SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, ANGEL O. PAREJA, of legal age, married, Filipino citizen and with residence and postal
address at Brgy. Lambingan, Tanza, Cavite, by these presents, do hereby name, constitute and appoint,
JOHN AUSTRIA, of legal age, married, Filipino citizen, and with residence and postal address at Block
12 Lot 12 ACM Sanja Mayor, Tanza, Cavite, to be my true and lawful ATTORNEY-IN-FACT for me
and my name, place and stead, and for my own use and benefit, to do and perform the following acts, to
wit;

1. To facilitate the transfer of a parcel of land situated at Brgy. Lambingan, Municipality

of Tanza, Province of Cavite, Island of Luzon, covered by EP-1135-A;

2. To pay for expenses/process/follow-up with any and all government agencies such as
Bureau of Internal Revenues (BIR), Register of Deeds (RD), Provincial and Municipal
Assessors Office, DAR, DENR, LMB, LRA, Landbank and/or any authorized bank etc., of
documents including Addendum related and payments for able to materialize the
authority given to him;

3. To make/execute/sign/deliver/process and receive any and all necessary documents

related to the aforementioned authority;

4. To do such other acts related thereof;

5. That I am giving full authority unto my said atty-in-fact;

HEREBY GIVING AND GRANTING unto my Attorney-in-fact full power and authority
whatsoever requisite or necessary or proper to be done in and or about the premises, as fully to all intents
and purposes as I might could lawfully do if personally presents with proper of substitution and hereby
ratifying and confirming all that my Attorney-in-fact shall do or cause to be done under and by virtue of
these presents.
