Dear Sir/Madam,

We, the COAST GUARD SURFACE SUPPORT FORCE, propose to lease the property
below (the “Property”) under the following terms and conditions:

Address: 4th Flr. 1289 Fems Tower 1 Bldg. Zobel Roxas Ave.
Cor. Osmeña Highway, Malate, Manila
Size: 440 sqm
A total of 20 rooms ideal for Classrooms with Pantry/Galley and Closed-
door Office Spaces
Condition: Warm Shell
Parking: 2 parking slots

1. Lease Term and Commencement Date


We offer a lease contract for One (1) year, commencing on October 1, 2021 to October 30,
2022 with an option to renew upon the mutual agreement of the parties.

2. Monthly Rent and Taxes


We offer a monthly rent of Two Hundred Thrity-one Thousand Six Hundred Sixty
Pesos (Php 231, 660.00) Only inclusive of 2 parking slots and taxes. Computed as follows:

Rental Price: 440 sqm x 450 per sqm = 198,000.00

12% Vat = 23,760.00
5% Withholding Tax = 9,900.00
Total Monthly Rent = 231,660.00

There will be a rent-free period of one (1) month to allow for renovation/refurbishment of
the Property.

Two (2) months rent will be paid in advance before the commencement of the lease. The
remaining 10 months will be paid monthly thru bank transfer directly to the lessor’s
provided bank account.
3. Security Deposit
The Security Deposit shall be equivalent to one (1) month rent and will be paid, together
with the advance rent, before the commencement of the lease.

The Security Deposit shall be refunded to the Lessee in full by the Lessor, within 30 days
after the Lessee has completely and satisfactorily vacated and delivered the Property to the
Lessor, in the same condition as it was rented, and after the presentation of final utility bill
payment receipts.

4. Condition check prior to move-in


Prior to the lease commencement, we request the Lessor to:

 Check and provide preventive maintenance service where required prior to move-in
for:
a. Electrical switches, outlets, lights, etc. throughout the unit
b. Telephone / Internet / cable sockets.

5. Pre-Move In and Move In Inspections


That the Property will be subject to pre-move in and move-in inspections, to be conducted
by us in the presence of the Lessor. Should the Lessor decide to be represented, Lessor’s
representative should have the authority to decide and confirm that the findings during both
inspections are true and correct and that the signature of the representative will be
considered by all parties to be binding.
