UIHEREAS all the revenue records were mutated in the name of M/s. Manju
Foundations Private Limited, (the vENDoR herein) for the above
said property and
Patta No.2668 has been issued in its name by the Head
Quarters Deputy
Tahsildhar, Marakkanam.
AND WHEREAS the VENDOR executed a Gift Deed (park & Road),
dated
01'03'2021, registered as Document No.6s2/2o2r, on the Iile of sub-Registrar
offrce at Marakkanam, gifted away the lands set apart for formation
of layout roads
and park and executed a another Gift Deed for TANGEDCo (TNEB),
Tindivanam,
dated 01.03.2021, registered as Document No.653/2021, on the file
of Sub_
Registrar Office at Marakkanam.

WHER-EAS the VENDoR herein ever since the date of its purchase have been in
absolute possession, occupation, ownership and enjoyrnent of the Schedule
Property in equal share, unintemrptedly and enjoying all benefits thereof.
WIIEREAS the VENDOR being the absolute owner and was in exclusive,
uninterrupted, continues possession of the vacant housing plot Ilo.3g, measuring
an extent of 1613 Sq.ft., in the said layout and the VENDOR has got right, title
and interest and unfettered authority to convey the above said property to anyone.
WHEREAS the VENDOR herein offered to sell and the pURCFIASER evinced
interest to purchase in the vacant housing plot lyo.gg, measuring an extent
of
1613 Sq.ft" comprised in survey No.lgg/lB as per patta sub-Division sunrey
IYo.188/ 1B1A1AA1A, in the layout named as 4BLUE SPOT,, situated
at
Marakkanam North village, Marakkanam Taluk, villupuram District, which is
more fully described in the schedule hereunder, hereinaJter referred to as Schedule
Property for a
sale consideration of Rs.8,O6,SOO/- (Rupces Etght Letrhs Slx
Thousand and Five Hundred Oolyf free from all encumbrances.
AND WHEREAS the PURCHASER have checked, verified and collected the Title
Deeds relating to the Schedule property, and has satisfied herself with regard
to the
clear and marketable title to the schedule property, and hereby confirm that no
further documents relating to the Schedule property needs to be fumished by the
VENDOR.

l. The above vENDoR assures the puRCHASER that there is no encumbrance
over the Schedule property as on today and that there is no subsisting
Agreement of sale, in favour of any person or persons in respect of the property
and agreed to be selling in favour of the pURCFIASER herein.
