Business updates
Company will monitor the CoB and will be looking to pass on the rise in the CoB
to the customers. Large part of the interest rate increase will be passed on
through increase in tenors rather than increase in EMI
Concerns on slippages and elevated credit costs from the restructured pool are
now behind.
Yields
Average yield on loan sanctions rose 31bp even as the loan mix remained the
same.
NIM and spreads will increase in the coming quarters. Spreads/NIM should be
better in 3QFY23 v/s 2Q. NIM will revert back to the 5% levels over a course of
time.
Most its bank borrowings are MCLR-linked and likewise interest rate resets for
the customer does not happen immediately when RBI announces Repo rate
hikes.
Almost all the loans on the asset side are floating rate in nature.
Minimum Lending Rate (MLR) stood at 8.15% in April and increased to
September 8.6% and further increased it to 8.8% in October. There is a reset of
interest rates every six months (in Apr and Oct) on the back book
Incremental yields 2QFY23: Home Loans: 9.4% and Home Equity:11.8% (average
incremental yields of 10.1%)
Portfolio yields: Home Loans: 9.7% and Home Equity: 12.4% (Average portfolio
yields of 10.3%)
Asset Quality
NNPA fell ~40bp QoQ and stood at 3.8% with Stage 3 PCR of ~43%
~INR1.75b of the restructured portfolio has slipped into NPA and ~INR3.8b is in
the overdue pool. Remaining ~INR1.2b of exposures have been collected and
closed.
Company was able to contain the slippages from the non-restructured book and
also witnessed significant recoveries from the non-restructured NPA pool.
Issued 1200 notices under SARFAESI and asked all the branch officers to meet all
the NPA customers. It was able to mobilize the entire machinery for collections.
Stage 2 stood at INR16.05b and Stage 2 provisions stood at INR1.16b (PQ: Stage
2 stood at ~17b)
Company did not sell any loans to ARCs in 2QFY23 and recoveries were organic
in nature.

Branch Expansions
Opened 2 branches and 3 satellite centers in 2QFY23 Expects to open a few
more branches in the remaining fiscal year.
Guidance
Guided that it would target to deliver Loan book of INR127-129b by Mar’23
Guidance for NIM of 4.75-5.0% and Spreads of 3%
Guided for GS3 of ~5.4-5.5% by Mar'23. Company had earlier guided for credit
costs of ~INR1b in FY23. Now it expects the credit costs to be lower in 2HFY23
Others
Company negotiated for better interest rates from Repco Bank. They are doing
the same for other commercial banks.
ATS for incremental sanctions in Home Loans stood at INR1.85m; Overall ticket
size including Home Equity stood at INR1.48m
There were no change in underwriting standards in 2QFY23; Because of
competitive pricing, it is seeing some interest from the organized sector
customers as well;
Top-ups are offered to existing customers with a good track record; Offered
interest rates are low and this also helps the company retain customers and
reduce the BT-OUT.
