DEED OF DONATION OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION is made, executed and entered into by:

STEPHEN CHEN SR., Filipino, of legal age, married to STEPHANIE

CHEN, and presently residing at Unit 804, Aeon Towers, J.P. Laurel
Avenue, Davao City, Davao del Sur, Philippines, hereinafter referred to
as DONOR.

- AND -

STEPHEN CHEN JR., Filipino, of legal age, single, and presently

residing at Block 24, Lot 40, Via Roma, Camella Cerritos Subdivision
Phase 1, Mintal, Davao City, Davao del Sur, Philippines, hereinafter
referred to as DONEE.

WITNESSETH;

WHEREAS, the DONOR is the registered owner of house and lot

currently occupied by DONEE at Block 24, Lot 40, Via Roma, Camella
Cerritos Subdivision Phase 1, Mintal, Davao City, Davao del Sur,
Philippines, and covered by Transfer Certificate of Title No. 109999 with
a total area of TWO HUNDRED AND FIFTY (250) SQUARE METERS,
more or less, and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 109999

“A PARCEL OF LAND, Lot No. 40, Block 24, of subdivision plan PSC-
15-123974; LRA Rec. No. X-018467, located at Mintal, City of Davao.
Bounded on the West by Via Roma. Containing a total area of 250
square meters.”

WHEREAS, DONOR is the single father of DONEE, STEPHANIE

CHEN, wife and mother, having passed away on September 24, 2016;

That FOR AND IN CONSIDERATION OF the DONEE’s attainment

of summa cum laude, having graduated from the University of the
Philippines Diliman with a Bachelor of Science in Interior Design on
June 14, 2022, and as a show of pride, gratitude, and liberality on his
part, the DONOR hereby cedes, transfers, and conveys, by way of
donation, unto DONEE, the aforementioned real property, free from all
liens and encumbrances;

That the DONOR affirms that this donation is not made with
intent to deceive his creditors, and that he has reserved for himself
sufficient funds and property;

That the DONEE hereby accepts and receives this donation made
in his favor by the DONOR, and hereby manifests his gratefulness for
the latter’s generosity.

IN WITNESS WHEREOF, we have hereunto set our hands this 9th day of
July 2022 at Davao City, Davao del Sur Philippines.

109999, consisting of three (3) pages, including the pages on which this
acknowledgement is written, has been signed on each and every page
thereof by the concerned parties and their witnesses.
