DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

I, VENUS P. REMIGIO, of legal age, Filipino and residing at 8383 Zone 7 Carig Sur,
Tuguegarao City, hereinafter referred to as the VENDOR, for and in consideration of the sum of
TWO HUNDRED THOUSAND PESOS (P200,000.00), Philippine currency, to me paid by
SARLAH KAYE A. ASUNCION and STANLEY KARL A. ASUNCION, also of legal ages
and residing at Gemini St. Consuelo Heights Tuguegarao City, Cagayan, collectively refereed to
as the VENDEE receipt whereof is hereby acknowledged, do hereby SELL, TRANSFER and
CONVEY, by way of absolute sale the following described personal property:

“Lot 9-M-2-D-3-G-5-A-5, covered by TCT T-154838 containing

an area of ONE HUNDRED FIFTY (150) sq.m., more or less located at
Carig, Tuguegarao City, Cagayan

I further warrant and guarantee that I own, and have the right to sell and transfer the title
and ownership of above-described property, and I will defend the same against the claims of any
and all persons whatsoever and that this land is not tenanted neither it is under agricultural lease.

REMIGIO M. ADRIANO, of legal age, Filipino and with residence at 23D Gemini Street
Consuelo Heights Tuguegarao City, Cagayan to be my true and lawful Attorney-in-Fact, for me
and in my name, place and stead, and for my own use and benefit to do and perform all or any of
the following acts and things, namely:

(i) To process and transact with Bureau of Internal Revenue (BIR), City
Government of Tuguegarao and Land Registration Authority-Registry of Deeds
for the filing, payment and processing of transfer of a parcel of land covered by
TCT T-154838 to our names;

(ii) To process, transact and make necessary payments with other government
agencies relative to the forgoing;

(iii) To sign pertinent documents in our behalf relative to the foregoing;

(iv) To receive the pertinent documents upon release;

(v) Generally, to do and perform all and every act and thing which may be requisite,
necessary or proper to carry out the above purposes.

GIVING AND GRANTING unto said Attorney-in-Fact full power and authority to do and
perform all and every act and thing whatsoever requisite, and necessary to be done in and about
the premises, as fully to all intents and purposes as we might or could lawfully do if personally
present, and hereby ratifying and confirming all that said Attorney-in-Fact shall lawfully do or
cause to be done under and by virtue of these presents.
