SIGNIFICANCE OF NIPA
CHOWRANGI:

Nipa Chowrangi is one of the most busy area


of Karachi. Nipa stand for “NATIONAL INSTITUDE
OF PUBLIC ADMINISTRATION” . Nipa chowrangi
has its won importance as its connect many
important areas such as GULSHAN-E-IQBAL,
GULSHAN-E-JAUHAR, JAIL CHOWRANGI,
SAFORA etc. Nipa chowrangi is considered to
be the centre of Karachi as it is linked with
almost all of the district of Karachi.
SIGNIFICANCE OF NIPA
CHOWRANGI:

Nipa Chowrangi is located in the east district of


Karachi having coordinates, lat: 24.917 & lon:
67.099. It approx. cover 147.7acres of total area.
Nipa Chowrangi is general a bus stop providing
transportation for the locals all over the Karachi.
There are many small business are being operated
at Nipa Chowrangi such as coaching centres,
privates Banks, small Shopping mall, Resturants etc.
SIGNIFICANCE OF NIPA
CHOWRANGI:

Nipa Chowrangi is the main tributary that connect


many universities in Karachi like NED University,
Karachi University (KU), Federal Urdu University, Sir
Syed University, National University of management
sciences (NIMS) etc. These days there is a lot of
traffic congestion at Nipa Chowrangi and
University Road due to the construction of BRT
throughout the University Road.

In both lanes of Nipa Chorangi, the majority of the
buildings with a few commercial unit underneath.
Additionally, there are several recreational areas, like Residential Transportation Institutional Recreational commercial

Major Aziz Bhathi Park and Sindbad, as well as the


renowned Sir Syed University.
HOUSING CONDITION
POOR
• Since most plazas are four to five floors
tall, they are not very adaptable. Few
10–12 story flats that were seen on the
main Nipa Chorangi .Most homes have
minimal to moderate levels of
maintenance.Very ancient apartments
with exposed walls, faded colours, and
a dusty atmosphere.
Well-Maintained
• Some apartments were either
newly constructed or decently
maintained.very few expensive
and well-maintained
apartments.Their windows,
colours, and grilling were all
perfectly preserved.
• While some houses have attractive
facades and a great appearance
How to Determine Housing
Density?
A country's population density is calculated by dividing its total
population by its area, expressed in square kilometres or miles.
1. Homes with low density
2. Housing with a medium density
3. Housing of high density
The number of residences per unit of land is referred to as housing
density or residential density. The standard unit of measurement is
dwelling units per acre (du/ac).
Types of Residential Density
Low Density
• Single-family homes,semi-detached homes, and duplexes
• Have less then 30 homes per hectare
Medium Density
• Town houses,low-rise apartment
• Have between 30 to 100 homes per hectare
High density
• High-rise apartment
• Have more than 100 units per hectare
HOUSING DENSITY NEAR
NIPA CHORANGI
• The area near Sir Syed University karachi
is highly densed and highly populated. In
this area mostly upper middle class and
middle income class people live
• There are lots of flats and residential
houses and it is typically dense area.
• The presence of high rise buildings in
particular and two-three stories houses are
common.
Social Set-up
• Large families live together in houses
and it is very common to find 12 to 15
people living together in a single
house. Majority of the population has
been living in these area since birth
and many of them have shifted to
these areas from lower class localities.
The average family size is 13 and an
average of 2.5 familes live in a single
plot.
Survey
In a survey near Sir Syed University we examines that there are different classes of
people are living like lower class, lower middle class ,middle class, upper middle
class and upper class. The upper middle class and upper class has expanded
significantly, while the middle class and lower middle class has shrunk in the area
while the lower class are just few in numbers. Near Sir Syed University majority
upper class are living and their houses and their environment are very decent
.There are 400 sq yards house in each house average 8 people are living and there
income are around plus 5 lakh.
