TECHNICAL SPECIFICATIONS

PROPOSED TWO STOREY RESIDENTIAL

PROJECT: PROPOSED TWO-STOREY RESIDENTIAL

A. GENERAL

1. The drawings and specifications are intended to be complementary. Anything shown on the
drawings but not mentioned in the specifications and vice - versa shall be done as if
mentioned or indicated in both. Anything not expressly set forth in either but is reasonably
implied or required in the process of completing any item within the scope of work shall be
taken into account as though specifically mentioned or indicated in both.
2. If no numerical indications appear in the drawings. The Architect shall be immediately
notified for clarification. Do not scale the drawings.
3. If there is conflict or ambiguity in the plans and specifications, the matter shall be presented
to the Architect who shall provide the necessary interpretation or clarification.
4. No substitution or revision shall be made for any material, dimension, size, article product,
brand or process unless approved in writing by the Architect.
5. If the description of any material is ambiguous, incomplete or not provided for, the matter
shall be referred to the Architect for proper clarification.

B. SITE PREPARATION

1. The area around the building shall be cleared of rubbish, refuse, grass, roots, and other
perishable or objectionable materials which may impede the proper implementation of
construction operations.
2. The Contractor, in coordination with the designated Surveyor and Engineer, shall properly
stake out the building accurately and establish grades, placing batter boards and reference
marks before any excavation is started. Basic batter boards and reference work shall be
erected at such places where they will not be disturbed during the construction of the
foundation. Care should be taken in order to preserve the location of lot monuments or
stakes during construction.
3. The contractor shall stockpile construction materials only at areas designated by the
Engineer.
4. Upon completion of the work, the Contractor shall clear the construction site of all surplus
materials and debris leaving the site clean and orderly to the satisfaction of the Engineer.

C. EXCAVATION, BACKFILLING AND GRADING


1. The Contractor shall excavate to the elevations and dimensions as may be required to
properly execute the foundation and footing works as indicated in the drawings.
2. The excavation work shall include the removal of all materials of every nature and
description which are encountered in obtaining the levels and grades indicated in the plans.
3. All footings, slabs and footing tie beams shall rest on 2 in. (0.05m) compacted gravel fills.

D. CONCRETE WORKS

1. Use type 1 Portland cement of known brand which has passed the Bureau of Product
Standards of the DTI for mortar and all concrete works.
2. Cement shall be stored in such a manner as to prevent deterioration or intrusion of foreign
matter. Any material that has deteriorated or has been contaminated shall not be used for
concrete mixes.
3. Use 25mm (G-1) coarse aggregate for slabs on grade and footings, 20mm (3/4") for beams
and columns. Use clean, washed and crushed gravel conforming to the "Specifications for
Aggregates" (PNS 18).
4. Fine aggregate used in the composition of concrete, mortar, grout, or plaster shall consist of
sand, stone screenings, or other inert materials with similar characteristics, or combination
thereof, having clean, hard, strong, durable, uncoated grains and free from injurious amount
of dust, lumps, soft or flaky particles, shale, alkali, organic matter, barns, or other deleterious
substances and shall not contain more than 5% clay.
5. Water to be used in mixing concrete and mortar shall be free from significant amounts of
deleterious impurities such as clay, organic particles, oils, soaps, dissolved salts and acids
which may affect the intended properties or durability of concrete.
6. All concrete columns, beams, and column footings shall attain a minimum 28-day
compressive strength of 20.68 Mpa (3,000 psi) within 28 days.
7. Concrete wall footings, floor slabs, septic vault cover and stab, concrete steps and walkway
stabs shall attain a minimum compressive strength of 17.24 Mpa (2,500 Psi) and shall rest on
a properly compacted base. In case of fill areas, tamper every 150mm layers to achieve a
minimum of 85% compaction. The Contractor shall submit compaction test as may be
required.
8. Concrete for all structural members and slabs shall be machine mixed using a batch mixer of
approved type. Mixing of concrete shall be continued for at least 60 seconds after all the
materials are in the drum, until there is a uniform distribution of materials and shall be
discharged completely before the mixer is recharged. "Ready-mix" concrete may be used
provided that a certificate shall be furnished by the mixing plant that the concrete can attain
the required strength when tested by the methods described by ASTM C-94.
9. All concrete works shall be subjected to slump test. Slumps shall be within the following
limits:

Job mix adjustment of water content shall be allowed only subject to the permission of the
Engineer provided that cement is also added to keep the original water cement ratio of the
design mix.

10. Concrete mortar that has partially hardened or has been contaminated by foreign material
or concrete that has been re-mixed after initial set shall not be deposited in the structure.
Chutes where used shall not exceed six (6) meters in aggregate length.
11. Concrete shall be deposited in its final position without segregation and shall be carried on
at such a rate that concrete is at all times plastic and flows readily into spaces between
reinforcements. All concrete shall be consolidated by vibrators of approved type 11"
diameter tip) and shall be thoroughly worked around the reinforcement and into the corner
of forms. Do not use vibrators to transport concrete inside forms. Vibrators shall not be
inserted into lower layers of concrete that have begun to set. At each insertion, limit the
duration of vibration to the time necessary to consolidate the concrete and complete
embedment of reinforcement without causing segregation of the mix.
12. Concrete shall be maintained in a moist condition (cured), by watering for at least seven (7)
days after placement except when cured by other acceptable means.
13. Where a construction joint is to be made, the concrete surface shall be thoroughly cleaned.
Construction joints shall be made and located as not to impair significantly the strength of
the concrete.
14. Construction joints shall be thoroughly wetted and coated with neat cement grout
immediately before new concrete is placed.
15. All concrete works shall be true to line, plumb or level and shall conform to the dimensions
as shown in the plans.
16. Repair of concrete imperfections shall be done within twenty-four (24) hours after removal
of forms. Fins shall be neatly removed from exposed surfaces. Concrete that is damaged or
honeycombed must be removed to reach sound concrete and replaced with mortar or
concrete as instructed by the Engineer. Where large bulges and abrupt irregularities
protrude, the protrusions shall be removed by brush hammering and grinding.

E. MASONRY WORKS

1. All concrete hollow blocks (CHB) shall have a minimum compressive strength of 2.76 Mpa
(400 psi) with thickness as indicated in the plans and all cells filled with mortar. Approved
brands are "PERMANENT", "ROCKBUILT", "JACKBUILT", "SUPREME" or "AGCOR".
2. All CHB mortar fillers and grout shall be mixed in volumetric proportions of one (1) part
cement and six (6) parts sand. Plastering shall be mixed in volumetric proportions of one (1)
part cement and three (3) parts of sand. Mortar materials shall be measured in approved
containers, which shall insure that the specified proportions of materials can be controlled
and accurately maintained during the progress of the work. The aggregates shall be
introduced and mixed in such a manner that the materials will be distributed uniformly
throughout the mass. A sufficient amount of water shall be added gradually and the mass
further mixed, not less than three (3) minutes, until a mortar of the plasticity necessary for
the purpose intended shall be obtained. The mortar shall be mixed in such a manner that
the quality of water can be controlled accurately and uniformly. Mortar boxes, pans, or
mixer drums shall be kept clean and free of debris or dried mortar. The mortar shall be used
before the initial setting of the cement has taken place. Re- tempering of mortar in which
cement has started to set shall not be permitted.

3. Assembled masonry units and plastering works shall be true to line, plumb, level and shall
conform to the dimensions as shown in the plans.
4. The first course of concrete masonry unit shall be laid in full bed of mortar, for the full width
of the masonry unit. The mortar for joints shall be smooth, not furrowed, and shall be of
such thickness that it will be forced out of the joints as the units are being placed in position.
Where anchors, bolts, ties and reinforcing bars occur within the cells of the units, such cells
shall be solidly filled with mortar or grout as the work progresses. Reinforcement shall be
embedded in the mortar joints in such manner that all parts shall be covered by mortar.
Grout thickness between masonry units and reinforcement shall not be less than 6mm. The
two top sources of filler block walls shall have their cores filled with grout when placed in
position.
5. Masonry walls shall be placed level and plumb all around. No section of any wall shall be
placed higher than six layers in advance of the other sections unless specifically approved.
Unfinished work shall be stepped back for joining with new work; tooting shall not be
permitted. Heights of masonry and plumbness shall be checked with plumb bobs and
leveling rods at all times to maintain the level of the walls. Spaces around door jambs shall
be filled solidly with mortar. Drilling, cuffing, fitting and patching, to accommodate the work
of others, shall be performed by
skilled workers. Bolts, anchors, inserts, plugs, ties, and miscellaneous metal work specified
elsewhere shall be placed in position as the work progresses.
6. Use 10mm diameter vertical bars and horizontal bars spaced at every second block and
every third layer respectively starting from 10 cm of every door or window openings of CHB
walls (refer to sheet S-2 for rebar locations). Splices for vertical and horizontal bar or dowel
bar shall be a minimum of 25 cm and shall be fastened tightly by tie wires. All horizontal and
vertical CHB reinforcements shall extend into the adjoining concrete columns, beams, or
intersecting CHB walls.

F. REINFORCEMENTS / METAL WORKS

1. All reinforcement shall be mild steel, deformed and shall be in standard metric sizes and
conforming to the requirements of the Philippine Trade Standards. Acceptable brand names
are "APOLLO STEEL", "CATHAY PACIFIC STEEL", "PAG-ASK, "GALAXIE", "UNIVERSAL STEEL", or
"UNION STEEL". All tie wires shall be galvanized GA #16. The minimum tensile strength for
16mm diameter and above bars shall be 40 ksi, 33 ksi for 12mm diameter and below, mild
plates, angular bars and flat bars.
2. All reinforcements shall be placed in accordance with the plans. In case of any doubt or
ambiguity in placing steel, the Contractor shall consult the Engineer for proper guidance.
3. All loose rust or scale, oil or other materials which tend to destroy bond between the
concrete and the reinforcement shall be removed before placing the steel and before
concreting begins.
4. Metal reinforcement shall be accurately placed and adequately secured by concrete or
metal chair spacers to prevent displacements by construction loads or the placing of
concrete. The minimum clear distances between parallel bars shall be one and one-half (1-
1/2) times the diameter for the round bars, but not less than one and one-third (1-1/3) times
the size of the coarse aggregate. When bars are used in two or more layers, the bars in the
upper layers shall be placed directly above those in the lower layers at a clear distance of not
less than twenty-five (25) mm.
5. Bends for stirrups and ties shall be made around a pin having a diameter of not less than six
(6) times the diameter of the bar.

6. Rebar splicing, hooks, bends and concrete cover shall be in accordance with the provisions of
the Structural Code of the Philippines. Splices of reinforcement shall be made only as
authorized by the Engineer. All hooks or bends shall be bent cold.
7. For flexural members, top bars in tension shall not be spliced in a tension zone. Splicing shall
be done beyond one fourth (114) span length from the face of the supports. Bottom bars in
tension, likewise, shall not be spliced in the tension zone. Splicing shall be done at about one
fifth (1/5) span length from the face of supports. Splices shall not be made within the
column but outside of columns at least 0.50 meter from the face of columns. Nor more than
50% of the total number of column bars shall be spliced at any given point.
8. Prior to concrete pouring, dowel bars for concrete hollow blocks (CHB) and anchorages shall
be secured tightly in place at the proper locations in beams, block outs, wall footings and
columns.

G. FORMWORKS

1. Forms shall conform to the shape, line, grade and dimensions of the members as shown in
the plans. Forms shall be made from plywood or dressed lumber at the option of the
Contractor. It shall be mortar tight and sufficiently rigid to prevent displacement and shall be
able to resist the pressure due to tamping and vibration of the concrete without deflection
from the prescribed lines. They shall be properly braced and tied together so as to maintain
position and shape and ensure safety to workmen and passerby. The surfaces of the form
shall be smooth and free of any defects which may affect the appearance of the concrete.
2. All forms shall be treated with approved oil before placing the concrete. Any material which
will adhere to or discolor the concrete shall not be used. Approved oil shall be applied
before installation of forms and in a manner avoiding contamination of reinforcement.
3. Internal ties shall be so arranging that upon removal of forms, no tie or stirrup shall be
within 25mm of any surface. Wire ties shall be gauge 16 GI wire.
4. Temporary openings shall be provided at the base of columns and wall forms, and at other
places where it is necessary to facilitate inspection and cleaning immediately before the
depositing of the concrete.
5. Removal of forms shall be accomplished in an approved manner preventing injury to the
concrete and ensure the complete safety of the structure. The minimum periods after which
forms may be removed are as follows:

a) Where the structure as a whole is supported on shores, vertical forms such as beam and
girder or beam sides (lifts, 4.50m and under) may be removed twenty four (24) hours after
completion of the pour, provided the concrete has hardened sufficiently to sustain its own
weight and to prevent injury.
b) Columns and walls with lifts over 4.50 meters may be removed forty-eight (48) hours after
completion of the pour.
c) Supporting forms or shoring for beams and girders must remain in place until the concrete
can carry any loads to be imposed days upon it and in no case less than fourteen (14) days.

H. CARPENTRY

1. All lumber shall be of approved quality, well-seasoned, thoroughly dry, free from large, lose
or unsound knots, saps, shakes and other imperfections that may adversely affect its
strength, durability and appearance. All sizes as specified on plans be strictly followed.
2. All woodwork such as ceiling joist, miscellaneous framings and door jambs shall be true to
line and grade.
3. All wood members intended to be used as ceiling joists, shall not be used as form lumber.
4. Lumber shall be protected and kept under cover both in transit and at the job site. Materials
shall not be delivered long before it is required for the work.
5. The kinds of lumber to be used are as follows:

a) Kiln dried apitong or tanguile or yakal for door jambs.


b) Rough sun dried and well-seasoned apitong or tanguile lumber for all ceiling framings and
other miscellaneous frames.
c) Use 5mm (1/4') thick ordinary tanguile plywood sheathing for all flush doors, except for
toilet doors, provide marine type plywood on the interior side. Acceptable brands are
"ARASPLY", "FINDLAY Ml LLAR", "AGUSAN PLY", "NALCOPLY", "PICOP", "STA. CLARA", or
"ZAMBOPLY".
d) All wooden parts in contact with concrete shall be surface treated with "CUPRINOL", or
"SOLIGNUM" wood preservative.
e) Use "HARDILITE" fiber cement board or its equivalent for all eave ceilings.
6. Lumber connections and other carpentry joints shall be fitted closely and set accurately to
the required lines and levels. They shall secure in place in a rigid and stable manner. Spikes,
nails and bolts shall be of the proper size, and care shall be taken so as not to split the
wooden members. Bolt holes shall be drilled through wooden members accurately and shall
have a diameter of three (3) mm greater than the bolt diameter.

I. ROUGH AND FINISHING HARDWARE


1. Hardware shall include all rough and finishing hardware required for the satisfactory
completion of the project such as nails, screw, nuts, bolts, straps, hooks, hinges, locks, etc.
2. Nails shall be manufactured from low carbon steel wires conforming to PNS standards. Wires
nails shall be smooth, free from rust, flaws, cracks and any other injurious defects.
Acceptable nail brands are "ALLIANCE", "CAPITAL", "HERCULES", or "STATE".
3. Use hinges manufactured by "STANLEY" or its approved equivalent.

J. DOORS AND WINDOWS

1. All panel doors shall be kiln dried tanguile of acceptable craftsmanship and quality. All flush
hollow core with framings taken from 38mm x 50mm (1-1/2" x 2") kiln dried lumber.
Sheathing shall be glued with "PERSTOP", "STICKWELL" or its approved equivalent and nailed
with 25mm or 38mm (1" or 1-1/2") finishing nails as required. The exterior face of the
service door and the interior face of the toilet door shall be sheathed with 5mm (114")
marine plywood and the other face with 5mm (1/4") ordinary plywood. All nails shall be
punched below the wood surface and the hole filled up with glazing putty. All exposed wood
surfaces shall be dressed and sanded.
2. Putty shall be the best of its kind and shall be gray in color.
3. All windows shall be aluminum frame with standard 44x77 tubular framing champagne finish
with clear glass.
4. Clear glass or reflective glass shall be 6mm thick, unless otherwise specified, free from
defects and manufactured by "REPUBLIC ASAHI GLASS" or approved equivalent.
5. All metal surfaces shall be free from mill scale, weld slag, imperfections, rust, grease and oil.

6. All front and service door locks shall be provided with entrance door locks by "YALE" Antique
Brass Finish. All toilet doors shall be provided with "ALPHA" privy door lock, chrome finish.
7. All welds of steel windows and stair assembly shall be brushed to completely remove all
oxidized material prior to the application of red lead primer or red oxide primer. All welding
rods shall be E60 electrodes. All welding shall comply with the requirements of
PNS or Structural Code, AWS.

K. FLOOR AND WALL FINISHES

1. Interior wall faces of building units shall be smooth plaster foam finish painted.
2. Exterior wall finish should be smooth plaster foam finish painted.
3. Exterior Floor finish shall be use by the following:
BALCONY, LIVING AREA, DINING AREA, KITCHEN SMOOTH TROWEL FINISHED or any
approved equivalent by the architect.

L. PAINTING

1. All colors are to be approved by the Architect based on actual color chips to be submitted.
Use "BOYSEN", "DAVIES" paints.
2. All surfaces to be painted shall be checked and all defects remedied prior to start of painting.
Tolerable plaster imperfections shall be coated with patching compound and plywood joints
shall be sealed with glazing putty by "BOYSEN", or "DAVIES".
3. All plastered walls shall be treated with neutralizer by "BOYSEN" or "DAVIES".
4. All surfaces to be painted shall be dry before any sealer or paint is applied. Paint applications
shall be in accordance with accepted standards of good practice.
5. Paint to be used are as follows:
a) Semi-gloss latex paint on all exterior masonry surfaces.
b) Semi-gloss enamel for all exterior wooden ceilings.
c) Quick dry enamel for door jambs and interior and exterior faces of the front service and
toilet doors as well as for all steel surfaces.
d) Red oxide primer for all steel surfaces

M. PLUMBING

1. All sanitary lines and fittings shall be PVC pipes by "NELTEX" series 1000 (orange), "MOLDEX"
Sanimold extra - 3. 72mm thk. and "ATLANTA" series 900 (orange).
2. Water lines and fittings shall be uPVC pipes by "NELTEX" class 100, "NELTEX" class 150,
"NELTEX", or “NELTEX” class 12.5.
3. Use white "SKYLARK" model for water closet and lavatory, manufactured by ROYAL TERN for
toilet fixtures or any approved equivalent, for the common toilet, and "MONICA" type water
closet and "SARAH" type lavatory both beige in color and manufactured by AMERICAN
STANDARD for the Master's bedroom toilet and bath or any approved equivalent; It shall be
free from deformities and discoloration.
4. A flat storage must be chosen for storage of PVC pipes and wooden sleepers must be placed
on the ground to avoid bending the pipes. Good ventilation must also be provided to
prevent the build-up of heat which may cause deformation of the pipes. For outdoor
storage, cover must be provided.
5. The interior of the pipes and fittings and exterior surface of the pipe engagement ends up to
the required engagement length shall be free of mud, dirt, oil or any foreign matter.
6. In joining PVC fittings to PVC pipes, the pipes ends shall be cut at right to its axis and slightly
beveled. The solvent cement shall be evenly and quickly applied to the inside of the fitting
and over the entire engagement length of the outside surface of the pipe then immediately
insert the pipe into the fitting or vice versa and applying a slight twisting motion until the
insertion or the engagement is reached. After joining, keep the joint free from twisting,
bending and pulling.
7. Clean outs shall be provided at every change of direction of pipe.
8. 1" x 12" PVC pipe weep hole at every 0.80m on center at ground floor slab base.

N. ELECTRICAL

1. All wires and cables shall be "COLUMBIA", "PHELPS DODGE", "DURAFLEX", "PHILFLEX", or
"SYCWIN".
2. Electrical wires shall be free from cuts, kinks or other injuries. Injured portions shall be cut
and the conductor properly spliced and covered with electrical tape.
3. Electrical tapes shall be any of the following brands "ARROW", "NITTO", "ARMAK", or 3M".
4. All automatic Circuit Breakers, pull boxes shall be by "ALLIED", "CONTROLS", "EVER",
"CHAMPION", "SUPER", "TIMCO", or "NEMA". Circuit breakers shall be plug-in type, G.E.,
WESTINGHOUSE, KLOCKNER MUELLER, HITACHI or its approved equivalent
5. Receptacles shall be 50mm (2") diameter porcelain or ceramic type by "EAGLE", "KOPEZ", or
"VETO".
6. All switches and outlets shall be "VETO QUIETMATIC",
7. Wires running underneath masonry or concrete structures shall be encased in PVC conduits
by "NELTEX"
8. All works shall conform with the Philippine Electrical Code. Refer to drawings for other
specifications.
9. Electrical Service Entrance shall be 3/4 dia. rigid metal conduit.
