Unilateral Deed of Absolute Sale of A Registered Parcel of Land
That, for and in consideration of the sum of One Million Pesos (Php 1, 000, 000.
00) Philippine currency, in hand and paid in FULL by Analiza Tominez-Orfalaz,
likewise of legal age, married to Danny Orfalas, Filipino, and residents of Balili, La
Trinidad, Benguet, Philippines, do hereby sell, transfer and convey in an absolute and
irrevocable manner the aforementioned parcel of land unto said Vendee Analiza
Tominez-Orfalaz, her heirs and assigns the parcel of land above-described, free from all
any liens and/or encumbrances.
We hereby warrant that the parcel of registered land sold is free from any
lien, charges or encumbrances, and that we shall defend the Vendee against any
claim of any person whatsoever.
The land subject of this Sale is not tenanted nor primarily devoted to rice
and corn production as of October 21, 1972. Further, the requirements of Article
1623 of the New Civil Code have been complied with.
ACKNOWLEDGMENT
BEFORE ME, a Notary Public, for and in La Trinidad, Benguet, Philippines, this
____________________ personally appeared the above-named parties exhibiting to me their Valid
Identifications (IDs) with picture above their respective names and identified by me of their
identities to be the same persons who executed the foregoing instrument and acknowledged to me
that they have executed the same under their free act and voluntary deed.
This instrument refers to Deed of Absolute Sale of a Registered Parcel of Land consisting of
two (2) pages including this page on which this acknowledgment is written, and has been signed
thereof by the parties and their instrumental witnesses and sealed with my Notarial seal.
ACKNOWLEDGMENT RECEIPT
The said amount is the FULL PAYMENT of that parcel of land covered by
Transfer Certificate of Title No. T-48211
with an area of Fifty Thousand (50, 000) square meters, more or less.

AFFIDAVIT OF TRANSFEROR/s
We, BRAGADO B. BALUCAS SR., of legal age, married to Corazon T. Balucas, both
Filipinos, and residents of No. LD-52, Proper Lubas, La Trinidad, Benguet, Philippines, after
having been duly sworn in accordance with law, hereby depose and state THAT:
1. The parcel of land that I, the transferor/s transferred in favor of the transferee by way
of Deed of Absolute Sale, dated ______________ as per Doc. No. ______; Page No.
_____; Book No. I; Series of 2023, of Notary Public Atty. Shekina B. Manghi, is a
retention area or portion of the retention area not exceeding five (5) hectares.
3. The land subject of the transaction is not tenanted or the land subject of the
transaction is tenanted but the tenant’s right of pre-emption/redemption as stipulated
under Section 11 and 12 of R.A No. 3844, as amended, has been complied with;
(Attach written Notices to concerned tenants and proof of receipts)
4. There is no pending case before the regular courts or any tribunal involving the land
subject of the transaction or there is a pending case before the regular courts or any
tribunal involving the land subject of the transaction but the same had been decided
with finality. (Attach Certificate of Finality/Final Decision).
5. We are executing this affidavit in compliance with DAR Administrative Order No. 4,
Series of 2021 and for all legal intents and purposes this may serve.

1. I the transferees by way of Deed of Absolute Sale of Registered Parcel of Land dated

2023; of Notary Public Atty. Shekina B. Manghi.
2. I the transferee/s own a total aggregate landholding inclusive of the area subject
matter of the above-mentioned transaction not exceeding five (5) hectares, and that
I/We am/are executing this affidavit to show proof that my/our aggregate agricultural
landholding including the aforementioned transaction does not exceed five (5)
hectares.

1. I am executing this affidavit to state under oath that I do not have any property holding,
except that One Hundred Ninety (190) square meters, of a parcel of land I bought from
BRAGADO B. BALUCAS SR., covered by Transfer Certificate of Title No. 41604
containing a land area of One Hundred Ninety (190) square meter, more or less;
3. Finally, I am executing this affidavit for all legal intents and purposes this may serve;

AFFIDAVIT OF LANDHOLDINGS
We, BRAGADO B. BALUCAS SR., of legal age, married to Corazon T. Balucas, both
Filipinos, and residents of No. LD-52, Proper Lubas, La Trinidad, Benguet, Philippines, after
having been sworn to in accordance with law deposes and states that:
a. That certain parcel of registered land embraced and covered by Transfer Certificate of
Title No. 41604 containing a land area One Hundred Ninety (190) square meter, more
or less;
2. We have sold one hundred ninety (190) square meter more or less of the above described
property in favor of International New Hope Mission and Prayer Center, INC., as
represented by WALTER NARDO LADYONG and TERESITA A. CALABIAS.
3. We are therefore executing this affidavit to attest to the truth of the foregoing;
4. Finally, we are executing this affidavit for all legal intents and purposes this may serve;
