DEED OF SALE WITH ASSUMPTION OF MORTGAGE

KNOWN ALL MEN BY THESE PRESENTS:

WELLINGTON RESIDENCE TANZA CAVITE, by virtue of powers conferred upon her/him, hereinafter referred to as VENDOR.

PERDONINA FRANCISCO BALOALOA and ELYMAR ALARCON ARITANA., both of legal age, Live-In Partner,, both
filipino citizen and a resident of WELLINGTON RESIDENCE TANZA CAVITE, by virtue of powers conferred upon him/her,
hereinafter referred to as VENDEE.

WITNESSETH:

That the VENDOR is the absolute owner of a unit more particularly described as follows:

Land Owner/Claimant : PAG-IBIG MUTUAL FUND

Address : BLOC 11 LOT 24 PHASE 1 WELLINGTON RESIDENCE
Pro.Location : BRGY. TRES CRUSES TANZA CAVITE

That for and in consideration of the sum of *** EIGHTY THOUSAND PESOS ONLY (Php 800,000.00) ***, Philippine
Currency, receipt in full of which is hereby acknowledged by the VENDOR to its complete satisfaction, the latter hereby SELLS,
TRANSFERS and CONVEYS by way of deed of sale, unto the said VENDEE, its successors and assigns, the above described
property. VENDOR further warrants and represents that it has a perfect right to sell the same and that it will defend the title thereto
against lawful claims of all persons whosoever. Unit sold was used and this sale is on an “as-is-where-is” basis and without
warranty as to defect and condition, in favor of the VENDEE. Henceforth, the latter shall cause the transfer of registration of the said
Housing Unit in its own name, with all concomitant costs thereof for its exclusive account.
