REQUEST FOR LOAN TO DEVELOP TROPICANA PARADISE - A 308-ACRE

DEVELOPMENT PROJECT IN GENTING HIGHLANDS

Referring to the above, for your information Knight Charisma Berhad (KCB) has been
invited to participate in constructing and developing Tropicana Paradise, a 308-acre
land in Genting Highlands by Tropicana Corporation Berhad. KCB will be developing
this project together with its JV Partner, China State Construction Engineering
Corporation (M) Sdn Bhd (CSCEC), one of the biggest construction company in the
world.

Tropicana Paradise comprises of an integrated entertainment hub that boasts an exciting

38-acres of retail and commercial space at the heart of Tropicana WindCity, integrated
with various attractions, luxury hotels and 6 branded residences. To complete the
township in terms of liveable spaces and accommodation options, Tropicana Paradise is
conceptualised to include modern serviced apartments with an emphasis on smaller one-
and two-bedroom units, branded residences as well as 4 and 5 star international brand
hotels. Tropicana WindCity is also Tropicana’s first township in Genting Highlands, South
East Asia’s most popular tourist hotspot.

In order to proceed with this project, which is scheduled to begin by February 2023, we
are seeking a total of RM 600 Million (Six Hundred Million Ringgit Malaysia) to fund
this project. Amanie Afra Halal Investment Ltd has been known to fund and assist in the
development of many mega projects in Malaysia and throughout the world, and KCB
would humbly request for Amanie-Afra’s help in providing financial support for the project.
Attached together with this letter is our proposal for your review and consideration. We
would like to request for Amanie-Afra’s reply together with your terms and conditions in
providing financial assistance. We would also like to request for a meeting to explain
further on our tentative roles, schedules and plans for the project.
