KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and executed by:

ROMANA C. ABRIGO, of legal age, Filipino, married to KAZUMI O. TSUSAKA,


a Japanese citizen, with residence and postal address at 137-A K6 Street, East
Kamias, Quezon City, hereinafter referred to as VENDOR.

– IN FAVOR OF –

REDEN SEVILLA MANUZON of legal age, Filipino, married to ROSEMARIE R.


MANUZON, also a Filipino, with both residence and postal address at 60 Tecson
Street, Pob. San Miguel, Bulacan, hereinafter referred to as VENDEE.

WITNESSETH

That the VENDOR is the owner in fee simple of a parcel of land her title
thereto is evidence by Transfer Certificate of Title No. V-55690 issued by the
Register of Deeds of Valenzuela, situated in the Municipality of Valenzuela, Metro
Manila and which is more particularly described and bounded as follows.

Pcs-13-001696, being a portion of the cons. of Lots 1171, 1176 &
1179, Malinta Estate LRC Lot 1170-A-1 (LRC) Psd-12069, Lot 1170-A-
2-C (LRC) Psd-51401, Lot 1170-B-2 (LRC) Psd-12068 and Lot 1178-B-2
(LRC) Psd-247658, L.R.C. Rec. No. 5941). Situated in the Bo. Of
Mapulang Lupa, Mun. of Valenzuela, Metro Manila. Bounded on the
SW., along lines 1-2-3 by Lots 16 and 15, on the NW., along line 3-4
by Lot 9, all of Blk. 18, on the NS., along line 4-5 by Lot 19, and on the
SE., along line 5-1 by Lot 7, Blk. 18, all of the cons. subd. plan.
Beginning at a point marked “1” on plan, being N. 75 deg. 49’E.,
383.73 m. from LM 31-over-, Malinta Estate, thence N. 84 deg. 32’w.,
4.00 m. to pt.2 N. 84 deg. 32’E., 4.00m. to pt. 3, N. 3 deg. 32’E.,
16.72m. to pt. 4 N.87 deg. 55’E., 8.00 m. to pt. 5; S. 3 deg. 32’w.,
17.19 m. to pt. of beginning containing an area of ONE HUNDRED
THIRTY SIX (136) SQUARE METERS. All pts. Referred to are indicated
on the plan and are marked on the ground by ps. cyl. cone. Nons.
15x60 cm. bearing true date of orig. survey, on April 20, 1906 - June
30, 1907 that of the cons. subd. survey, on Sept. 1 to Dec 5, 1989. “It
is hereby specifically agreed that notwithstanding the prov. Art. 567
of the Civil Code the Govt. of the Phil. Is. Is exempted from the
obligation to grant a right of way to the grantee herein”

That for and in consideration of the sum of One Million Thirty Six Thousand
Pesos (Php. 1,036,000) Philippine Currency, the receipt of which is hereby
acknowledge and confessed by the VENDOR from the VENDEES to his entire and
full satisfaction, the VENDOR hereto have SOLD, CEDED, TRANSFERRED and
CONVEY unto the VENDEE, his heirs, assign and successors-in-interest the above
describe property in a manner absolute free from all liens and encumbrances.

That the SELLER shall pay the capital gains tax and documentary stamps tax
due on the sale; however, transfer taxes, registration fees and all others expenses
registration and transfer of the title in the name of the BUYER shall be paid solely
by the BUYER. 50% each (buyer and seller) for the monthly payment dues of the
lot.

This document consist of three pages including this page, signed by the
VENDOR and their instrumental witnesses on the left hand margin of page one
and at the top portion of this page above this acknowledgement and it refers to a
Deed of Absolute Sale of a parcel of land situated in Mun. of Valenzuela, Metro
Manila.
