WHEREAS Smt. K.

Lavanya, the Lessor is the absolute owner of the premises


bearing municipal House No-3-231/W/30/A comprising of the ground plus two
upper floors, admeasuring 3850 square feet situated at Road No 2, Women's Co-
operative Society, Jubilee Hills, Hyderabad, Telangana, hereinafter referred to as
"Demised Premises".

WHEREAS the lessee has requested the Lessors to grant lease with respect to
the premises bearing municipal House No. 6-3-231/W/30/A comprising of the
ground plus two upper floors, admeasuring 3850 square feet situated at Road No
2, Women's Co-operative Society, Jubilee Hills, Hyderabad, Telangana, for the
purpose of office cum guest house and shall not be used by any other party and
for any other purpose on the following terms and condition :

NOW THIS LEASE AGREEMENT WITNESSETH AS FOLLOWS:

1. The lease is for a period of ten (10) years in respect of the "Demised
Premises" and shall commence from 1st of May , 2018 and shall be valid till
30th of april, 2028. Thereafter, same may be extended further on mutual
consent of both the parties. In case rental/lease agreement is to be
terminated earlier for any unavoidable reasons, either party shall give 2
calendar months prior notice in writing to the other party.

2. That the Lessee shall pay to the Lessor a monthly rent of Rs. 55,000/-
(Rupees Fifty Five Thousand Only). The rent shall be paid in advance on
Monthly basis on or before 10th of every English Calendar Month. The
lessee shall increase the rental amount of Rs 55,000/- (Rupees Fifty Five
Thousand Only) @5% for every completed period of the 12 (Twelve) months

3. That during the lease period, in addition to the Monthly rental amount
payable to the Lessor, the Lessee shall pay for the use of electricity &
water as per bills received from the authorities concerned directly. For all
the dues of electricity bills & Water bills till the date the possession of the
premises is handed over by the Lessor to the Lessee it is the responsibility
of the Lessor to pay and clear them according to the readings on the
respective meters. At the time of handing over possession of the premises
back to the Lessor by Lessee, it is the responsibility of the Lessee to pay
electricity & water bills, as presented by the Departments concerned
according to the readings on the respective meters up to the date of
vacation of the property. The Lessor has provided ceiling fans, tube lights
and other electrical fixtures at the "Demised Property" and servicing &
repair will be the responsibility of the Lessee.

4. The Lessee had paid to the Lessor an interest-free refundable security


deposit of Rs. 2,20,000/- (Rupees Two Lakhs Twenty Thousand Only)
equal to 4 months' rent at the time of signing the Lease Agreement. The
said amount of the Security deposit shall be refunded by the Lessor to the
Lessee at the time of handing over possession of the demised premises
by the Lessee upon expiry or sooner termination of this lease after adjusting
any dues (if any) or cost towards damages caused by the negligence of
the Lessee or the person he is responsible for, normal wear & tear.
