IMPORTANT AUCTION INFORMATION:

In order to register to bid, please ensure that you bring the following to the auction. You may also
register online at www.highstreetauctions.com: -

 Registration deposit of R50 000 payable either by EFT, Bank Guaranteed Cheque or Credit Card
 ID Book
 Proof of Residence
 Letter of authority to sign on behalf of a juristic entity

The highest bidder on the auction day will pay a deposit of 16.5% (5% deposit, 10% buyer’s premium
+ Vat) by EFT into our Trust account immediately. The balance of the purchase price will be secured
by the Purchaser within 30 (thirty) business days of acceptance of the offer.

In the event that a cash deposit is made, the Depositor will be liable for the bank charges relating to
that transaction.

Only the highest bid achieved at the auction will be submitted to the Seller for acceptance and
no counter offers will be considered during the confirmation period.

The land parcel is located in a new residential area which appears to be developing rapidly. It is
located in the suburb of Lotus Gardens, Pretoria West.

It is surrounded by Anthesis Street, Citron Drive and Bergamot Street. Lotus Gardens is just
west of Danville and north of Atteridgeville, approximately 11km due west of Pretoria.

It is accessible via the Magalies Freeway/N4.

DESCRIPTION OF PROPERTY AND IMPROVEMENTS

The subject site is located in Lotus Gardens as a Portion of Pretoria Town and Townlands.
The erf is undeveloped land, zoned Educational, and would appeal to an owner occupier,
developer or speculative investor.

The land extent is 2.8603ha and is serviced to the boundary. It is located between the
residential hub of Lotus Gardens and Elandspoort and is easily accessible from the
N4/Magalies Freeway. The zoning permits Educational Institutions, which are ideal for this
area and something which the area is in need of.

The land could lend itself to a residential development, however it will be the responsibility of
the purchaser to obtain the required zoning and planning permission.

We have not undertaken a structural survey of the above-described improvements or


finishes, nor have we arranged for tests or inspections to be carried out on any of the

Unless otherwise announced, the High St. Auction Co. and the Auctioneer are entitled to bid on behalf of
the seller up to the reserve price.
