hundred and Twenty Five Onlyf to the
DEVELOPER towards Development Works as listed in the Annexure to this
Development Agreement.

NOW. THIS DEVELOPMENT AGREEMENT WITNESSETH AS FOLLOWS:


1) Upon request from the PURCHASER, the DEVELOPER herein has agreed
to develop Plot No.25B measuring an extent of 1155 Sq.ft., Comprised
in Sunrey Nos. 21Ol1O & 2I0lLl., (Patta No.2770), in "SIIRI
VENKATESWARA IlAcAR", D.T.C.P. vide Ma.Va./Na.Vu.E.
No.l222/199O, dated 27.12.1990, situated at No.78, Kilambakkam
Village, Tiruvallur Taluk, Tiruvallur District, more fully described in
Schedule hereunder, for an estimated Development Charges
Rs,5,48,625/- (Rupees Five Iakhs and Forty Elght Thousand'Slx
Hundred and lVenty Flve Only)., towards Development Works as listed
in the Annexure to this Development Agreement.

2) The PURCHASER has paid a sum of Rs.IO,OOO/- (Rupees Ten Thousand


Only) paid as Advance, from out of ttre total estimated Development
Charges, to the DEVELOPER, to develop the Schedule mentioned
Property.

3) The PURCHASER agrees to pay the balance remaining Development


Charges amounting to Rs Rs.5,38,6251 - (Rupees Flve Lakhs and
Thtrty Elght Thousand Slx Hundred and lberty Five Oaly|., at the
time of Registering the Schedule Property, or within one month from the
date of this Agreement, whichever is earlier.
4) THE DEVELOPER has agreed to complete the Development Works of the
Schedule Property within one month from the date of signing this
Agreement.
5) During the pendency of this Development Agreement, il Taxes/Charges are
revised or additionally levied by the Govemment of the Day, and/or, by the
Statutory Authorities, the PURCHASER herein agrees to bear the same
including any other incidental expense/s incurred thereon.
6) THE DEVELOPER herein, agrees to arrange for the Registration of the
Schedule Property, in favour of the PURCHASER or their Legal Nominees
upon receipt of the entire Plot Cost at Guideline Value including the
Development Charges.
7) The DEVELOPER herein, agrees to hand over the duly developed Vacant
Possession of the Schedule Property to the PURCHASER, after the
Registration of the Sale deed in respect of the Schedule Property.
8) Any dispute or difference arising out of or in connection with this
Agreement, the same shall be referred to Arbitration in accordance with
the provisions of the Arbitration and Conciliation Act, 1996. Arbitration
will be conducted by a Sole Arbitrator to be appointed by the Developer.
The proceedings will be conducted in the English language and the venue
shall be in Chennai. The Courts in Chennai, Tamil Nadu and Laws of
India will have exclusive jurisdiction on any matter conceming this
Agreement.

No.277Ol, in the .SHRMNI(ATESWARA NAGAR,, layout approved by the
D.T.C.P. vide Ma.Va./Na.Vu.E. No.1222 /1990, dated 22.12.1990, situated at
d,ated 27.12.199O, situated at No.78, Kilambakkam Village, Tiruvallur Taluk,
Tiruvallur District, and thereabouts,

BOUNDED ON THE
NORTH BY Plot No.25A,
SOUTH BY 24 Feet Road,
EAST BY Plot No.26,
WEST BY 24 Feet Road,
And with the followins linear surements:
East to West on the Northern side 33 Feet,

In all measuring an extent of 1155 Sq. ft., and situated within the
Registration District of Thiruvallur and Sub-Registration District of
Thiruvallur Joint-I.

IN WITNESS OF THE PARTIES HAVE SET THEIR RESPECTIVE HANDS TO


THIS DEVELOPMENT AGREEMENT ON THE DAY, MONTH AND YEAR
FIRST ABOVE MENTIONED AT CHENNAI IN THE PRESENCE OF THE
