To Whom It May Concern,

Defect on Tiling workmanship / Quality of Tiles Affixed in Kondominium -

With reference to the above, on 12 August 2017,my tenant found that the tiles in the hall had “popped
out”. Upon checking he found that there were at least 40 to 70 tiles had actually come out and has
actually “raised” off the flooring.

2. Upon realizing this my tenant had called me and I went over to the unit immediately to verify his
concern. Upon reaching the premise I had seen as he had highlighted - 40 to 70 tiles have “popped out
and has “raised” off the flooring”.

3. Mahumas which was represented by Mr. Govin had arranged for this tiles to be fixed and the work
was done from 21 to 23 August 2017.

4. On 14 October 2017, the tiles in the Master bedroom had popped up – A total of roughly 40 tiles
has come out.

5. I further understand that this is a known issue in this condominium and the Mahumas has replaced
and repaired this defect on the impacted units during and after the warranty period.

6. As for my unit – There has been defects on the tiling and that has been highlighted to Mahumas upon
receiving the keys and Mahumas has advised that these defects have been resolved.

7. I understand that the warranty period has ended but as concerns on the tiling has been highlighted
during the warranty period, Mahumas should take responsibility of the defect and get it resolved.

8. There seem to be some quality or workmanship issue with the tiling as tiles do not easily get removed.
It has been only less the 3 years upon receiving the keys and less the 1 year from the warranty period
(Warranty Period is 2 years as I understand) and nearly 80 % of tiles in the hall being “Popped Up” seem
to definitely be a quality of workmanship issue.

9. Tiles being “popped up” are normally caused by air pockets in the tiles – which means the cement
layer was probably laid one day before the tiles were laid or the amount of cement placed on the tiles
and pressed down was not adequate or the filling between tiles were not properly done.
8. As this is a quality / workmanship issue and as issues with the tiling were highlighted during the
warranty period, Mahumas should take responsibility to fix (replace and repair) all damages faced and
to check the rest of the condominium on the quality of the tiling at their own cost.

10. Based on the above, I expect Mahumas to send their representative within 2 working days
of receiving this letter and reply within 3 working days upon receiving this letter on the resolution of this
issue.

10. If no response is received by Mahumas as per the stipulated time mentioned above, I will proceed to
do the required repair and will proceed with the required action.

11. For your reference, I have attached the pictures of the damage and as well as the defect list provided
to Mahumas during the warranty period.
